We stayed here for 3 nights, the room was decorated very well, other rooms that I saw had balconies but they paid more and I can't grumble about our room too much. The only problems was that we were invaded by ants, not a massive problem as they stayed on the wall and ants are very common in most SE Asia hotels. We had a fridge in room, TV, AC and complimentary toiletries. This is also the first hotel we stayed in that provided a kettle and sometimes sachets of tea and coffee (we got 2 coffee sachets the first day, 1 on the 2nd and none on the 3rd. We asked for some more but the female receptionist didn't know where they were kept so we went and bought our own. Our room was cleaned daily with fresh bedding and towels. The bathroom was lovely, the shower was the best I have had in 4 months travelling, lovely hot water and a decent strength. We weren't told until our second day that we were entitled to breakfast. You had a choice of bread and your choice of eggs (scrambled, omelette etc) on the menu. I would stay here again without a doubt, maybe upgrade to a room with a balcony though. The location is great, about a slow 5 minute stroll to the Old Quarter where there is an abundance of shops, tailors, restaurants and bars. Plus it is great for visiting local tourist sights such as the river, Japanese bridge etc. It is very beautiful in Hoi An.

The room here was by far the best price/value room I stayed during my time in Vietnam. I didn't give them the highest rating because they waited until I checked out to tell me that their credit card machine was "broken." I had to make an unplanned and very expansive cash withdrawal from the ATM to pay my bill.

Also, AVOID the tailor shop they refer, T&C Tailor. They made me a decent suit and some shirts, but then ran a very unsubtle, bait-and-switch scam on me when it came time to arrange the shipping home. The price for shipping, first quoted at US$30, jumped to US$50 with a very dubious explanation, then made a big show of carefully packing and taping my stuff up in a big, nice box and took it away. My suit arrived in the US squished into a glorified envelop, wrinkled as hell, requiring dry cleaning before I could wear it. Just blatant and cheap nickel and diming.

This is really too bad. If things had gone smoothly, I would have ordered (at least) one more suit and several more shirts. By running a scam worth only $20, they lost hundreds of dollars in future business and referrals.

Room Tip: Asked for a room away from the street.

We booked this through recommendations on trip advisor and were so glad we did! In fact, it was our favourite hotel in our three week trip through the country.

It's a little away from the 'old' part of old town, maybe five minutes walking, but this wasn't too bad, as the walking is a lot calmer than in other cities in this country!

We had a street facing room with a little balcony which we loved because we could smoke there and also watch the life on the streets below. It did mean the room could be a little noisy in the mornings, but we had ear plugs so this wasn't an issue for us. You could select a room at the back of the hotel if you don't like noise. They seem to open onto a central courtyard and some seem to have balconies (we peaked through an open door one day).

The bathroom had a bath with a shower in it. All very clean and lots of hot water. Most spacious bathroom we had in Vietnam.

Also, the room was really massive compared to other hotels we were in, lovely to have a sense of space. We paid $24 a night for the room, not the cheapest, but not much more than other places for a much higher sense of quality.

The staff were really helpful and friendly at all times. Most professional staff we encountered in Vietnam.

We hired bicycles from across the street for $1 a day and rode to An Bang beach for a lovely day of chilling at the beach bars.

We had a breakfast included option and were really impressed that we could have fresh mango smoothies and omelettes for this. Delicious.

I'll definitely recommend this to friends and will stay here again if I ever come back... which I hope to do, because Hoi An was my favourite place we went!

Room Tip: Street facing rooms are noisy in the mornings - if you have ear plugs, they are great for the views...

At check in, the male worker, Thanh, was extremely polite and energetic. For $22/night, he showed us to a lovely room (204) with an interior window facing the staircase. The room was small but had lovely hard wood floors, and a newly renovated bathroom with a shower curtain. The bed was very hard and we would hear every sound from reception all day and night. Once we settled in, we went downstairs where he enthusiastically showed us the map including a recommendation to a restaurant named "Bobo's" and his sister's tailor, "T&C". He was very curious about our plans for the day. We went to eat at this Bobo's and passed many tailors which didn't pay much attention to us but when we passed his sister's tailor, they were on the look out for us and waved us in enthusiastically. We were hungry and weren't sure if we were planning on doing any tailoring so we just smiled and went to eat. We later realized that he only recommended Bobo's so that we'd pass his sister's shop then called them with our description. Bobo's food is mediocre at best and could be easily avoided as there are several nicer, cheaper restaurants around. Once we returned to the hotel, his attitude changed a bit and he asked us if we planned to see a tailor. We told him we didn't know since we didn't come here for that (we didn't know about Hoi-an being big on tailors until later) and didn't budget for it (though we decided for a small splurge at another tailor). We went upstairs to rest a bit then later as we went out to see the city he again interrogated us of our plans. We told him that we planned to tour the city and he seemed upset. After that moment he was very curt, almost rude to us. We also asked about My Son tour prices but he offered the most expensive ($6) compared with others in town ($4-$5, bus) so we didn't book through him which upset him more. We had originally planned to add an extra night to our hotel but he was so rude and made us uncomfortable that we decided against this after inquiring about the extra night and being shown a room in much worse condition for nearly the same price since our current room was booked. They only accept dong but quote you in dollars and want to charge you a higher exchange fee of 21,000 when it's at 20,800.

I thought this place was a great little hotel, for $25 we got an excellent room with a wee balcony. The tv reception was really bad but unless you understand Vietnamese that probably won't bother you. Any small issues that we may have had, the shower certainly made up for it, it was just amazing. The staff were great as well, we booked a bus with them which ended up being an hour late but the manager was on the phone trying to sort it out for us. Breakfast however was very underwhelming, try and ask if you can get a cheaper rate without breakfast. At the end of the day it's better than the usual toast and cornflakes but you can do better at a street stall across the road.

Overall this was a good hostel - the staff were very helpful - from sorting out our postage to the laundry, to booking our night bus onwards from Hoi An.

Room was clean and spacious. Bathroom was clean with a good shower.

Breakfast was also good.

Location is pretty good being about a 10 minute walk from the river.

This hotel was decent overall. Our room was pretty tiny with a small window and not a lot of natural light but clean with a fridge, AC, a kettle and an old TV. The location was good and the included breakfast was decent. Noise carries throughout the hotel from both inside and out, so you should consider ear plugs if you stay here.

My major complaint was that the staff pushed their tours and charged a higher commission then anywhere else and then were deceptive when asked about it. We questioned why theirs were priced higher than other places for the same thing, and they lied and said it was a better tour, with better guides and better buses, etc. Everything else we had heard made us very skeptical of these claims, and as we expected, this was totally untrue. Even though we paid about 25% less at the travel agency across the street, we were on the exact same tour as people who booked from our hotel. They also charged 50% more than elsewhere for the bus to Hue. Of course, they can charge whatever people will pay, but lying about it is not acceptable. And, even this would not be a huge deal (as seasoned travelers, we are used to being deceived), but they were rude after we didn't book with them. They ignored us (which was somewhat better then when they were fawning when we were still a potential tour customer), but when they avoided us when we tried to order breakfast, it started to become a a bit uncomfortable.

Overall, I would say we wouldn't recommend this place. The facility is good but not great (as its high Tripadvisor rating would imply). It would be fine but for the tour booking business, but once that stuff is factored in, I cannot recommend.
