Lovely hotel on lovely location. People who moan about the amount of steps need to read up a bit more as it clearly states about steps. Also for a 3* hotel the food is perfectly adequate and not at all inedible as some people say. Quite frankly having heard some people talking around the hotel the moaning was embarrassing. Obviously some people are not happy unless they are moaning.
Breakfast is great - lovely cinnamon porridge and lots of other choices. For what you paid you had nice accommodation in an idyllic location.
Special mention to Boyan such a happy friendly helpful rep. Also the girls on reception were really helpful.
Unfortunately some people want 5* gourmet food at 3* prices. When it is 4* all inclusive hotel next year the price will be high which is a shame. I hate all inclusive but hopefully in the future will try to get an apartment on the island instead

We were very disappointed on arrival to find that our sea view suite booked and paid for 6 weeks earlier as part of our silver wedding celebrations was not available and a hand written note read by the receptionist confirmed two inferior options for us. Either, a family room based in the villa farthest away from the hotel up copious steps and overlooking a tennis court or a basic room. I wont dwell on the quality of the accommodation as it has all been said in the last few reviews however I will say that the beds were very clean...the room tended to each day early on and without fuss. There was however no area to sit comfortably and the balcony seating was tight to say the least...also not very private and susceptible to cigarette smoke from very close adjoining balconies. The room remained quiet in the day however at night the plumbing came into its own....and the snoring from adjoining rooms varied at times between hilarious and downright tedious depending upon how much sleep we had had before the earth moving nasal/tonsil olympics began! On our first night the air conditioning set off on its own accord, waking us up in the process. One thing about an island is that you are a bit compromised by location and as the bad news about the room was being given the ferry was well on its way to the next island...eventually liaison with the new manager was helpful and we did feel that somewhere along the line a genuine situation had occurred which had ultimately impacted us...we decided to stay and I am pleased we did. Yes ...there are problems...however the island is beautiful and life goes on...we were independent travellers and I think this affects perspective. Had we come through a tour operator perhaps we would have felt differently as statements would have been made which perhaps were not lived up to...as it was our room booking massively disappointed us but the three star service was probably an average 3 * hotel offering. There is however scope for improvement and whilst it is hard to see this as 5 * given the current accommodation build...I do hope that the plans to modernise and upgrade to All Inclusive 4 * plus materialise and we would like to return in more settled times. Anyone travelling imminently as an independent traveller I would advise to double check room availability and location with the hotel. Also try and eat in the A la Carte restaurant if at all possible. We stayed in Dubrovnik for 2 days on our way out which meant we felt no pressure to do anything very much other than enjoy the tranquility of the island walks, views, flora and fauna. 5 days felt about right in terms of time spent on the island. The usual nonsense around reserving poolside sun beds goes on however we much preferred the beach...the sea is so clear and was warm and the opportunity to sea kayak brilliant. I do hope more water sports become available with the upgraded hotel.

A quick word on the staff. On the whole the receptionists were helpful...special thanks to the lady who brought her own mobile charger in to help me...and to the manager for taking the time to talk to us every day and check in on how we were...much appreciated. We also thought the clean up operation after the rains was speedy and effective.

All things said ...there are very few places one can go to so close to home with such a wealth of history..scenery...beauty and peace...a car free paradise..with no music blaring or beach vendors...hassle free...quiet yes at night but that suited us...we had taken books and had each other..however totally understand that this is NOT currently the place for anyone seeking a vibrant nightlife and I agree with other reviewers that there is a lost opportunity over night time entertainment and the hotel bar which despite it's decor was in the main impractical, under stocked, under utilised and generally missing the spot.

I do hope we can return in more positive times for the hotel however we wish them well and thank them and the people of Kolocep for sharing their little part of heaven with us.

Room Tip: Sea view and if travelling independently check with the hotel just prior to travel.

This hotel is located on the island of Kolocep just a short boat ride from Dubrovnik in Croatia. First impressions when entering the bay were amazing the island is small and very green with crystal clear blue waters. We booked to go here for our Honeymoon and my husband who scuba dives even said he had never see waters so clear.

Its an up hill walk to the villas and once inside there are no lifts to the top floors so wouldn't recommend it to anyone who has difficulties in walking. We had a suite which consisted of a living area, bedroom, bathroom with bath and shower and two small balconies. One of this first issues we noticed was our shower screen was broken and fixed with black tape. We decided not to report this to the hotel staff as we assumed that the rooms had been checked prior to our arrival and that this was seen as a suitable fix. Unfortunately later that week the screen came off and hit my husband while in the shower, Luckily the glass didn't shatter but when we reported it we were told we should have informed them when we arrived! They said they would send someone to fix it straight away but this didn't happen and when we mentioned it the following day a reception we were told that they had no recorded of it! By this time I was starting to feel quite angry at the situation and the only saving grace of this situation was the girl on reception who took it very seriously and got their maintenance man to come and fix it straight away.
We found on more than one occasion that the staff weren't always as helpful as they should be.

The Food also deserve a mention. Don't expect anything fancy. The majority of the meals were edible but nothing more than that and after speaking to other guest we found that most people chose to eat away from the hotel as the food was so poor. We did find out from another guest half way through the week that they offer a separate restaurant which has to be booked 24hrs ahead. Its worth taking advantage of this as the food is much much better than the normal rubbish that's served.

The beach area in front of the hotel is lovely and the sea is normally warmer than the swimming pool but the big problem with this was the wasps. There is a large wasp problem at the hotel which really affected our stay as they don't leave you alone. We found that we couldn't relax on the beach or on the balconies during the day as there were too many bothering us.

There is also a cocktail bar area that opened in the evening called 4 elements. they have a collection of sofas, beds complete with chandeliers and a fire pit. We found this very enjoyable and spend most evening here but the fire pit was never lit (due to health and safety reasons) and many of the beds were wet as it often rained over night. Seemed a shame that this area was provided but could have been so much better.

we also heard reports that the hotel is going from 3 stars to 5 next year. If this is the case there is a lot work that needs desperately to be done. we also found there was no entertainment provided so not much to do and there was a big lack of information on other islands or Dubrovnik itself.

My recommendation would be go for the location not the hotel the views are absolutely breath taking and with there being only two small villages on the island it doesn't take long to relax here. Also book a sea facing room its well worth it. Alternatively stay in Dubrovnik but spend a day island hopping as the ferry is good and not expensive.

I wouldn't return to this hotel but would return to Croatia as its such a beautiful country.

Room Tip: Would recommend a sea facing suite.

Disappointing which is such a shame as it has potential to be lovely with just a little effort. A little ambience in the restaurant, tablecloths in the evening, waiters with a friendly demeanor and perhaps edible food (school dinners comes to mind). Although the hotel was pretty full it took quite a bit of effort to get them to open the bar which has a lovely seating area and view but again no music. When it was open it was a little half hearted.
No-one explained the procedure with drinks at dinner and was chaotic on the first night.
Room small, minute balcony but very clean, comfortable and quiet. Our maid was very nice and efficient. When the rain came through the ceiling (yes rain like I have never seen but that is another story!) The maid came immediately and stripped the bed and left us extra sheets and towels as we had got drenched walking back to hotel.
Reception staff friendly and helpful. Tip, dont take hotel boat to Dubrovnik if the sea is choppy it was like a roller coaster. We got the regular ferry back which was 100 times better (and much cheaper) but the times are pretty daft!
There is nowhere to sit and relax after dinner except outside the restaurant if the bar was closed and absolutely nothing to do. Entertainment was a little trio who sang a bit at dinner.
Hotel website boast about entertainment centre in your room with free wifi/media centre/dvd player NOT!!!!! You have to pay for wifi, there is none even in the public areas, I find this ridiculous in this day and age, they wanted every last kruna. You had to go to the bars along the island to get any wifi, staff here not very friendly and didnt seem to want you there. Fab chips here though.
Small manmade beach, rip off for sunbeds, pool not too inviting but walk around the rocks for beautiful scenery and peace and quiet with stunning views, very uncomfortable to stay too long. Nothing there so pack your lunch at breakfast!
Sorry but wont rush back. Thomson service, rep and transfer very good.

Room Tip: Think a sea view room is worth the extra as long as you do get a view.

We have just returned from a two week visit to Villas Kolocep and we were disappointed from the start. We went there after reading other people's fantastic reviews of this so called Hotel. I can only say that they have never been to a good 3 star hotel before. Most people we spoke to on our holiday felt the same. We didn't get a sea view , we had a top floor room at the rear of a so called Villa overlooking the top of an olive tree which was possibly better than looking at a stone wall on the ground floor. There is no lift anywhere and there is no one to help you with your cases. Food could have been better, if it wasn't for the fantastic lady making omlets the breakfasts were poor, the dinners were very often luke warm, some days better than others. The place badly needed a proper indoor bar for colder evenings. There is a small cocktail bar outside wich would not be able to cater for all the guests if they wanted a drink . They are supposed to be upgrading next year to a 4 star plus, I can't feel that this is possible without knocking it down and starting again. The location is great , with lovely views. There was no entertainment and most nights we were back in our room by ten o'clock watching telly, not my idea of an holiday. The sun beds round the pool are packed in tide with no covers on, very uncomfortable. Two weeks was too long for us at this hotel. The next island to kolocep is lopud where we visited twice and if you want to see a proper 4star hotel, take a look round that one, no comparison.

We agree this is a beautiful island. The transfer to the island was very good and on the ferry the hotel registration form was completed and this helped with quick allocation of rooms on arrival. There is a huge emphasis on leaving debit/credit card details even though you advised payment of services would be in cash. The hotel was disappointing . We had a family room and this gave us more space, this overlooked the back of the hotel. The shower was powerful. The food in general was poor and as previously reported it was lukewarm and we struggled on quite a few nights. We tried the al la carte one evening, but again the food was bland. The hotel lacks atmosphere, the waiters were subdued and some staff were homesick and waiting for the season to end.
The Stari MIri restaurant on the edge of the harbour was our saving grace. We had lunch here every day apart from the day we went to Dubrovnik. The food was freshly made, presented well and hot. The squid was perfect . We walked here each evening for drinks as the hotel did nothing to encourage you to to stay and the Elements bar area was not our idea of an evening drinks as again this lacked atmosphere.
There is no need to take the early ferry at 6.45 as the hotel boat, which is the sea taxi leaves at 10.00 and returns at 18.00 the hotel has an allocation of seats for these times. We purchased the one day Dubrovnik card, this allows access to the bus services ,to walk the walls and six other museums. We walked the walls before lunch and even though the cruise ships were in, it wasn't that busy. The weather was mixture of cloud, sun. We enjoyed the holiday and did all the walks, we had a seven night holiday and would have struggled if it had been any longer. We did not find the hotel to be value for money, having paid the supplement for the family room even though there was only two of us as Thomsons only had these rooms left at the time of booking and then two weeks later had double rooms available. Kolocep is a beautiful quiet island, but unfortunately we would not return.

We have just returned from Kolocep, what an amazing place! So beautiful, so peaceful, so relaxing. The villas are not for the frail, you have to walk up steep paths and no lifts to high floors. That said the views are amazing. The rooms are perfectly adequate, clean with plenty of hot water at all times. Food is good, varied and the lady who prepares the eggs and omelettes of a morning is lovely and so are her omelettes! This is a hidden gem, we will definitely return. The other islands are well worth a visit.

Room Tip: ensure the sea view you book really is a sea view, Thompsons book all south facing rooms as seaview...
