We stayed here for a whole week, and it had great location and view to the Kuta beach. Walking distance to Legian, Seminyak and Beachwalk. Staff is lovely and do their best to help you.

However, the first room we were given really stunk. It was 1413 I think. We were given a nicer room later but the bathroom was not cleaned well and there was some molding. Alghough they changed sheets every couple of days and towels were fresh and nice, they did not renew some necessary stuff like cotton pads so we had to buy them. Shampoos had carcinogen paraben, so not quite safe to use either.

Food at the bar is surprisingly good, Salmon steak and pasta was amazing. But the juice I asked for was not fresh, might be because the bartender misunderstood it.

The breakfast has nice stuff but juice and one dressing was gone bad and there was little flies in some salad dressings.

The worst is the music. It is so loud in the rooms even after 11 am that if you are tired or wanna wake up early, going to sleep is hard with that constant disco music. I have kindly requested to turn ot dow n after eleven but It was still loud. It's already next to a construction site and the road is busy and loud, they have to respect their guests and turn the music down after 11 at least. People who want loud music can just go to any bar, this is a hotel and people need to sleep.

Shortly, unfortunately I saw some hotels that are neater, cleaner, quiter hotels still close to Kuta beach and costs less that half if what it costs here. I think they'll need to improve the noise and cleanliness to keep up.

Thank you for your good comments about our service performance and our restaurant, we are glad you liked it.
My apologies for the inconvenience about the unsatisfying room and cleanliness conditions of your room. This subject has been discussed already with the Housekeeping Manager during our daily briefings and we worked together to solve this lack by now. I want to assure this is not our standard.
I agree with you that the loud music after 11 is not acceptable. Also this has been taken care of by our management team with the result of the re installation of the speakers and the sensitization of the staff. Please accept my apology for our inconsistency in this matter. Your feedback is highly valued to us and it allow us to increase our performance and dis-crease errors.

We hope you give us another chance and we will welcome you back in our Hotel soon.

I arrived at this hotel late one night and the staff were very helpful. I stayed in an upgraded room and was well worth it, walked out of balcony doors and a couple of steps to the infinity pool. The hotel is just over the road from the beach and just around the corner from shops and bars. Had the chance to talk to the German hotel manager on a few occasions, he was very welcoming and eager to make my trip enjoyable. Overall great hotel, great location, great staff great facilities

This hotel has a lovely location just across the road from the beach and has shops,resteraunts and a massage place around the corner . Taxis to the centre of Kuta are only $1 and the swimming pools are very nice . We slept in the first morning as we arrived quite late due to a typhoon delay in Taipei and they brought us fried noodles no problem to the room . Lovely friendly staff also .There is building in the area so the only downside was morning hammering disturbing your sleep .

We pretty much enjoy our stay there.. It has the best view from the second floor swimming pool.. The staffs are friendly and helpful. The room is quite standard but clean. Instead of welcome drink they provide you with welcome "5 minutes free massage", well i think it should be longer than 5 minutes.. Hehe.. Over all this hotel has a homy and calming effect that relaxes your tense nerves. Just enjoy your holiday!

This villa is in a great location. across from the beach and close to poppies lanes 1 and 2. And next to the new Beachwalk shopping centre and a cocos right next store, which was very handy
The hotel is very nice. The villas are nice and very roomy. The two bedroom villa had balconies from the hotel over it but the wall was high enough so they could not really see us but we did move to one bedroom villa with a discount for moving. Our villa was very romantic. There was a mosquito net on the beds which you will needed as even I got a few bites and I never get bitten but they do spray there every week. The bed was very comfy but there is a rooster some where around Kuta and woke us up every morning but I Don't think it belonged to the Kuta playa and you could've heard it for miles.
The staff were lovely but did not speak very good English but there were a couple of staff who spoke English well and most of our enquiries were directed to them by other staff.
The bar staff were great especially as they were making our drinks which were definitely good value. Over half as glass of vodka for a standard drink.
The only thing I found disappointing was no bacon for breakfast and I love my bacon. But there are plenty of little places to go have breakfast if you want to.
Overall this is a great location but there are better laid out villas around

Indeed the rooster doesn't belong to our hotel, I will follow up on that to avoid future early morning disturbance.

Spotlessly clean establishment, spacious room with verandah opening onto a huge sparkling pool
Extremely efficient staff, a pleasure to be welcomed each morning by the smiling staff members in the dining area, always happy to accommodate us , service was instant with coffee offered immediately. Very smooth check in/check out.
Guest liason/booking officer, Mr Gusmang is to be commended for his professional approach and immediate answering of all e mails when inquiring and booking accommodation, his work is exemplary.
Management can be very proud of their staff.

Stayed in 2 room villa. Have visited Bali many times, from Amed, Lovina and much of the South. First time at Kuta Playa.

First the good : The staff are very friendly and helpful, rooms were clean and good size, gardens were nice. Unfortunately you can say all this about many other places. Breakfast was fairly average, but its only food so no big deal.

What can be improved :
--- problems with the plumbing, this was not just us, 2 other friends staying at the same time had the exact same problem in their rooms. If you let water out from the bath (and once from just a shower) then an awful sewage, and I do mean a real stink, smell comes from the other plugholes.

--- aircon broke a couple of times but was fixed the same day, so I guess this is both a negative and a positive.

--- poor workmanship generally, it looks good until you get closer eg. very difficult to lock a couple of doors due to the latches simply not lining up (again others had similar issues). The floor boards literally feel like they are going to break underneath you as you walk over them, quite disconcerting. Very little lighting in the suite so bring a torch if you like to read in the evenings.

--- forget about WiFi in your suite room (well ours anyway), sometimes ok at outside area, Not a deal breaker certainly but a bit of a pain on the few times I needed access.

--- room safes are not fastened at all, just sitting loose in your room cupboard and they are not that heavy so they could be nabbed if someone was keen enough.

--- whilst very friendly we had quite a few problems communicating in English to the reception by phone. Yes I get that in non English speaking countries that this should be expected (it was better than my Indonesian) however calling reception and having to literally repeat something 3 times to different people (happened quite a bit) is kinda strange , especially given that at some of the remote places we have stayed have fared better.

--- mosquito's were shocking but don't know if the hotel can be blamed for that! Take a lot of spray with you.

--- kinda hard to get comfy on the outside Cabana as there are no cushions or any furniture.

Having said all that, I understand that it has not been open that long and will hopefully improve and if you have already booked then don't worry its not a dump or anything, its just that, for us and those we knew staying there, given the cost it was just very average.
