When we arrived the lady behind the desk took some time to acknowledge that we had a reservation through Agoda.com. We’d paid 1500 baht per night including breakfast.
The room itself is very nice. Big comfortable bed, a/c and a stylish bathroom. It does take at least 5 minutes for hot water to come out of the shower and it is lacking in power.
As a previous reviewer has mentioned the lighting isn’t the best. The lights on the ceiling take some time to brighten up and aren’t bright enough to read by. Bedside lights would be a great improvement.
The breakfast was simple and delicious.
Now the reason I have not given this review 5 stars is because of their chaotic admin. At breakfast we asked if we could extend our stay by 3 nights and we were told yes. They did ask for 1600 baht per night, which was 100 baht per night more than Agoda. This is crazy as Agoda charge hotels a commission, so they should at least match the price or even undercut it as it is cash in their pocket. The girl behind the desk said she would ask the boss when she came in later.
Anyway we went to the beach for the day and came back and checked about the price. This was irrelevant as we were told that we no longer had a room from tomorrow. I was shocked. 10.30am I was told I had a room for 3 nights, 5.30pm I no longer do. Why? Apparently they had taken a booking through Agoda at 3pm. Surely my booking at 10.30am should have taken priority. No. To make matters worse both the girl and the boss thought it was so funny and couldn’t stop giggling. Either the girl behind the desk didn’t log in to Agoda and take the room off sale or they decided they would prefer an Agoda booking minus commission rather than allow me to pay 1500 baht per night straight cash.
Either way it’s an appalling way to treat a customer.
As it happens they did us a favour. When we booked the room we had no idea that there was going to be beach party taking place 20 & 21 January. We slept great the first night, but our 2nd night was the first night of the party and despite being a 5 minute walk from the beach, the music was so loud it kept us awake until 5am. We moved Mae Haad for the next night.....and we could still hear the party in the distance.
If you don’t want to attend the party, then I would recommend you don’t stay anywhere on Sairee Beach.
I would recommend Samatha House, but if you wish to extend your stay, pay and obtain a receipt.

Room Tip: there are only 4 rooms and they are all the same

After few days in a guesthouse located in Mae Haad (the main pier in Koh Tao) we moved to other area (Sairee) in the island looking for a cozy and relaxing place close to the beach. We checked many bungalows, resorts and guesthouses not over 30€ and all of them had any kind of negative detail: humidity, location, price, insects, staff,... We were a little bit lost. But sometimes good luck knoks at the door: we don´t know exactly how but we found a notice about Samatha B&B. We asked if it was possible to check the room and we didn´t have any doubts. The whole place made us feel so good. Actuyally, we spent 10 days in there...

The room is quite big with AC, western bathroom, a little fridge and a king size bed. They clean the rooms avery day. Maybe the only negative thing in the rooms was that they were a little bit dark in the main floor (in the first floor there are big windows and the sun does his work properly).

About the service we would highlight that the young woman managing the place is hepful every moment. She is always smiling and taking care of the guests. She does her job perfectly. She made our stay easier and happier.

The breakfast is included and it is really excellent. Western style breakfast and it´s well done.

In general it is a wester tourist oriented place. Good music every time, cool furniture and modernist design and architecture of the building. No noise and far enough from the town (3 minutes walking).

If they are able to fix their router and the Internet service would be working 24 hours, we think it would be one of the best place in Koh Tao if you are lookinf for relax, cozy place and style for 40€.

It was a big pleasure to enjoy this little hidden treasure. We hope coming back soon.

Loved it! Really great atmosphere, very chilled out indeed. Its right in Saree beach but away from the craziness and its quiet. The rooms are very simple, very clean and comfortable AND cleaned daily! Breakfast downstairs is simple but filling and tasty. There are only four rooms in the whole place which i like. Staff are really friendly. No complaints about this place. Definately one of the best places we have stayed at while travelling south east asia. If i had to be fussy i would mention there wasnt much hot water, luke warm, but hey, thats no biggy.

We stayed here for 5 nights over Christmas, the rooms were brilliant, modern design which made you feel you were in a new York apartment with exposed brick and metal shutters, really nice! The bathroom was modern and the rooms were kept really clean. The family that run it are welcoming and helpful and offer a range of breakfast choices each morning! its in a great location and you have your own balcony too. the only down sides would have been no tv in the room which didn't bother us too much and the wifi didn't work pretty much the whole time we stayed there, which was a bit annoying as it was over xmas & we needed to Skype home etc and all the internet cafes in koh tao rip you off with the cost! Other than the wifi though our stay was great!

We so wanted to love this little place. Set a short walk back from the main Sairee beach on Koh Tao the place has just 4 rooms and a nice little cafe underneath.
Modern in design and nearly new, the rooms are all chic minimalism, polished concrete floors, high ceilings and naked brick walls, it's really very well designed, and feels like a modern city loft.
What makes it not so good could so easily be fixed it's frustrating to see.
We appreciate the design quality of the rooms and do get the urban minimalist look they're trying to achieve, but at the expense of comfort in a hotel is a fail in our minds, the rooms do not have a chair of any sort, so you have to sit on the bed, which is fine, except there's no side lamps next to the beds, so you have to leave the industrial lighting on at night if you want to read, it's really harsh and ugly, and you will want to sit and read because there's no TV, there's a TV cabinet, just busting to have a TV on it, but no TV.
You could of course take advantage of the wide and deep balcony to relax on, except there's only a couple of hard, straight backed dining chairs on the balcony, not really conducive to a relaxing time.
And the balconies, you'll want to get along with fellow guests, you'll be sitting right next to them on your balcony, the design allows for a couple of concrete poles to act as privacy buffers, but really, you're pretty much sitting on a communal balcony, heaven help you if you strike a smoker staying next door, it would be very unpleasant.
So all up, it's a pretty good choice on the island, close to the night-life and restaurants, it comes with a pretty standard breakfast, eggs, or muesli, fruit cordial and a coffee or tea, nothing wrong with it, but nothing great either.
And for the lack of just a few little items, a kettle, a couple of comfy lounge chairs on the balcony, a lamp beside the bed, it would be very good.
Ohh, and the internet doesn't work very often, and we only got hot water once.

Room Tip: They are all the same, but go for one on the end, at least that way you'll only have one side of...

The place is new and very clean. It has kind of an urban style feel due to the materials used for it. The rooms are grat the bar/restaurant is very cozy and relaxed. It was nice to sit here for breakfast enjoying the morning sun while old vinyl records was played in the background.
Not all the staff are very good at english but very nice and extremely helpful.
The location is in the very northern part of the main street. Very close to a lot of the bars and restaurants yet a little bit out of the way so not noisy at all. You have Sairee starting on one side of the hotel and hills with palmtress on the other side and just a minute or two from the beach.

We found Samatha Bed & Breakfast on Agoda and it was a great find! Friendly staff along with a friendly little dog called Jackie. Large, clean and modern room with a great balcony! Breakfast is included which is nice. Their dinner menu is good too... We sampled a range of their menu :)
Only a short walk to the beach (literally a couple of minutes). Also a quick stroll into the heart of Sairee but just far enough away to be away from the hustle and bustle.
We were originally booked in for four nights and extended our stay by another three! Would stay again!
