We have just returned from our first stay at the hotel and it was brilliant. The hotel and rooms are spotless and the staff efficient and friendly. We were upgraded at no cost to a room on the top floor with fabulous views (thanks Penny). This is a small hotel which is perfectly placed in Side for getting about or just hopping across the road to the beach. If you like big soulless hotels with all inclusive, don't book here but if small and friendly is your thing then you can't go wrong. The garden at the back is a bonus, as is the roof terrace, which provides some welcome shade and chilling space. Ali & Penny are hands on and always around the place but not in your face. We met several people who have stayed numerous times and we can see why. A vast library of books is available to borrow and the free wifi was a must for us. Looking forward to booking for next year.

Room Tip: Sea views are worth paying a little extra for and the higher up the better the view.

second time at the beachhouse as good as the first the staff are great nothing is to much trouble for them will go back .the rooms are cleaned every day always good company there. ali & penny make you very welcome John & Linda Glasgow

Have just returned from this hotel after a wonderful stay. The hotel is comfortable, clean and welcoming. The staff offer a five star service with a smile. If you are looking for a modern, characterless, sterile hotel this is not for you but if you want a warm welcome and to interact with the management, staff and other guests then you cannot do better.

Facing a small sandy bay, There are some free sunbeds on the beach but guests have to pay a small charge(£4.00 a day for two beds, matresses and umbrella) to rent those nearer the water, acceptable as the hotel has a contract with the local council to put beds on the beach which they have to pay for.

A healthy Turkish breakfast is included. This consists of feta cheese, cucumber, olives, tomato, boiled egg, fruit. Cereal is also available along with as much delicious soft Turkish bread, jam, honey and Turkish tea or coffee as you can manage, For £5.00 you can order a full English breakfast with imported UK bacon and sausages as these are not available in Turkey. Half board is available for evening meals at £10.00 per night which includes a plate of delicious mixed Mezze, a choice of three main courses and any desert from the main menu. This hotel features in the Thompson small and friendly brochure but it is cheaper to book directly with the hotel who will arrange taxi transfers. We flew easyjet from Gatwick with speedy boarding and extra leg room and paid a total of about £1100 for both of us for seventeen nights in a family sized room a double and single bed, with en suite shower room and lots of wardrobe space.

While we were there my husband developed a chest infection and Penny offered to take him to the doctor in the local hospital. She drove him there, helped with the translation, saw him settled in a bed and then returned to pick him up when he was discharged. Our insurer wanted a letter from the hospital so the following day she drove back, organised this and brought it to us. All this was done with no complaint and with no charge. How many hoteliers offer this sort of service.

Please on reading some of the critical reviews remember, this is a family run Turkish hotel in a historic building with lots of Turkish Quirkiness and lots of Turkish friendliness.

Room Tip: Please ask for a front room on the second or third floor. but beware there is no lift.

A mediocre place at best, more like a backpackers hostel. Ignore the hype, located a few minutes from Side centre or would be if you wer'nt stopped every other step with ' buy/eat/drink here'.
After a very early morning arrival, opening the curtain and seeing a couple of 'pirate ships' in the bay, kind of starts to flash warnings. Penny was remanisant of a 'Blackpool Landlady' in the '50's.(you couldn't make it up!) Everything was an extra, from the orange juice at breakfast and PG tips tea, to a room with a sea view. Thomson's 'Small & Frendly' more like 'dank and miserable'.

Just got back from Greece, needed it to compesate for our first and only time in Turkey, it was fabulous and there was a fridge in the room,

Visited Beach House Hotel early September. Stayed in Room 401 on the top floor. Large balcony, new bathroom, decent beds, but no wardrobe only open shelving, step down into the room, step up into the bathroom, and step to nowhere in front of the shelving (watch your toes). Room 401 is on the side, it has a view to the sea and the promenade but is also in direct line with the mosque, where the imam wakes you at 5.30 each morning with the call to prayers. The maid kept the room very clean but to be honest the place needs a bit of updating. Found Penny the owner to be friendly and extremely knowledgeable about the area, she told us of a few places to go when we hired a car that we wouldn't have found ourselves. However, on our last day, Penny put up the prices of the sunbeds on the beach (found this incredible as it was only a few weeks to the end of the season). The free sunbeds are only ones at the back of the beach. Breakfast gets very monotonous, shame that it isn't done as a buffet so that you could choose which bits you want.
Transfer with Thomson appalling - took over two hours and we had to walk the last half mile as the driver couldn't get his bus into the old town.

Room Tip: Hope you get the top floor with the newer bathrooms.

Put in a stinking room on the ground floor ,stunk of damp ,no drawers to put clothes in .food was carried down a dirty back alley from the soundswaves restaurant across the road ,no choice for breakfast ,Penny had no time for you if you weren't a return guest .would not recommend this hotel to anyone .dissapointed big style after reading fantastic reviews that must have been wrote by her Name on the Doors return guests

We went to this hotel thinking it was going to be great by were we in for a shock. On arrival they were not expecting early from what we gathered. We had already emailed and asked to upgrade to a top floor sea view room at a cost of £98 with hindsight this was a rip off as all we got for this was a room with a balcony and sea view nothing else. After walking up a least 8 flights of steps we arrived at our room and i use room very loosely. The 2 members of staff that took our cases up were panting heavily so you can gather it was a long way up. First impressions were definitely disappointing. The room we were told was a recently refurbished room. I would have hated to see it before hand. The room was very dirty and dusty we put this down to them not expecting us till later and thought next day the maid would clean thoroughly not so it remained in the same dirty stay throughout the 2 weeks we were there. It had 1 single wardrobe if you can call it that and a chest of 4 drawers and a small bedside cabinet. The bathroom was slightly better condition but you could quite easily wash your hands while sitting on the toilet then take a shower LOL. The bedroom reminded me of the 60's with the piece of melamine that was supposed to be a headboard and 2 large bulky glass i suppose you'd call them bedside lights. For some reason the only mirror was also above the bed which made it near on impossible to do your hair as you would have to stand on the bed. There were only 2 electrical sockets both seemed to spark whenever you plugged or unplugged anything. Nowhere to sit and do your hair or apply make-up easily like you would expect. The best feature of the room was the balcony although we were soon to regret this also. The ceiling fan liked to belly dance and was full of dust which was very thick. You could not leave it on through the night as it made such a racket and because of the noise outside the hotel sleeping was becoming harder and harder. The air con was not included in the £98 we paid and we were informed we would have to pay more money if we wanted to use it. Although looking at the ceiling fan decided against it as it was directly above the bed and we did not fancy being covered in dust. The maid did come every day and change the sheet and pillowcases but she wasn't too bothered whether the one she put on were clean or not as shown in pictures. We ventured down to the beach to relax and were immediately ushered to a ledge where we were told we had to use the sunbeds up there. The ones on the beach were chargeable not what we were lead to believe ( although we did see the owner of the beachouse collecting the money for them ). So while we sat on our ledge we pondered how to get back down again as the steps were steep and full of sand not a good combo. It seemed that every opportunity they could to make more money out you they did. Next morning at breakfast next shock. We were asked if we wanted Turkish breakfast we opted out and were told we would have to pay the difference between them which was 5tl but we were charged full price or 17tl each then my partner was charged for a coke ( he doesn't drink tea or coffee). We would have thought that they would offer an alternative but only found out near to end of holiday if you just had toast and jam there was no charge. They should really offer alternatives for British guests that do not want to eat cucumber, hard egg, melon. cheese, grapes and bread and jam. The rep did not really do much and each time we saw anyone go near her the owner was right in the vicinity listening. On a few occasions we heard people say they would email instead. As the holiday progressed we felt as though we were not treated as nice as the other guests were and we were watched constantly by the owner. Although they were preferred guests and had been going to the same hotel for years and years and years the name plaques on the door was there ultimate goal!!! LOL. Not that we stayed in the hotel except for later in the evening. The reason we felt this way is because we were constantly being told " oh you use your phone a lot" "oh your on that pc a lot" i mean the pc was there to use although when we were seen looking for apartments for next time we return to Side the computer was magically now not switching on how petty!!! The hotel was not quiet as stated in the brochure. We expected the announcements throughout the day and night so that was fine but the noise from people early morning screaming and shouting on the beach and the street below was certainly not advertised. Last 3 nights we had no sleep at all as we could hear the guy next door snoring loudly and then the other side they were having sex on the balcony!!! The hotel also caters to the older generation not that that is a problem but we were expecting the comforts of home and this was not the case. No tea or coffee unless you paid for it. No kettle( we took our own). No hair dryer. No iron (we took our own). In all it was a dirty very very basic room which seemed to be squeezed in between 2 others. Side itself is a nice place apart from the the constant hassle from shops and restaurants to come in. This wasn't as bad in New Side where it was a lot quieter and relaxed and cheaper too. We ate at some very nice places in New Side including LUSH. Dursun and Dee and the staff are brilliant and cheered us up no end. The food was delicious and cheap. We got the Turkish plate and 3 effes and 2 cokes and a cocktail all for 76TL can't go wrong. All in all we enjoyed the holiday but would not return to The beach House as they did not make us feel welcome. I feel really sorry for the staff and to quote another review she is exactly like the Duchess surveying her subjects while they run around. We couldn't wait to get away. Which was a shame as reading the reviews we thought it was going to be a nice quiet place to stay and we needed the rest after my earlier car accident a few months previous. My advice if your after a home from home which is quiet and peaceful then don't go hear unless your hearing is bad as you won't sleep a wink. Needs a major clean and update badly. Shame really as the place could be fantastic if it were.

In a nutshell if your not bother about cleanliness, noise, people humping next door and hearing everything, paying extra for your breakfast although you've booked B&B and being sat on a perch on the beach then go for it.

This one is not for the faint heated and my next stop is a stern email to Thomson's!!!
