3 star average is for proximity to the metro and relative affordability

Otherwise I'd give it a 2, for the following:
- elevators exceptionally slow, making going back and forth to my 14th floor room or to the 17th floor restaurant a hassle
- breakfast offerings included scrambled eggs from a mix and a fruit selection consisting of cantaloupe. Pretty skimpy.
- really cramped bathroom in my room, and the entire place didn't feel exactly clean

On the positive side, it's probably one of the more affordable places that close to Georgetown (at least with the fed. govt rate that I was on) -- a pleasant walk across the Key Bridge and you're there.

I apologize that the elevator was slow and the breakfast selection did not live up to your expectations. We work diligently to ensure our facilities are well maintained and we try our hardest to provide not just good value, but comfortable, clean and friendly accommodations. We have an ongoing renovation of our common areas, meeting room space and exterior features starting July 1, 2012 to December 31, 2012 to enhance guests' comfort. We stayed for 5 Nights in June. Wonderful place staff were great close to bus station and great walking either to Arlington or over the bridge to Georgetown. Our room was lovely and clean fabulous views and everything we needed was at hand. Laundry available and at a great price,
The restaurant on the 17th floor brilliant views and great food wonderful menu plenty of variety.

Room Tip: We had a great view from the 7th Floor

Stayed there for 2 nights on my way to myrtle beach for my honeymoon and thought it was a great. Close to the metro. We arrived on the 4th of July and could watch the fireworks from our balcony which was great (a little blocked by the buildings but still not a bad view). Buffett breakfast upstairs was good. A fair bit of selection and tasted good. As far as the noise people are complaining about maybe they should have looked at the location of the hotel vs the airport and the construction noise wasn't to bad and our window faced the construction. I would defiantly stay there again if I went to Washington.

Room Tip: People need to remember they are booking the holiday inn not the ritz Carleton and not expect caviar...

I stayed at the Holiday Inn Rosslyn on my second visit to Washington DC. This is a very nice hotel located in a business area. There are limited options to eat, shop or have a couple of drinks within walking distance, but that's not the beauty of this hotel.

First of all, it is located within minutes (walking) from the Rosslyn Metro Station (Blue and Orange Lines) which cover most of the DC area. It is also minutes away from the bus stop for the DC Circulator (which costs only $1 and will take you places the Metro won't, like Georgetown).

If you do own a car, this is one of the few hotels that offers free parking (you save around $40 per night) so that's another plus.

Now to the hotel. The rooms were clean, the bathroom was big enough, it had a coffee maker, safe, blower and mini fridge. The only thing it lacks is a microwave oven. That would have been fantastic since ALL the rooms have very nice balconies where you can have a smoke, drink some wine and have some snacks.

The hotel also has a very nice restaurant on the 17th floor with great views (I went there on my first night since we were starvng and there was nothing nearby) and a snack place on the 1st floor (didn't go to that one)

The front desk was very young, but courteous, professional, attentive and upbeat, so no problems there.

On my next visit to DC this will probably be my first choice. Hope they have microwaves then (wink wink)

Saw some of the bad reviews before I booked this hotel but thought we would give it a try.Very glad we did as it suited us very well.chck in no waiting so no problem there.free parking a big bonus in washington.Dinner at night in the restaurant on the seventeenth floor was great overlooking the potomac river with sights over Georgetown and up to washington centre. the subway was only a five minute walk away and a walk across the bridge into georgetown a little more.With a free breakfast included and a very reasonable price for the stay I would like to know where in in washington you could get better value

Room Tip: If you can get one overlooking the river it would be great

My husband and I stayed a night at this hotel over Memorial Day weekend. We came into town specifically for a DC United soccer game. This hotel was right by the Orange and Blue Metro line which took us first to the Mall and then on to RFK Stadium. The rooms were clean and spacious. Offers free parking in a covered garage which is rare in the DC area. My husband and i were initially booked at the Holiday Inn Ballston but somehow the reservation got moved to this location and we are happy that it did becausse it took less points, was closer to where we wanted to go and we overall had a good experience. We are planning on booking here again when we go up to the next DC United game

This place pricewise definitely beats most around the area. That being said there are simple things that could've easily been done better. We found 2 bugs in the room...both flies and we were on the 8th Floor. Housekeeping apparently left the door partway open to the balcony. When making the beds, the cloth that drapes over the side of the bed to the floor was a good 3 inches lower than it should've been and was touching the floor. Unless you want things crawling up to your bed at night, this is definitely not something you want. And the 2nd night we were there, they didn't give us new cups in our bathroom. I called up the front desk 5 times in 1 hrs but there phone line was busy the whole time. I would've rated this place a 4 if all that was squared away properly. Checkin took a while as well for Priority Club member...we were there 30 min after check-in time and waited maybe 15-20 min before we got our room.

As a priority club member which is free, you're entitled to free breakfast. The breakfast is great and not a continental breakfast but a good assortment of food in sternal racks.

Regardless beds were comfortable, shower was fairly clean, and room was dusted. A good place to stay cheap and especially if you won't be there much.
