For the price this hotel has to be considered. Combined with a more than adequate breakfast and a free bicycle, it is a great place. A bit outside the hectic old town, but on the road to the beach, it is a wonderful location, from my perspective. The staff were helpful and cheery. It has an elevator, which is a plus. Without hesitation I recommend it for a week or more!
Finally, I asked the staff to check airfares for me for the next part of my trip and they found a fare lower than what I had found on-line. Suggests to me they are honest and not padding the price with their own commission.

Room Tip: Best to ask for room overlooking the pool, but the street side is good as well, which is where I was...

During our stay we were blessed with good weather so we made use of the outside pool alot.
Food at the hotel is not quite at restaurant level so you might want to eat out, otherwise I have no complaints about the rooms or other areas at all.

The hotel provides a free shuttle bus to their tailor shop, which is in the old town of Hoi An. My friends had a few shirts made for them at a decent price while I enjoyed small talk with the saleswomen who were readying for the new years party by making some lanterns.

Nothing to complain about our stay. Would stay again.

We spent 4 nights in this wonderful hotel for only 11$/night - a really good price as they have a swimming pool, free bicycles, wifi, laundry etc.

The staff is super sweet, they speak very good Englisch and they organised everything we needed (bus etc) for us.

The rooms are clean, spacious and have a nice balcony, the mattresses are a bit hard but that's rather a Vietnamese speciality than one of the hotel.

We were dropped off at the bus station in Hoi An at noon and were approached by the staff at Grasslands Hotel. At first we were very skeptical of their offer, 12 dollars a night, free taxi to the hotel and free bicycle hire whilst we were staying there. This seemed too good to be true. After exchanging quick worried glances, we jumped into the taxi and double-checked it was a free drive to the hotel.

We were greeted by the lovely reception staff and were shown a room. Unfortunately for them (but fortunately for us), there was only the "Deluxe room" left, instead of the "standard room" we were initially told about. We were pleasantly surprised. A lovely balcony, a clean King sized bed, hot water and functioning mini-bar fridge, fan, air-conditioner, flat screen TV and air-conditioning. This was all the features inside the room. The receptionist told us we would still pay the quoted 12 dollars, despite being upgraded to a larger room. They honoured their promise which was a very lovely thing to do.

After settling in, we quickly took full advantage of the free bicycle hire. Bicycles were great for cycling into town. Personally, I enjoyed the extra 5-10 minutes it took to get into town. By the end of the trip we felt like locals, zooming around the back streets and taking short-cuts. For those not so keen to cycle, perhaps take advantage of the free bus shuttle which departs every two hours or take a simple 40 dong cab ride (maximum!) into the old town!

The pool and outside areas are beautiful. The pool is clean and the chairs are well-kept. The buffet breakfast on offer is average. I would suggest a venture to Cargo Club (89 D for a huge breakfast) or a nice ride down to Le Loi's Cocobox for their granola with fruit and greek yoghurt (75 D) and their smoothies (70-85 D). Coming from Melbourne, Australia, I am quite a snob when it comes to good breakfasts and coffee, and I can tell you these two places are great! Especially Cocobox! (I told the owner it could easily fit into Melbourne).

The only downsides:
- pillows and the bed were a little firm.
- they close reception early, so we found ourselves knocking on the door and waking the man sleeping at 11 -11.30pm to get our room key. But to be honest, it is his job and he is not a grumpy person when woken.
- Karaoke next door: not a huge problem for myself, but for those who don't like a little bit of street noise, ask for a room at the back.

Positives:
- we were pleasantly surprised at the replacement of towels, changing the bin and fixing out beds every day.
- On Valentine's day a circle of rose petals with "Happy Valentine's Day" printed out was put on our bed including a bottle of Dalat Red and a small cake.
- close ride to Am Bang beach!
- Close to Baby Mustard (get the fish in banana leaf with lemongrass and herbs!)

This hotel was fantastic. We are very appreciative of the lovely reception staff who knew exactly what i wanted everytime I went down the stairs. Thanks for having us for 8 nights and really letting us immerse ourselves in Hoi An.

We will be telling all our friends! Best of luck for the future!

We were approached by a representative from the hotel when we got off the bus, and even though we were sceptical of the pictures they were showing us, decided to jump in their shuttle and check the room out. The shuttle was free after all!

We were super impressed when we arrived. The room was really nice and clean. We were travelling with friends and stayed in two separate rooms.

There was a really nice outdoor space, with an amazing pool (although it was too cold for us to use it). The rate also included the use of their pedal bikes, which was a huge bonus since the hotel is a little bit outside of the city centre - but by bike, it took about 5 minutes to get in to town. It's about a 15 minute bike ride to the beach though, which would be a bonus during the nicer months!

All in all, we were impressed with this hotel, and would definitely stay again!

I have mixed feelings about this hotel. We found the hotel by riding around looking for a reasonable place. They quoted an ok price (18$ with breakfast) for a double room so we stayed. The room was nice, the mattress was firm but ok, there was a little balcony. The showerhead was annoyingly low around chest high. Seemed bearable tho until the Karaoke next door started and hell broke loose... You can hear EVERYTHING since there is no proper balcony door: not only the terrible noises from the "show" but the afterplay from the drunk crowds on the streets which hardly dies out before 1-2 am... We moved to one of the rooms on the back which was more expensive (20$) but bigger and super quiet with proper doors and somewhat comfier beds. The only noise came from banging doors and drunk neighbours from next door. (same showerhead tho). The girls at the front desk were very friendly and helpful, especially Giao. They made our stay. The breakfast was reasonable and they kept refilling until everyone finished. The pool was very nice and we enjoyed riding out on the free bikes every day to town. I didnt like tho that when we moved rooms (twice) the cleaning ladies bursted in the room and took over when I just slightly opened the door to start dragging the bags over... we havent even left the room they crowed the room giving no privacy to finish up packing. Also we found it out from other guests that the hotel charges different prices... some people payed 12$ without and 16$ with breakfast for the same standard double room we stayed in first because they got hunted down at the bus station. Also the 4% extra charge for the card payment was a bit excessive and their exchange rate was the worst in Vietnam (even the airport ripoff money exchange was more reasonable) so when we checked out we had a lot of surprise extra charge after two weeks stay.

Room Tip: If you can afford one of the bigger rooms in the back with proper windows go for it. Such a differen...

I stayed at Grassland Hotel with a school group from Australia. I was so pleased with their service I stayed at Grassland buy myself after the group had left. they have everything anyone could want from a trip to Hoi An as well as giving you space from the busy centre.

Room Tip: All rooms are good rooms - they have lift access to all floors.
