We have no problem getting to the Pension from JR Station. It is just a 10 minute walk. The sign is prominent and the place easy to look out for.
The front desk does not speak very good English but he was very helpful if you have any problem. We find it odd but it is the rule to leave your key with him if you are going out. We paid Y4000 per person per night for 3 persons.
We were greeted with nice roses, some flowers and plants of all sorts outside of the building. Nice touch as in a garden of some sort. We checked in without any fuss. Room is just enough for 3 futons when laid out. So we had been warned that we need to place our backpacks on the level where our slippers were going to be. So it is a little uncomfortable as we had to properly positioned the coffee table and our backpacks in the same tiny spot so we had room to sleep. A little logistic planning because we all had to get our stuff out of backpacks from time to time. It also means no getting out of our room once our backpacks were stacked up against the door. Can't helped thinking what would happen if there was an emergency!
This pension does not serve breakfast but we are alright with getting to Hakodate morning market to try out the seafood breakfast. It might be the March 11 earthquake, because the morning market looks deserted when we were there at 6am. We had some mediocre breakfast set as most places were closed but we can't wait as we had to catch the 7am train to Lake Toya.
Not too bad a place to stay except for the cramped space.
