This is a nice hotel in a lot of respects, but it has it's bad points. The location is not that great but considering they have a free shuttle to town every hour and bicycle rental is $1 a day, it's fine. Tehre seems to be two sides to every coin with this place though.
For example: Rooms. The villas are amazing. They have a terrace, large bathroom, air con, nicely decorated….very cozy. I booked a standard room. When I got there it was not available so they upgraded me to a villa for one night with the option to stay in that room. Good thing, because the room I was supposed to have was awful. The standard rooms in this hotel have NO windows! just a small one up high that faces the courtyard. The look like college dorms and even though they're supposed to be non-smoking, they small like smoke. The villa was $10 more a night and I gladly took it because it was worth it.
Breakfast included. Yes it is but you have to get there right at 7 am or you will miss it. It is supposed to be from 7-10am, but what they put out at 7 is all they have. One chafing dish with rice and vegetable noodles, pastries, bread and fruit. Coffe, tea juice. Nothing is replenished so if you miss it, too bad.
Pool. Nice pool, large, beautiful deck area, very clean. HOWEVER…there are only 7 deck chairs and if you don't get to the pool early, you're out of luck.
For the price, you can't expect more, but it's good to first be aware of what to expect.
The town is with 15 min walking distance and the beach can be reached in 15 by bicycle. It's a beautiful town and worth checking out.

Room Tip: Go for the Villas. There is no other worth while option.

The pros:
- lovely swimming pool and area to relax after a day in town or the each. Seems very well kept.
- breakfast was basic, but in a good way, with buffet style ranging from eggs however you want them, rice, noodles, fresh fruit, croissants, coconut cakes, bread, toast and all the tea, coffee and cordial you can drink.....a good spread indeed.
- due to the environment of the hotel, all the guests seem very friendly, chilled and relaxed. It's hard not to be when staying here
- free shuttle bus into town (hardly worth it though as its only a 10 minute walk, but if you're feeling tired its there if you want it)
- Access to push bikes @ $1/day
- Access to mopeds @ $10/day for auto
- location was perfect for us ie close enough to town for us to go to and from with no issues, and far enough out to guarantee a good nights sleep.
- the staff all seem very nice too

Cons:
- for the money, I can't think of a single gripe.

I'd happily recommend this hotel to friends, family and fellow travellers.

:The location is a little outside of the old town which is fine as they offer a free shuttles service and bikes are only $1 to rent (you might have to wait 30 min for a lock, tho!). Once we saw the lovely old town and the hostels there we whished to rather have booked a room there.

The hotel, the pool and especially the breakfast are really good, although the pool doesn't get any sun in the afternoon.

The restaurant at the pool offers several dishes which are slightly overpriced as their quality isn't that good. We once ordered a pizza and waited 40 minutes for a pizza that cost 6$ and was not more than half the size of a pizza in Europe. We had two other dishes which were okay.

There were two women in the staff which actually smiled when saying hello: the cleaning lady and the middle aged woman at the front desk. The janitor and the other people made us feel like we were not welcomed, we even felt uncomfortable asking for stuff. The pool has only seven sunbeds and when I asked for more, the jAnitor just threw us some dirty matresses without saying a word.

If it wouldn't have been for a great deal on the rooms we wouldn't have chosen this hotel and would certainly be even more disappointed if we would have paid the full price. Therefore, I can only recommend if you are looking for a quiet place out of town and get a deal on the rooms.

We stayed total 4 nights. We had superior room, which is just a twin room, nothing superior about it. It is well equipped with furniture, but there are no too much space in it. Too little space to stay with a small baby (our son was 1y 3m at the time). The street is quiet, the room had good blinds and curtains, so no problem with a day nap. It is 15 minutes walk from the old city, which we often covered by foot, not a big deal. The hotel provides shuttle bus to the area once in an hour, it takes only 2 minutes. The buffet breakfast was, to our taste, diverse and nutritious. We also enjoyed the swimming pool, although it was pretty cool at this time of the year (January)
Drawbacks - 1. bad wifi coverage and internet connection forced us to move to another hotel, though we wanted to stay. good internet in rooms is crucial for us. 2. Water on the floor after shower stayed for hours even with open door and ventilation on. But I guess it happens quite often in Vietnam.

In overall, it is a good hotel for its price.

Room Tip: We stayed in the room facing the street and had no trouble with noise - there are no much traffic on...

I would rate this hotel a 2 star not 3. The hotel is too far from the town centre you can take the free shuttle which runs every hour but the shuttle is falling apart. Beware if you sit in the front, no inside door handle. The breakfast is very basic, the bread is stale. I am writing this from the hotel on our last day i would have written it last night but their wifi went down, the staff dont know why. When we checked in the staff said the booking had been cancelled which i know was not true. They let us stay, i wish they had not.

We stayed in this hotel for 3 nights. From the moment we arrived the staff was very helpfull and kind. The rooms are really nice and very clean. The hotel is about 2 km from the city center, but they have a shuttlebus every hour to take you to the center and back (it's included in the price). We had no complaints what so ever about the service, the rooms or the food! So if you look for a comfortable stay in Hoi An, this is the place to go to!

The superior room is comfortable and quite well appointed, good size, good bathroom. The. Pool area is very nice but loses sun early to mid afternoon. Te pool is nicely maintained. The restaurant closes at 3 o clock but does serve a reasonable lunch. Te hotel shuttle bus is a reliable service driven by a really miserable young man. I did get a smile from him once in the week that I stayed there. Te airport shuttle car is good and a reasonable price. They will not drive off until your room has been checked by the reception staff, so allow a few extra minutes for this. Overall this hotel is good, its position at the back of the town is not a disadvantage due to the shuttle bus service being so regular. Hotel bikes are available for a dollar a day and are of varying quality, ensure that they work and that the tyres are fully inflated before you go! One of the reception staff is particularly helpful the remainder are OK. Te housekeeping is a little hit and miss, chase them for the complimentary water if they fail to leave it!
