Stayed in the hotel in Dec 2012. The hotel is modern, the room we had (facing the river, 4th floor) was large and well appointed. The a/c worked well, as was the wifi. You need to tolerate the power outages which are common in Myanmar. The large bathroom was clean and had all the regular amenities. Watch out though when you take a shower - if you don't watch it you'd flood the bathroom! The rooftop terrace and restaurant are the jewel of the hotel. Great to have a drink and watch the sunset. The only exception - the lighting at night which is terrible (but so it was at every other place we've been to in Myanmar.)
The river front is commercial with a shanty town, beached commercial boats, open storage areas, people cooking, trucks loading and unloading and an overall feeling of chaos and purpose. The worst part - the noise from the river front and the road alongside it. It starts at dawn and doesn't stop till late at night. If your room faces the river then be ready for it. The hotel staff is aware of the problem and offered us earplugs!
The hotel itself is located far from town center and getting to and from it is difficult.
I paid $45 per night (inc. breakfast and free wifi) which was an excellent deal for what we got. The bottom line - I'd give it 3 and a half stars.

Room Tip: Do not face the river!

We had a really bad experience at this place. The area is not really for tourists which we didn’t mind, nice to have a look at the Mandalay river life. Because of the power outages the lack of street lights and the HUGE holes in the footpath it’s not safe to walk around at night without a flash light.
The power was constantly go out and the amplified signing/chanting all night long coming from the street meant zero sleep for the two nights we stayed there. First night I went down to reception and asked to be moved to the other side of the hotel but was told that the noise was the same everywhere and was assured that it would stop….. it did between 3.55am and 3.59am (I think another hotel guest pulled the power generator plug on them to get some peace) short lived, 4 minutes later the same noise like a trumpet being blown in your ear from 1 foot away. Turn the TV up full but could still only hear the noise from the street.
Second night went up to the roof bar/restaurant to see if a good amount of alcohol would allow any sleep. The roof to was every nice and had a great view of the Ayeyarwaddy River no luck with the sleep though. Two nights of hell at Ayeyarwaddy River View Hotel.
Can’t say much about the cleanliness the power lights weren’t on long enough to see anything!

Room Tip: If you must stay here Take a Flash light at night. Try the roof top bar

The staff are polite and friendly but the hotel is very basic and expensive for what it offers. The room we had was a smoking room and spacious. Laundry is cheap and same day service. However, there is a lovely roof top bar and restaurant which services reasonable food and drinks. The hotel does feel isolated and there were not many places to go to nearby on foot. Free wireless is offered.

The Ayeyarwaddy is a nice hotel. Large rooms/bathrooms with good water supply and a nice breakfast. The rooftop patio is a nice amenity. But the hotel is very far from town and all the sites. It's at least a 15 minute cab ride which will probably set you back $10 because the hotel has to call it for you. It's hard to get taxis or tuk tuks nearby. I wouldn't recommend this hotel unless you're on a tour with your own means of transportation.

I have to concur with much of what has already been said - it's a relatively modern hotel right on the river, the staff is extremely nice, rooms are clean, free wi-fi (although my kindle died here, which broke my heart since we were only halfway through the trip - I'm sure it was not their wi-fi's fault), it is close to the temple and they start chanting at about 5 am, great rooftop restaurant/bar with free happy hour rum sour drinks. We actually had a suite - it was huge but kind of a quirky layout and feel (and it was still the least expensive hotel we stayed in). We were on the city view side - would have been nicer to have a river view (they were full so could not change). Staff could not have been nicer. It is surrounded by people living on the river and while it felt a little daunting when we walked at night about a mile down the road to a restaurant, there was nothing but smiles from people we passed and not even one of the many dogs growled. In fact throughout Myanmar, I never felt any hint of concern about crime or saw anything that made me concerned about safety.

Based on what I saw of downtown Mandalay (very hectic), I think i would prefer this location after a long day of sightseeing. And you can't beat the value.

Room Tip: Try to get a room on the river side - prettier view and might be a little quieter.

So I'll just copy what I wrote there:

I'm confused by the reviews here. Folks, we're talking about a room that's $46 a night -- which is even more of a bargain in Myanmar, where prices skew high.

I stayed there for three days in late November and was very pleasantly surprised. The room was spotless and pleasant, and the roof deck is FANTASTIC. Loved happy hour, with free cocktails generously passed out on the roof, and breakfast was excellent. I stayed at a few very cheap hotels in Asia and this was probably the best. Yes, my room overlooked a second-floor storage area loaded with car parts, but ignoring that there was also a great view of Mandalay.

The only even slightly negative thing I can say about the Ayarwaddy is that it's not in a tourist zone. The surrounding streets are full of markets and craziness and squalor (though my room was blissfully silent). Walking anywhere from the hotel, you're engulfed in this -- which will either thrill you or scare you or (most probably) both. Me, I wouldn't have it any other way: a friend stayed at the Hotel By The Red Canal, paying probably five times what we paid, and I felt bad for her. Give me real life and adventure over upscale sterility any day.

Looks new. Good quality and price. Free wifi (such a miracle for Myanmar). Rooms are well equiped, large and clean. Breakfast is excellent.
And the best of all is a rooftop bar with happy hour at sunset time where you can get as much cocktails (rum sour) as you want for free. Food is also good there. They have a puppet show every evening which we missed but must be fun, i think.
Located at the river bank close to bus station.
Staff is helpful. I highly recommend this hotel as a good 3-4 star option.
