“Good reasonably priced accommodation”

Accommodation in Hoi An is generally pricey. Happy to find this place which had good clean rooms with a balcony. After slumming it for the past week it was nice to have a mini bar and a view. The staff were friendly and the room spotless. It rained for 2 days and I dont think i left the room. It is a bit of a walk to town but they have a regular shuttle bus service which is good.

“Nice cheap hotel nice staff but far away from city centre”

I enjoyed staying here, rooms were nice considering how cheap it is. Staff were very helpful. The only downside is it's a good 10-15min walk into town, but they often have shuttle busses in. Otherwise if you're happy to ride scooters it's not too far on a bike!
I'd stay here again.

“Reasonable value for the money but trouble with staff and rip-off by the exchange rate by paying with VND”

I stayed in the Grass land for three nights during my trip to Hoi An. There were minor problems with the wifi connection. I would recommend against booking additional tours or flights from this hotel. Make sure that you bring enough USD as the exchange rate they suggest if you choose to pay in VND varies from the rate offered by any bank. This may be small if you just pay for your rent but I would avoid any additional expense. As you can't change VND into USD in town you have hardly any choice then accepting their scam and staff can become fairly rude when you complain. Apart from this trouble I enjoyed the generous breakfast and the nice indoor pool.

“Absolutely fine!”

It's difficult, having stayed here three nights, to understand the sheer quantity of terrible reviews of this place.

First of all, the word 'scam' seems to be thrown about a lot, seemingly on the basis that the bus drops you here and therefore there must be some shadey conspiracy going on. I'm not naive; obviously they have a deal with the bus company, but it would only bother me if the place was a rip off.

And that, to me, isn't the case. 12$ for a twin room (above average standard for the price in Vietnam) when most places in town (which isn't miles away as some reviews make out- 15 minutes max) start at 15$ represents good value, especially with the free shuttle bus and bikes thrown in. There's even a pool, though I didn't use it.

The staff, another major criticism on here, were very pleasant to us- maybe we caught them on a good day(s). We didnt find them to be especially pushy either- We inquired about a bus, then chose to go with another company- there was no fuss.

Admittedly, you're not right in town, and walking isn't for everyone. The one problem we had was the shuttle bus not running all day- but a taxi into town is only 25-30000 dong. Or use a free bike.

To sum up, it's not spectacular but its fine, especially if your just off the bus with nowhere booked in town. Opportunistic they may be, but its not a scam.

“Can do much better with good staffs”

For the price you pay, it's ok and they also provide free bicycle, as it is a little away from the main centre which was not a big problem but the staffs there are horrendous!!! The only reason i walked into this hotel was because our bus stopped right inside their hotel gate, which apparently happened to be the last stop!! Yes, inside their hotel gate. So, for passengers/tourist it is mandatory to walk through their corridor to the other side of the road to get tuk tuks to get you to downtown. So, before you can walk out or before the tuk tuks tell you of better hotels, they will tey and sell the rooms to you. And that is the only time the staffs are very good to you. Once, you've taken the room and they take your passport, they become awful. Not helpful at all! As i said, the rooms are not expensive at all considering the big room comes with ac, hot shower, toiletries, free bikes, ( mine also came with a huuuge roach flying all over the whole night) it's just the staffs there are very rude. And i won't buy anything like, it's their tone or language, as i met lots of good people who speak very very politely all over hoi an. If you ignore the staffs attitude and like taking the bike and exploring around, the place is good. I didn't use their pool, but they've got an indoor pool as well and free wi-fi.
