My husband and I were very happy staying here and Tina and her dad Ivan are very accommodating. It is a little tricky to find, but right next to Jupiter's Temple and very convenient to all the sites and attractions both inside and out of Diocletian's Palace. We really enjoyed the music every evening right in the square by Luxor hotel (2 seconds from BASE rooms). If you go just past Jupiter's Temple, there are a ton of restaurants. The rooms were an excellent price, clean and also with wi-fi. It was hard to believe that we were staying in the middle of such a historic palace/old town!

Two mattresses side by side make a spacious king. Air-con is vital in this hot muggy climate. After going cross-eyed on the tiny screen of my wi-fi mobile, it was grand to have a computer & screen & desk in our room. We asked for & got the top-floor (3 ensuites above each other & a ground floor shop) to distance us from pedestrian noise. These clean rooms, purpose-refurbished under UNESCO guidelines for old buildings, is 40 metres up alley beside Luxor restaurant on the ancient square (shiny marble polished by footsteps of 17 centuries) just inside main entry from port, right next to Museum entry. Ivo is a knowledgeable & helpful host offering most interesting conversation and useful tips. Split is an industrial eye-sore of 350,000 people who enjoy visiting the scenic Old City in the evenings and weekends with their family, making OC feel more cosy and less over-run by tourists. After two full days you may still discover new squares (& shops) & courtyards where locals & others drink coffee at half the price of tourist ‘hotspots’. Stay in the OC, preferably in Base to catch the atmosphere (without the rank odours of some streets). Trogir is ‘nice’ but not worth the 1 hour trip (in pleasant boat or bone-rattling bus). Base is quite rightly recommended in Rick Steve’s guide, so it gets full – book early and you won’t regret it ! As I was checking in, another passenger from our Hvar catamaran arrived without booking, and Ivo assisted him in finding accommodation elsewhere.

Room Tip: Higher floor = more quiet (not that it was noisy)

I can only say that if you also plan to visit split in summer like me, BASE rooms is one of the best choices. Its location is at the heart of Diocletian Palace, just upstairs from the Egyptian sculpture which is part of LP suggestion path, even got an tiny but direct entry from the plaza. Under violent sunshine and burning season, we kept walked in town and returned air-conditioned room within these 2 days due to the convenience. We met a dancing night in plaza, a little bit noisy but it didn't affect your sleeping time.

Without daily cleanliness service, but the room was spacious and tidy. Destop computer was fast in network, but I cannot install card reader to back-up my photos in my memory sticks.

Restaurants were just downstairs thru the narrow ivana., travel agencies were easily located from hotel towards north gate, which helped us plan for daily trip in Brac.

Room Tip: If you carry heavy luggage, please choose the lower floor as possible.

The rooms are very large and spacious with great plasma TVs, a computer and large ensure bathroom.
Hosts are very friendly and helpful.
Great location near palace.
Try nearby Luxor restaurant for a very atmospheric experience within the palace walls.
Rooms are quite difficult to find but with Tina's detailed instructions we managed quite well. I'd recommend Base rooms.

We recently stayed 7 nights at the BASE Rooms apartment and cannot think of a better place to use as a base for a trip to the Dalmatian coast. The apartment is located ~150 meters away from the other B&B Rooms, still within the Diocletian palace walls in the NE quarter not far from the North (Golden) gate. The apartment is on the third floor of a building above a tourist agency on the ground floor and office spaces on the next two floors below. We literally had the whole place to ourselves from 9pm until 8am the next morning. No elevator, so not necessarily suitable for someone with difficulty using stairs.
The apartment itself is on two levels with a nice-sized kitchen/dining sitting room (with a pull-out sofa) and a separate loft area above that sleeps two. The bathroom/shower is in the loft area. Air Conditioning both upstairs and down. Fully functional kitchen with a nice-sized refrigerator/freezer and all of the utensils and cooking tools you would expect to find, including a dishwasher. Internet was accessible via a weak wifi signal, and the apt has TV and cable if you are so inclined (we were not).
The cost was extremely reasonable at 80 Euro's (600 Kuna) per night. For food, there are a ton of reasonably priced restaurants nearby (and a few relatively expensive ones) but after getting a feel for the location, we decided to cook for ourselves. Cannot think of a better way to get the feel of a country than by sampling the local food markets. The Green market is only a 3 minute walk to the East, the Fish market is 5 minutes to the West and there are numerous small groceries and bakeries all within 2 minutes of the apt's front door.
Ivo and his daughter Tina were extremely helpful in every way. No problems with scheduling cleaning or getting fresh towels/linens when needed.
According to Tina, most people do not stay for as long as we did but this is why I would recommend it, especially for a first trip to Dalmatia. First of all, the old city of Split, unlike Dubrovnik or Trogir is truly alive at night. That's when the cruise ships have departed and the locals all come out to play. In my opinion, it gives you a better opportunity to feel for what local life is like. It's centrally located and the ferry service to the Islands Brac or Hvar for day trips is simple to access by foot. You can rent a car or a motor scooter to see more of the countryside (we rented a car for 300 Kuna), travelling to Trogir, Krka National Park, or Primosten. Rent bikes and ride around the Marjan Forest (Split's equivalent to Central Park). Take in the local beaches and the clear, cool water of the Adriatic.
Highly recommended.

Room Tip: Choose the apartment for extended stays of a few days or more.

It's right at the heart of all the actions -- just a few steps from the vestibule of the Diocletian Palace. During the day, the vestibule is very crowded. But after dark and in early morning, you have the whole place to yourself. It's a really nice experience to live in a 15-century house, but renovated and with all the modern convenience like wireless internet and a computer. The room is spacious and well furnished. Tina and her father are very kind. It's such a good deal with that price.

But just a couple things to note: All rental car travelers should be warned -- it's very hard to find a parking space anywhere close to the city wall. We went around the city for half an hour and found a parking space in the residential area up on a mountain about 15 minutes walk from Base Rooms.

Another thing is that there's not elevator in the building (I suppose it's natural that there isn't). People having problems dragging their luggage up the stairs should look elsewhere.
