My family and I stayed for a week on vacation in the beach house, "Decked Out." This is the 2nd time we have stayed at Kiva Dunes and the first in a house. The first time we stayed in a condo and loved that and now we even loved a house just as much! The house was beautiful and right across the street from 1 of the 3 pools and within a short walking distance to the beach! The house was very clean and had everything that we needed or didn't bring! Met many other families that also make this there vacation every year! Look forward to staying in Kiva Dunes again!

It's clearly a golf resort but close enough to the beaches. You can walk to the public beach or take the shuttle to the private beach. Both are nice, clean, white sand beaches but the private beach was quiet and very relaxing.
Unit 401 was comfortable, clean and true to the virtual tour. Lots of attention to detail and well stocked.
It's not a hotel so we only saw met one employee when we arrived and saw the same person when we left.
The people we met in the area were incredibly hospitable and warm. Didn't know what to expect but we would definitely go back.

Room Tip: There is a virtual tour for each unit on the website.

Our family is from the Dallas area. We have been traveling to the Emerald Coast for the past 4 years. We first went to Destin, FL, which was nice, but discovered Kiva Dunes the following year and are on our third trip coming back. Our first year we had some issues with the cleanliness of our condo. This however, didn't detract from us returning, and management was receptive to our concerns. The staff is awesome. The beach is great for families. Our three kids LOVE the beach and it is safe and private. TIP: Travel with your own libations and cigars from home. Plan on shopping from the store for your total destination when you arrive. This will cut down on cost and unnessecary time traveling into Gulf Shores. Tacky Jacks is amazing...a must do. King Neptune is a must visit for seafood and try The Gulf restaurant in Orange Beach. We arealways excited to make this trip. Last Tip: travel early in the morning, while kids are sleep and less traffic. From Texas, take route through Daulphin Island and take the ferry to Fort Morgan. Hope thisis helpful!

This is the second time we have stayed at this resort. We love it and will definitely return. We have been to several beaches throughout alabama, florida, south carolina and georgia for the past 20 years and this has definitely been my favorite. We always stay in village because I think it is the nicest facility, although we have never rented a house. We rented a 4 bedroom on this visit and it was the perfect accommodation for our family of 8. My only complaint is that there are no proper blinds on the windows so you are up when the sun is up. They have a complimentary golf cart shuttle that will transport you and your stuff to the beaches and the pool. The beaches are nice, white sand and uncrowded. I have never been to the pool when it was crowded and they leave kids toys at each pool. Restaurants and outlet malls are a 30 min. drive away. Overall, a great place to stay for a family vacation and we will definitely return.

Room Tip: I would choose the village, it seems to have nicer decor and layouts.

We had a wonderful time staying at "Decked Out" at Kiva Dunes. It's a three bedroom (bedrooms on 1st floor) right across from the pool and close to beach walkover. I prefer the houses to the condos because of the privacy it allows us. Kiva Dunes is a great golf course. There are two other golf courses nearby. We rented a cart for the week to get around the resort but it was not necessary...just fun to have. The property is beautiful and well maintained. The only drawback to Kiva Dunes is that it is a 20 minute drive to any grocery store and most restaurants. This did not bother for we actually enjoyed the quiet nature of the resort and beach. For those who want to be in the center of activitiy, this is not the place for you. We look forward to coming back and would highly recommend it to our friends.

We stayed in room 606 a two floor condo, with four bedrooms and 4 bathrooms, both upstairs bed rooms had a balcony as well as the upstairs bathrooms. The living room downstairs had a very big balcony with two tables and four chairs per table. From outside you could see the Gulf as well as Mobile Bay, and could observe the sunrise in the morning and the sunset at night.
The condo was furnished very well and the living room tv was huge. The Kitchen while small was well appointed. The condo was clean, the bed linens were fresh and clean. All in all nothing amiss was found.
The grounds were well kept as was the main floor. While we do not golf, the course received a lot of care from the grounds keepers and appeared to be in good shape. The 19thhole bar and grill has good food but as it was the off season closed at 5pm each day so our only meal there was breakfast which was very good.
All though the Condo is not cheap I fell it was worth the money for what you got.

Just played Kiva Dunes. Great layout, great fairways, but probably the worse greens I've played all year, and i play a lot. When i pay top dollar to play a course, I expect good greens. Kiva Dunes didn't have them.
