The Carriage House Inn is the best place for business travelers (or any other traveler) to stay in Austin! In response to the traveler who wrote the review about bedbugs, I can tell you with 100% certainty that they are being dishonest. I stayed in the exact same room as that person, the day after they were there, and did not experience any problems. I've stayed at the Carriage House Inn multiple times, in that same room, and it is spotless every time. The inn is cared for meticulously and it is cleaner than any large chain hotel I've ever stayed at. Please don't let the bedbug report sway you from staying at this charming bed and breakfast! It's my home away from home on business, and I will continue staying here in the years to come.

“A Heck of a Mecca”

1110 Carriage House Inn

I stayed at the Carriage House Inn recently while visiting my daughter to help paint her house. This B & B is just lovely, the grounds are beautiful and my God, the breakfasts are divine. An absolutely fabulous place to unwind and regroup. Will recommend to all my friends.

“The Best Little Bed & Breakfast in Texas”

On a very rare occasion in life you travel to an unknown place and find yourself right at home. The Carriage House Inn is a retreat in the middle of a busy city. The inn keeper, Tressie, is a combination of cook, server, travel guide, historian, and an understanding ear topped off with southern hospitality.

My husband and I have been fortunate enough to stay at the inn on two occasions. Our first stay was for a week during May of 2007. Our second stay was for a week during December of 2007. Our second trip was every bit as wonderful as our first. We quickly felt as if we had never left.

We have stayed in both the Cottage Suites. They are great for a long stay. In addition to the wonderful truffles to greet guests, the suites offer space to make yourself at home. The kitchen areas provide an opportunity to eat in if you are not up to adventuring out to all of the fabulous restuarants Tressie recommends. The regular sized fridges offer plenty of space for leftovers too.

The koi pond, gazebo, flower beds, and lawns provide a nice place to relax with a book or talk with a friend. The only bugs I found were butterflies and dragonflies.

The Carriage House was only our second time to stay at a bed and breakfast. On our first night, we quickly understood the advantages and benefits of a b&b. I frequently travel for work and have stayed at upscale hotels including the Hyatt on Town Lake in Austin. The free parking and wireless internet with a great signal even outside the rooms can save a traveler $30 to $50 dollars per night. I can't even put a price on the savings of the provided breakfast cooked with love and care. My husband is lactose intolerant, and Tressie happily made adjustments to his breakfast for him.

As an educator, I have found that orchards are filled with many varieties of apples. All apples serve a purpose and add to the variety of life. However, as hard as one tries to find the good in all apples, inevitably a rotten apple will make its way into the bushel basket. While this apple should be removed from the basket to keep from spoiling the other apples, it still makes wonderful compost. The Carriage House Inn and Tressie are both definately keepers.

The only thing sweeter than finding a spectacular bed and breakfast with fabulous food, very personalized service, and charming spic 'n span accomodations, is to have a return stay at the same wonderful place.

We just completed our second stay of 5 days, and are so impressed (again) that we have planned a family reunion in Austin, with all our loved ones housed at 1110 Carriage House Inn.

So many things to recommend this B + B--there are the comfortable, well-stocked suites, many with private entrances. We enjoyed the beautiful grounds, including a sunny deck, shaded porch, and twinkle light-festooned gazebo. Gotta mention the waterfall and koi pond, and the soft chorus of crickets and frogs at twilight . AND THE FOOD--gourmet breakfasts, freshly prepared each day from scratch, using the highest quality ingredients. Tressie, the innkeeper, aims to please, and it shows--the menu often reflects the special requests of guests. We enjoyed homemade turkey sausage, warm cinnamon biscuits, hand-made tortillas with fresh house salsa, and blue corn waffles with fresh strawberries and cream, but you will still be surprised, because the menu is different every day, for weeks on end. We were greeted with homemade truffles on our arrival, enjoyed fresh peach tea during our stay, and Tressie welcomed our daughter, who lives in Austin, to join us for breakfast at the inn.

Very convenient, too, for folks with business at UT or state government. The inn is in the heart of Austin, on a shady, residential street.

Bravo, Tressie and your staff! We'll be back soon.

First, I need to inform you that I most certainly got bed bugs from staying here. As soon as I arrived back home, i opened up my luggage and there were skins and dead bugs inside -- in clothes that i had not touched during my visit there. I was nervous, but I didnt know what to think.

Three weeks later, I am still covered in horrendous bites all over my body. My dermatologist just told me that they are in fact bed bugs and they started the last day of my secondto last day of my three-day stay at the inn. I assumed at the time they were mosquito bites, since they look the same.

Now I will have to spend an exorbidant amount of money to fumagate my apartment and buy a new mattress. Besides that, a little bit about my stay: the place is truly lovely. But you must be willing to talk to the innkeeper as much as she wishes. She will not allow you private time to yourself or your vacation--mate. I found when we tried to give her the impression we'd like some privacy, that she got insulted and upset.

The last day, she barely wanted to make us breakfast. As we sat eating on the front porch in front of the breakfast room, she threw down the blinds in the most rude manner. We were very disappointed.

And now with the bed bugs, I have to caution anyone looking to stay here. Sorry. I know all the other reviews are so different.

The previous review has prompted us to respond to protect our Inn's reputation. We apologize for having to disclose information regarding a guest's stay; however, we cannot allow false allegations to be made without responding. Though we seriously doubted the woman's one-line email to us saying she got bed bugs at our Inn, we did everything possible to determine whether there might be any truth to her allegation. We can assure you there is not. We do not have bed bugs, and we have never had bed bugs.

We believe this review to be a retaliation by the guests for not allowing them to smoke in their rooms or let them stay beyond their check-out time. You might want to know the following:

1. Upon receiving the woman's email that she got bed bugs from our establishment, we immediately had a pest service check the rooms, beds, bathrooms, dining room, dressers, cracks, behind pictures, etc. It was a very extensive search. There were no bugs found, and no indication that bugs had ever been there.
2. No other guests have ever told us that they have experienced any bites or seen any biting bugs in their rooms.
3. We also called our local health department, and they informed us that if there were bed bugs, we would know it. However, my husband and I routinely sleep in our guest rooms to determine ways of making them better, and we have never experienced any bites. We had even slept in their rooms shortly after their departure, and we slept peacefully with no bites.
4. We carefully wash our own linens and mop our hardwood and tile floors.
5. On the final day of the guests' departure, neither of the guests said anything about bites, and the woman did not have any noticeable bites when she checked out.

You should also know the following regarding this guests' stay:

Each of these guests were asked on separate occasions to honor our nonsmoking policy when they smoked in their guest rooms. They smoked again after that, and I had to let them know that they would have to leave if they continued to smoke.

Just before check-out, the male guest requested that they be allowed to stay in their rooms three hours beyond the Inn's stated check-out time, which would have left no time to clean and prepare the rooms before the next guests' arrival. When I explained that the next guests should be allowed in their rooms by their scheduled check-in time, he asked why the other guests couldn't just stay where they were. I explained that I thought the next guests needed to be in their rooms to change clothes for a wedding. He wanted to know why they couldn't just change somewhere else. The guest argued that the incoming guests should be able to make allowances for his late departure. The guest was angry at our inability to allow for his requested late departure.

As for breakfast, on the first day only one guest came to breakfast (after our scheduled breakfast hours). We served her breakfast anyway. The other guest rushed in later, took a bite off her breakfast plate and departed. He declined breakfast, he did not sit down, nor did he stay. We did not speak to him except to ask if he would like breakfast. On the second day of their stay, no one came to breakfast. On the final day of their stay, the guests came to breakfast in their robes just as breakfast was over and they asked to have breakfast served to them outside on the porch. We served their breakfast on the porch, and we only spoke with them to ask if they needed extra coffee, and to remove their dishes. We seldom spoke to them at breakfast or otherwise, because they were just not there.

Finally, you should also know that when at the last minute this guest's friends decided not to join her for the music festival, we spent hours trying to rebook reserved rooms even though she was responsible for the entire amount due. We saved her over $1,200 in room charges.

Again, forgive me for having to share personal information regarding our guests; however, we take the business of innkeeping very seriously. We give our heart and soul to our guests, and we do not want to have our business ruined by someone who wanted to take advantage of us and our other guests. We hope you will join us at our Inn. I think you'll find the only thing you take home is a happy memory.
