12 Palms is a very spacious villa with really great kitchen facilities. Rooftop views of the seaside and great outdoor space for yoga there or on the wooded patio beside the kitchen. All rooms have single beds so not great for couples. But thats the only problem with this otherwise perfect place in wonderful dahab. Gilliane was great and professional. We also met her property manager Sherihan who can answer any questions about the local area! Definitely recommend.
ps- Dahab is very safe despite tourist fears during the times of revolution in Cairo.

Hi there, this beautiful villa belongs to my good friends! I spend there one week and can't wait to be there again. In 12 Palms you can find big garden, clean rooms and nice and positive atmosphere. Villa is well situated next to the sea. If you want to go to the center it's 10 minutes walking. In this place is everything what you want on holidays. I still remember beautiful view from the window in my room. I strongly recommend this place for stay!

The house has a most divine back garden, the rooms are unimportant once you have discovered this. There is shade and sun for both sorts of people, tables and cooking facilities all in the garden. Once you experience the outside temperature, usually above 25Cis the norm, this does make terrific sense.
The local manager is charming, has very good English and is a fixer of all requirements [and also a teacher]
Of the total 5 rooms 2 have aircon and one an en-suite. The floors are discreet so 2 families could stay here and retain some privacy whilst still sharing the garden and the glorious sun roof.
The rooms are clean and cleaned and the laundry is done on site with a large linen cupboard [room] with extra towels.
The location is near a mosque, as are most places in Egypt, if you don't accept calls to prayer as part or the local life I would not recommend 12 Palms, nor Egypt.
The local food market is 5 minutes away but all the locals turn their cars into a taxi service once you have walked 50m. The water front is about 20 mins walk away - use the informal taxi drives. It is buzzy and friendly and the restaurants all overlook the sea.
The best thing about this place and location is that it is not "fish and chips" which the nearby Sharm is. If you want a resort, do not come here. If you want to go with your family, as I did, aged 5 - 92 years and included a teenager I cannot recommend it enough. You can choose your style of holiday and run it from 12 Palms, diving, eating out, shopping, camel rides and just being somewhere Egyptian that is not over busy as Cairo is. You can visit Cairo from here, planes or overnight minibus.
If you don't want loose goats 25M from your door don't come here.
Would I go again, yes definitely. I never expected this family holiday with these age ranges to be this easy and this enjoyable.
