Friendly staff and located near/at night bazaar.
10 mins walk to famous Gaya street.
10 mins walk to shopping mall around KK.
10 mins walk to seafood restaurant.
10 mins walk to waterfront.
Hotel looks new and clean!
Taxi stand is near to the hotel as well.

I stayed here for 2 nights for my first trip to Kota Kinabalu. The hotel is central with a night market right in front of the hotel and most parts of the city are within 5-15 minutes walk. There are lots of local restaurants very close by. I had the Queen Deluxe Room, these rooms face out over the square and are worth the few extra dollars you pay. Aircon and WiFi seemed to work well although the hot water was a bit hit and miss! There is a small TV with only 8 channels (1 English Language), coffee and tea making facilities and a safe in the room. Generally everything is clean and seems to work. No breakfast is included but you can get a simple breakfast served for a small charge in the lobby area till 10am. Staff are friendly enough and speak good English. They do lock the door at 11pm for security reasons but there is a bell for the night staff to let you in. For approximately USD.35 it is reasonable value for money for a city centre hotel.

Room Tip: Choose a Queen Deluxe at the front of the hotel looking on the square.

I like the hotel location, you can almost walk to the food spot within 5-10 mins. Very handy location because there is a local market just in front of this hotel, even to "gaya" market is about 5-7 mins walk. I agree with other comments mentioned, which is wifi problem, not working all the time. we booked two superior Twin room, the room was ok, only one thing I am not happy about, which is the glass of the bathroom, it is "transparent" OMG, ~~~~ I have one suggestion here, room space can be bigger, not the bathroom, which space do you think you stay longer??~~~

Room Tip: Higher floors are always better~~

We stayed here in two superior rooms for 2 nights.

Service: Hotel personnel are readily available to answer and address all your concerns but lack warmth and hospitality. It is difficult to get a smile from them. Lobby is modernly styled, provides comfortable chairs and is air conditioned. Wi-fi is available on all floors but is inconsistent in connectivity.

Cleanliness: They clean the rooms on a daily basis. No cobwebs on the ceiling. Trashbins are regularly collected and changed.

Location: The hotel is in the heart of the city. The Atkinson clock tower, waterfront, Jesselton point are just minutes away on foot. It is located just meters away from the taxi bay. Convenience stores are few blocks away. Night market is just a step outside the hotel.

Rooms: We stayed on a superior twin room. I can't open the cabinet because it was blocked by the bed. (see the pic below). Nevertheless It was a pleasant room where you can rest well. Airconditioners are working perfectly.

Bathrooms: Always clean. They provide new towels daily. The bathroom is small and I would not recommended them to large-framed guests. Wall is too close to toilet bowl. The bathroom door is a frosted door, you could turn off the lights inside if you want more privacy.

Freebies: Bottled waters (2 500ml bottles daily), tooth brush and paste (the paste is good for single use), coffee and tea for two, slippers.

Room Tip: Choose rooms with windows for those with claustrophobia.

Staying here before flying back home is perfect choice. Attraction places is just walking distance from here. Room quite small but is okay for 2 pax. I like the location. The nite market is just outside the hotel. There are 2 roti canai restaurant next to the hotel.

Room Tip: Getting a room without the window is no problem.

Great budget hotel, rooms are clean, comfy bed and really comfy pillows, good air-con, lovely hot shower, flat-screen tv and free bottles of water provided. Rooms are quite small, it was a bit of a squeeze with our luggage, but not a big issue if you are only here for a few nights. Really good location, ten minutes walk to Jesselton Point pier where you get the speedboats to the islands. Around 5 minutes walk to the food/fish markets on the waterfront for your evening meal. Surrounded by 24 hour convenience stores, and night-market right on your doorstep, although it's not a great one. My only issue was that the hotel advertised free wifi in all rooms, but it was non-existent. We stayed here for five nights and only managed to log on once for around an hour in the whole time, despite numerous attempts. The Wifi router box was right outside our hotel room, but still there was no signal. (There is good cheap Wifi in the Starbucks in the Sabah Merdeka mall)

I stayed 2 nights at this hotel. My first impression was disappointed to see the location of the hotel. but when I checked in and went into the room, I found this hotel is quite good, clean and the service is very satisfying. in the evening right in front of the hotel people's market will be open until midnight. whatever we need as a grocery or souvenirs can be purchased here.
200m from the hotel are plenty of taxis waiting for passengers, which should be noted is that they rarely use the meter, we must be good at bargaining.
the location of the hotel is not far from the shopping center or the edge of the beach, only about 15 minutes from the airport.
yummiest food found right next to the hotel, laila restaurant. I miss the place and the employees were very friendly and always greeted us by our name
