AS a regular visitor to Hua Hin I was tempted by a reasonably priced offer and overall this was a value for money deal. Room was fine (beware though no sign of a lift), staff pleasant, room service good and the mini bar wasn't the oft found rip off (plus there's a convenience store right outside the main entrance for food, water and beer supplies at shop prices). Breakfast OK but not great. I need WiFi but found this to be much better than some other locales.(unlike a previous commentator). Beach is nice as is pool and poolside bar. Overall if you are looking for a relaxed stay I would recommend the Baan (but if mobility is a problem try a ground floor room). I gave the place 5 for location as it's very central for everything you need - opposite Market Village.

I say that because i have a couple of small issues i will cover at the end.
Overall this is an excellent hotel , i stayed from July 1st- 8th in room 204, not your normal bulk standard room but a little quirky with the bed in the middle of the room, but plenty of space & a small balcony overlooking the garden. A dvd player is provided & a resonable selection of dvd,s are on offer in reception, just as well as the tv channels were very poor, but then you do not come here to watch tv unless it is raining.The white sandy beach is right there with a warm shallow sea awaiting. Food is superb considering there is only 21 rooms, the quality of the food from the restaurant was outstanding & so underused, breakfast however was typically bland which is standard in most Thai hotels.Staff all very good but my employee of the week goes to Koy who is an asset to this hotel & they should be proud of her.
There is a shopping centre opposite, a seven eleven at the entrance & a 100 meters down the road a tuk tuk can be obtained for 100 baht which will take you into town.
My two issues are one the flies at the moment are everywhere making it quite unpleasant at meal times & this is probably why the restaurant is underused, my second issue is they only allow you one key,presumably to stop you leaving the air con, but not good if your partner tend to do different activities ie shopping staying out late, getting up early etc. i pleaded for another key but to no avail.
However i will return & hopefully these issues will be sorted.

Hua Hin is a relaxed, family orientated resort on the Gulf. The water is warm, the sandy beaches are clean and white, and the seafood is great. We passed on the basic rooms, although they were fine for the price, and grabbed the main Villa. Tremendous value! Colonial architecture, teak floors and furniture, very clean and well maintained. Perfect for a short get away, I could easily stay in this Villa for a week.
WiFi was terrible, which is an issue for me.

Just right....on the beach....and near city conveniences.
Huge rooms, wooden flooring, extremely well laid out hotel.
breakfast spread was good, not great.
not very expensive either.
the beach side opens to shacks on either side and that makes it very easy for spending the whole day on the beach with decent drinks and snacks and lunches etc.
the best part is the excellent layout of the deck chairs under well decorated agodas and near the pool, one can comfortably do nothing all day if one wishes to do so.

just in case, bang opposite Hua Hin's only mall and cineplex, which comes in handy with the kids.

Room Tip: ground floor rooms are better than the first floor rooms.

This quite and very cultivated colonial style hotel is a perfect alternative to all the big concrete monster of the international hotel chaines along the beach. It small (21 rooms) and clean and the staff is very friendly and supportive! You have just few steps to your private beach or you can relax at the pool. There are 2 small pools in the garden area, one for kids (70 cm) and the second one has just got 120 cm on depth, which is a pitty.
The breakfast buffet is good. There are 2 Thai dishes changing every day, bread, toast, fruits, salad, sausages, bacon and ham, as well as a station preparing your eggs at your request.
The hotel location is very good. On one hand you are directly at the beach on the other side the hotel is just oposite a shopping center and 5 min. away from the night market. A 7 eleven is even just at the gateway of the hotel.
Surprisingly during the 4 evenings we stayed there, nobody was having dinner at the restaurant. People used it just during the day. We have even been the only ones enjoying happy hour at the pool bar!
The only negative point of our stay: we have been in room 103! The room was big and nice but unfortunately on one side there was the path where all the staff came in to start work at 06:45!!!!! No way to get sleep anymore, because the storage of the towel trolleys was on one side of the room and the supervisor with his facilities and toilets opposite our door! They can't do their job without noise but I am used to live in a quite house. We were told that the hotel is fully booked, so no chance for another room. Nevertheless and therefore I would have expected from management at least apologizes for the inconvinience.
Beside the room disaster - if you wanna relax this is the place to stay in Hua Hin!

We just departed on April 15, 2013 for our holiday vacation, but stayed only 3 days and 2 nights, when we check in , just like we come to visit old friend at the seaside. The small beautiful hotel in Hua Hin, Thailand, take a few hours from Bangkok,now they have V.I.P. shuttle buses running from The Subarnabhumi Intl Airport to Hua Hin directly, easy for everyone to take off from the flight and catch a bus to there. As we said just to see an old friend, the friendly staffs remain recognize us when we arrived to check in, especially the front manager Mr.Thawat Insuwan, Mr.Pui reception clerk at the arrival desk who driving the shuttle to and from as much as the hotel could available and also Ms.Khanitta who provided us very late check out and also opened the guest house for us to shower before in the evening, that was a beyond services for us for this time, we insist to stay there whenever we go to Hua Hin.

Bann Bayan is a charming boutique colonial property,it is ideally located right on the beach so you can both enjoy the sea at a distance or live in the waters. The service is excellent - efficient, and friendly.
The rooms (we stayed at Bannika Suite) is spaciuos with 100 yr old wooden flr, so you are required to not use your shoes but the hotel provide u with footwear appropriate for indoor and outdoor usage. Its connected to beach facing balcony, an ideal place to enjoy a cup of tea or a drink in the evening.
Food is excellent though we had most of our meals out side the hotel but the two occasion when we did have food at the hotel we found the quality exceptionally good.
In all we had a fabulous stay and found a place we will go back to for sure.

Baan Bayan was originally built in the early 1900s. Facing Hua Hin’s white sandy beach, it has the undeniably superb location in one of the most sought after areas there.
