“Great homestay in the heart of Fort Cochin”

Kimansion is architecturally stunning. The rooms are spacious with some period details typical of old Portuguese homes. The beds are firm and the water pressure isn't all too good but its overall clean and comfortable. Me and my friends each had our own room so we had the entire place to ourselves. There is only 1 person on staff named Harish so the door is always locked, but he was very friendly and helpful. So helpful in fact that I'm a bit surprised at the other reviews that mention that the caretaker seemed rude. Maybe we had a different person.

The location is close to anything you would want to see in Fort Cochin on a quiet street. Oceanos across the street had great local dishes. Overall I really enjoyed my stay. Its definitely not a 5 star establishment so if you are looking for luxury this isnt it. But if you're looking for a comfortable stay in an old colonial mansion with tons of character at a great price, this is the place for you.

Room Tip: The upstairs rooms have less noise. You can hear people walking over head if you choose a downstairs...

Very nice rooms, spacious, clean and nice, Hard bed (extra bed was a bad camp bed) but ok. They have a bathtub witch is nice and in the living room they have a beautiful aquarium.
The owner (Lulu) felt nice and helpful. So what is the catch? The young boy working there, he is not just unfriendly but feels actually rude. We got the feeling he did't want guest there (at least not during low season). We asked (as we used the kitchen) if we could use the plates, you know just to be polite as it was obvious, and he started to count.. "you are 3 persons.. so you can use 3 plates". When my husband said that he need some for cooking as well he replied with "ok, you can use 3-4 plates".When I was on my way out at the evening he was very sceptical and asked where I was going (and no It didn't seem like a nice question). In other occasion later on he was very sceptical to unlock the door when I was on my way out but didn't find any good reason to it so he just stood there quiet.

Just a remarkable thing is that the TV was "broken" (working at the day so some hours before our arrival). The only broke thing about it was the unplugged cable in the TV.

No internet connection here (no WiFi and Airtel din't work thought the thick stone walls)

Kimansion is a wonderful colonial house. The interior of the house, including the rooms, is decorated in colonial style. We stayed in a huge room on the first floor, with no AC. Due to its size It took 3 ceilingfans to cool it. Very good room for the price we payed. Bathroom was clean and the room gave access to a large terrace. Kimansion is located on a quiet street, walking distance from anything shops, restaurant and the Chinese fishingnets. No noise during nighttime, except some barking dogs. Breakfast is basic but okay, with lots of fruits and the guy working there makes your eggs any way you like them.

We reached Kimansion on 3rd March 2012 and stayed in this hotel for 1 day. We booked this via Agoda and hence got a very good discount. it's a wonderful old colonial building. Very near to eat outs and a km walk from the Beach which very beautiful The Room was very Big and very clean.. It was really GOOD. Bathroom was very clean however there was no soap. Thank God we took our stuff..:) (which we always do) !!. Because only one man works there, he tends to keep the front door locked all the time, which was a good idea in terms of security but annoying. Also the breakfast was very basic... ( Bread Toast , Plate of Pineapples and banana. I had to request Omlette and looks like wasnt happy giving, But later He gave. Decent for a day stay. But staying below ( Ground floor) was a little problem as you always hear some noise when people walkinh upstairs and it was very annoying and disturbing while resting. Rest all was good.

We stayed here 3 nights in february 2012.
In line with the other reviews of this guesthouse, it has it's good and bad points. I would neither recommend nor put off any one from going there.
good points: quiet yet central location / spacious rooms / relative cleanliness / good restaurant "Oceanos" next door / decent price
bad point: we had a bit of a problem with the man who runs the place (by himself, which speaks poorly of the managers), first off though we had email confirmation he was surprised to see us and wanted to give us the said room for 500 rupees over the agreed rate. Later he was overly eager to "arrange" everything for us (from taxis to kathakali tickets) but was not very subtle about his commission, and was disgruntled when we turned down his pricey offers...
Overall, I think you can find a better deal in Kochi which is filled with homestays and guesthouses, and it's unfortunate for Kimansion which with a little investment could be a real gem.

We booked out trip to India late in the day and the only place we could find in Fort Kochi that still had rooms over Christmas was Kimansion. We assumed the worst from this, but in fact Kimansion turned out to be a safe if unexciting bet. The rooms are cavernous and mine - upstairs - was gloomy. No balconies or access to the courtyard garden either. Because only one man works there, so there is no separate night watchman, he tends to keep the front door locked all the time, which was a good idea in terms of security but annoying if you want to nip in and out and not be "let" out on request. The basic problem with Kimansion is that the owner lives overseas and it all feels a bit neglected, which is a pity as it's a wonderful old colonial building. With a lick of paint, a few more staff and more imaginative furniture, it could be marvelous place to stay. The plus side, as I said, is that the rooms are huge. It's also only minutes walk from Princess Street and Burger Street and it's very quiet at night. We didn't go back to Kimansion when we returned to Kochi, but I wouldnt' put anyone off staying there either.

This hotel is 7-10 minutes walk from the center of Fort Cochin (Princes street), on the same street as Fabindia shop. I personally had a very good experience staying here. The location is great no noise, room was big, clean, with hot water, breakfast was included if you want a vegetarian food, ask in advance, I also got my things washed and ironed the same day. I would recommend this place to my friends. Price was 800 rupees per room on a ground floor, with no AC.
