We stayed here in Early June. The best part was that the AC worked... the worst part was the mushroom cluster growing in the shower. Beds are not very comfy, but the staff are friendly and helpful. The location is quite good for getting around.

Room Tip: Check the bed and the bathroom before you decide to take a room... always!

The garden hotel, next to the Nylon hotel, is very much run down. Yet for the price it is difficuly to beat. Rooms have airconditioning. Beds are ok to sleep in, not to hard, not to soft. Walls are flimsy, therefore noise level can be high.

In central Mandalay there is a number of hotel recommended by LP and they are fully booked especially in the dry season (Nov-Feb). Garden Hotel is very close to these hotels and you will have more opportunity to find a room.
Quality and price are the same of all the hotels in the area (old buildings in a high-traffic area), but the rooms are cleaned every day.
Different kind of rooms are available (with, w/o air conditioning) for slightly different prices.
Breakfast is included and abundant in the large room (no windows) at the ground floor.
The best option would probably be to choose one of the modern hotels east of the center, but should you decide for the central Mandalay, this is a good place!

mianmar is full of dirty budget places,which have become rather expensive due to the increase of the demand.neon lights windowless rooms,plastic flowers called garden,greasy doors,dusty furnitures.the worse omelette of my life,arrange your own taxi or byke renting...the hotel will charge you more.use internet on et hotel,across the street.you can visit Amarapura,a fantastic spot full of monasteries.1 hour by byke,close to the teak bridge.and eat at rainbow,3 minutes away,good and clean food.

I stayed here for few nights when Royal Guesthouse was full.Excellent location, in the backpacker area, a little noisy.They have different rooms with different prices, it's better to stay in a room without windows.Ask to see the room before.For 15$ it was possible to have a room clean, a hot shower,aircon, fridge and a tired tv.The towels were not perfect, but this was a cheap place to stay, not a luxurious hotel.
Excellent breakfast-eggs, fruits, juice, butter, jam.The waiter was a good guy, it was possible to ask more bread or butter every day.The staff was polite, they speak fluent English language and helped me with some tips.
No lift, just difficult stairs, this is a serious problem for a tourist with a great luggage.
On the same street,83rd , you can see a great bank, 200 m after Nylon Ice Cream, good place for exchange.A lot of banks in Mandalay , I made a tour with a taxi trying to change some $, it was impossible.Just on the 83rd street is a bank for exchange, but nobody in the hotels where I stayed in Mandalay couldn't say a word about that place.The staff of Royal Guesthouse recommended Tourist Information for change.Terrible mistake, this was black market.
