hotel doesnt take good care of long term or regular customers. the rooms are old n not refurnish and smell. the only reason i stay is the location but now many new hotels are mushrooming there. the sea view at lower floors will soon be blocked by new shops n hotel in front.

The room has some aging smell from the carpet and shower screen. Breakfast food selection is pretty poor. Fried eggs supposed to be hot. Coffee served is of pretty low quality.

Credit due to be given too. Reception staff are pretty efficient in handling check in and checkout. Bell boy is pretty helpful.

Location is pretty good.

Stayed here couple of times for business. Albeit the wide array of food for breakfast, rooms were poorly maintained and somewhat dingy. Some part of the hotel is currently under renovation. Location wise is good as it's along the waterfront area. Other than that, there's nothing to much to shout about.

The first time I stayed here was when it was just completed many years ago when there were much fewer hotels in the city. It had been my first choice after that and my last stay was five days long at special rate. The location is good although there are others in better location now. The rooms are okay but need repairs due to wear and tear. The on- going renovation works show the management strives to maintain the facilities in good shape for guests' comfort. Services are generally okay although some staffs may have overlooked the need for prompt and timely service. Access to food outlets and restaurants is easy as it is several minutes' walk away.

The hotel did some renovation works last year as it can be seen from the outside. However the works may be covered for exterior looks only as the rooms still feel the same from the last time I was there in 2009! The surrounding places are quite good as shopping malls, handicraft market and places to eat is very nearby. Currently it may be the most affordable hotel facing with the seaview in Kota Kinabalu.

The room was ok for everything. Quiet, quite large room, nice seaview, cleanliness is ok but the pillows was not firm enough for my liking. Furniture looks quite dated even the ones at the lobby looks dated. The staffs at the front desk were friendly and helpful though. The bathroom was where I dislike the most. It looks dated, old but quite big, clean toilet. If you like to clean your bottom with water after you done your business, please take note that there is no water hose there unlike most toilet in Malaysia.

The breakfast buffet is not so great as most tables are full & the ones that were emptied were hardly been cleaned. The table that I seat was near to the staff station but the staffs were too busy talking to themselves than cleaning the tables. Food choices were limited even though its was only 8 am. The space at the main buffet table is a bit cramped & may not be suitable as that area is where most people will be heading. There is only a fruit juices station as plain water & hot drink station is nowhere to be found and you are lucky enough if you can get the staff to serve you hot drink as they seem busy talking to each other. I choose to skip breakfast the next day as it does not seem to be any different than the first day I was there.

Promenade is one of the oldest hotels in KK but its maintained very well, thee rooms are clean and spacious, and it's good a 5-star buffet spread at 3-star prices for rooms. If nothing else, come here for a buffet lunch. Excellent diversity. The mains are wonderful though the desserts are so so only.

been stayed at this hotels with Queens Park Rangers Football team, the service was excellent, we picked up at the airport by the hotel car and their still awaited us although we're an hour late because immigration is a very full at time. the view from the room was satisfactory but this hotel lobby is narrow and have low ceiling. the accessibility of the hotel is good enough so, you'll easily find a restaurant and a supermarket nearby.
