This little beauty is tucked away on a quiet street, distant from the other lines of popular hotels. The rooms are cozy with nice balconies, showers work well and the windows bring in pleasant outdoor scenes. The staff is helpful, fluent in English, and NOT pushy about buying tours. The restaurant is pleasant with large open windows, nice tables, and the food is prepared well. Bicycles free of charge, or easy motorbike rentals from a friendly woman directly across the narrow street from the main entrance to the hotel. Old Town is easily accessible on foot or bike. Keep this one in mind as you will not likely be disappointed.

Was a little reticent to stay out of the centre but a Friday and Saturday night in town made me more than appreciative to have a hotel slightly back from it all. Rooms are a comfortable size and clean with everything working. Staff are friendly enough and breakfast fills the hole. Very good restaurant and laundry a couple of doors down and moped hire opposite. Easy access to the town and also the outskirts.
All in all, not the cheapest we have stayed in but for once didn't actually mind. I'm certainly happy.

Stayed in two rooms as a family of five. Fair sized clean rooms all found in a reasonable location just a short walk to town. Ok breakfast, pool and location as it's found in a laneway so less traffic. I'd book again! Cafe 43 just two doors down offers a great cheap beer and meal.

We originally planned to stay in Hoi An for three nights before heading to Nha Trang, but quickly decided to stay a bit longer in Hoi An and skip Nha Trang all together - that's how good Hoi An and Phuoc An was!

The room itself was good - spacious with a decent view of the pool. Minibar was appropriately stocked. A minor negative was that we think the bathroom's hot water heater turned off, but as it was so hot in Hoi An during our stay, we enjoyed the cool down it offered. There was also a slight leak in the roof from the room above. In addition to this, we found that the room was very bright, which made our sleep ins a bit difficult!

We found that the housekeeping team was not very diligent. We spent 4 of our 5 days in Hoi An at Cua Dai beach and although we always washed thoroughly before entering the bed, we noticed that there was sand all through our linen each day, which leads us to believe that the sheets weren't changed during our stay.

Unfortunately the breakfast staff were not very attentive. We were the only people in the restaurant on our first morning, and there were three staff at the bar who ignored our presence. The very modest breakfast buffet consisted of fruit, vegetables, sweet cakes and breads. It was not until the fourth morning (of our five) when we noticed another hotel guest eating fried eggs!! We weren't told on the first morning that this was an option, and we were quite disappointed that we missed out on this! We were also disappointed that we had to learn this from seeing another guest, rather than from the staff themselves.

The reception staff were fantastic and attentive and really made us enjoy our stay (bringing my review from a three to four rating). Always smiling and friendly!

There is a small pool, which is open 24 hours a day! Great for those days when you come back to the hotel at 9pm and you need a quick cool-off! Just take the ground-floor guests into consideration late at night.Some reviews have complained about the pool, but we found it more than adequate. If you want more of a pool, hire a motorbike and head for Cua Dai Beach!

I felt a bit awkward, though, when I handed my comment card to the concierge when settling my account, which commented on the breakfast staff as I thought it was an area they could improve on, and he went and told them while I was still in the building and I got some fairly dirty looks from the restaurant staff from across the room........

BUT we DID stay longer than we originally anticipated as we had such a great time in general.

Room Tip: Higher floors will be quieter.

I stayed at this hotel last time I came to Vietnam a few years ago and enjoyed my stay this time as much as I did this time. We had a twin room which was very spacious, clean and comfortable with a balcony facing the street. Everything worked fine although we did find the air con wasn't quite as stroing as we woudl have liked (it was so hot when we were in Hoi An in May).

The hotel is conveniently located for the centre of Hoi An and they also have free bikes to use when you like - we cycled to the beach every day (approx 5km away). Breakfast was great and you also could have eggs and pancakes cooked to order - the pancakes were awesome!

There is also a small pool which is nice to cool off in.

There are also some very good local resturants located on the same street offering v cheap eats and v cheap fresh beer (yes I mean you Cafe 43 - the best). Would highly recommend, had no problems with the service as mentioned by other reviewers below (and also booked transfers to and from DaNang via the hotel).

Affordable, clean large rooms where everything works. Close to all the sights and sounds of Hoi An. Very friendly staff, accommodating all possible tourist requests. Breakfast included in the price is of a better standard than the majority of hotels in Vietnam. Balconies with views over the bustling streets and a pool to cool off in during the midday heat. Secure and safe at night, basically the right hotel for all mid-budget travellers.

First of all the location is very bad. Far away from the main streets and attractions. Secondly the staffs are not as friendly as the other hotels that we saw in the other hotels. They don't smile often. Thirdly their manager have issues.

When we first reach there, we tried bargaining for a lower price since it's quite high comparing with the other hotels. He's totally inflexible and rude throughout the while time. It was only when the boss of the hotel saw us being quite unhappy that he reduced the price for us. Then on the last night we told the receptionist that we wish to extend the one room for 5hr. And we came to an agreement of 50% of that room's price. However on the actual day the manager refuse whatever offer given to us and wanted us to pay more. The price he asked for is even more than the price of the room for one night. He didn't even bothered explaining to us just keep saying the amount of money that he want us to pay. And because of that it spoilt the day and messed up whatever plans we made for that day.
