We spent part of our summer holiday here. The rooms are completely new and air-conditioned, with comfortable beds and, in our case, an additional very large fold-out sofa.
Breakfast is not included, but rooms have kitchens, although these are small (especially the fridges), and you need to check whether there is everything you need in the way of pots etc when you arrive and not be afraid of asking the very helpful staff for anything that is missing. You can buy all you need for self-catering at the Obzhora supermarket at the Eastern end of Malaya Arnautskaya. The nearest coffee/breakfast place is a short walk down Bolshaya Arnautskaya (also toward the East), with rather dry pastries but acceptable coffee.
The rooms are in a very quiet courtyard some way back from the street, so the only noise you hear is that from the other guests, which didn't bother us at all. Conveniently located two tram stops (no. 5) from the train station and close to the Otrada section of the beach, and not too far from the center although not exactly central. The no. 5 tram also goes to the Privoz and Starokonny markets and the bus station, as well as to Arcadia in the other direction.
