Booked this hotel as had stayed over there previously (ten years ago). Had a good time during the stay except for a few things. The rooms and service was a bit on the shoody side (specially the paint in the rooms, the air-conditioners, etc). some of the programmes promised did not take place as well - goan dance show.

The food is good. It is quite expensive considering that for a bit more money you get 3-4 star hotels. also to warn elderly persons with physical problems - there is no lift available in the hotel and so please if you are booking make them aware of any difficulties prior to going there.

Staff were helpful and tried their best.

All in all - allright if you are not going to spend a significant amount of time in the hotel.

We along with friends had gone for three days to goa trip. And we finalised this hotel on recommendation of some of my friends and I must say we were satisfied with our decision after the short trip. Staff ( be it Administrative or House-Keeping) is extremly co-operative and courteous. Food quality was excellent. I bet they serve the best "cream of veg soup". It's worth the bucks you spend on your stay there. Though room quality can be improved, since the smell of mothballs is overpowering sometimes. But overall a good deal.

me and my friends stayed for 3 nights,nice and comfortable stay.Front office staff was attentive and helpfull.Service was guite good.But less choice of breakfast(every day same).Nice location of hotel.We all enjoyed our stay.

We were a group of 4 adults and 2 infants who stayed at this hotel in Nov 2010. We considered this hotel based on some previous reviews and I must say we were very satisfied with our choice. The reception staff was very good and very accommodating. They gave us good advice on the property location etc. We had taken a 2 bedroom apartment and the room was very very clean and well maintained however some maintainance is required in the bathrooms. The living room is huge with a good sofa and a diwan with a TV. The rooms have a good AC and LCD. The swimming pool was one of the best i have had. The food (Dinner) was fantastic with 2 non veg, 2 veg and good variety of Salad. However reach early to get the table in the main restaurant itself. The barbeque is not included in your package and have to pay separately for the same.
Breakfast is very good as well. However they do not have a counter for made to order eggs. You get only omletts daily.

The only thing we were not satisfied with the hotel was the tours they had included in the package. They tours are nothing great and the coach used are not great as well. The window glasses in the coach do not have a sunfilm and hence its unbearable during hot and sunny days, The guide is useless - Mr Fernandes just giving some info on the sights minutes before you are reaching the sight and then sleeping while the bus is in motion. You expect a guide to give some interesting info on Goa and its culture but here he spend time in sleeping. The boat cruise given in the package is a waste of time as its the cheapest available and almost fully sold out making it very cramped. Better to book a good quality boat ride on your own.

However don't let this put down the hotel as its wonderful in terms of locations and other facilities. I would recommend you taking the hotel package minus the tours. There is a Bike rental just opposite the hotel reception renting out Activa at INR 200 per day and INR 1000 per car for a day.

Enjoy packaged water sports at Calungute - inr 550 for single ride on Parasailing, Bump Ride, Jet boat ride, Speed boat ride and Banana boat ride. A word of caution - do not book your water sports with CHEERS BEACH SHACK. The water sports manager there is very rude and unprofessional. He will speak to you like he has done a favour on you by giving you the water sports package and once you have paid for your package he doesnt care about you and speak to you very rudely. I have tried to click a picture of his and i have attached it herewith.

For your lunches we can recommend you eating at Punjabi classic which is enroute between Kamat's and Calungute.

Also try out the Jacuzzi at Kamat's its great and its cheap for around 30 Minutes.

Calungute beach is around 5 - 7 Minutes bike ride from the hotel, Baga is 15 Minutes away. Panji is around 30 - 40 Minutes away.

This was my second stay in the same hotel in Goa. Though we have always stayed in luxury budget hotels, but each time i stayed in this hotel due to group booking dynamics and the stay was truly enjoyable. Must say, the hotel has a truly good swimming pool, unlike majority of hotels who claim small water bodies as pool. The max depth of the pool is little above 6.5 ft, and it includes a kiddies pool too. The gym is okay, isn't maintained very well, but health freaks can nevertheless work out in the basic minimum equipments. To top it, the hotel has a good badminton court. The double room has a drawing room with sofa and a dewaan set (don't need to ask for additional bed for a child) and has a small balcony. The bedroom is A/C with another balcony. 2 bathrooms and 1 kitchen, which has a tea-coffee maker and a fridge. 2 T/V's - thats the best part - one inthe drawing room and the other in bedroom. Surprisingly, food is very good (try rice and prawn curry). Breakfast buffet has decent choices of south indian and north indian aprt from regular bread-butter and cornflakes. Lot of space for parking too. Overall - good place to stay in decent budget.

The place is decent and below are the USPs

1. Location cannot get better. Little away from the hustle of Baga but very much amidst the action
2. The apartment size rooms are pretty spacious with 2 bedrooms and 1 living room
3. Hygiene standards are ok
4. Rates are competitive
