“Best hotel in this old Kowloon Neighbourhood”

This was the best choice made possible for me for 2 reasons:

- Location: I could walk 10-15 mins to St Teresa's Hospital back and forth easily
- Room Cost: Average rate much cheaper than the other nearby 3-4 star hotels which were overpriced due to Mainland China tourists staying, e.g Royal Plaza, Langham etc...

Pros:
1. Location - Not just for my needs, but in this area there are plenty of local delicacies, fresh fishball,/dace fish balls/brisket noodles, roast goose, traditional chinese bakery, ParkNShop, wet market, red mini van stops, it is a very "local" area if you know about cantonese culture and tastes.
2. Helpful Staff given the lack of other facilities and services.
3. There is a pool and lounging area, which I did not get to try but seems suitable for kids.

Cons:
1. Small lobby/Overcrowding - Tour groups rule this hotel but I had no choice
2. Noise pollution - From the tour groups checking in and out, room to room, noisy corridors, I did open my door and yell a few times to some Chinese tourists who felt that could scream at each other at night from door to door. But in all honestly, this frequently happens now in other hotels.

This hotel is ok for a simple stay, adequate if visiting family and/or need to be in this area, especially those visiting family or need to be in this area and do not want to stay in a motel/YMCA/or the bridal house hostel hotels. This is not suitable for tourists or travellers that are new to HK.

Room Tip: Away from the lift/elevator lobby, non smoking rooms!

If you want to be in the action of down town kowloon this hotel isn't for you. The location is no where near an mtr and the hotel shuttle bus is permanently full so taxi is the only option. Most of the taxi drivers we travelled with had never heard of it so essential to carry a hotel card at all times so they can see the address in Cantonese. Also there isn't always a taxi outside the hotel and the concierge staff claim they can't call them to order so we ended up waiting on a couple of occasions. The lobby is tiny and crowded and the cafe only very basic food with uncomfortable seating so you can't use it for a business or social meeting. Odd decor but rooms ok and quite clean. The big plus here is the quality of staff. Very helpful and attentive and good command of English. The location is also very run down but certainly authentic.

Room Tip: Not worth paying extra for corner sea view room

First thing that 'strikes' me or rather surprised me was the lobby. Looks tilted and I needed some adjustment to get my eyes accustomed to the 'sliding' effect! Even the floor tiles are patterned to give an illusion that the lobby is warped! The rooms are bigger compared to those from the same range on the island and is cosy. Public transport is available and it is easy to flag a cab outside the hotel. The lobby is a tad small and you may need to maneuver among the luggage and people during check-in and check out times. There are limited seats in side the lobby for waiting guests. However, you can order a drink at the small cafe at one corner of the lobby. There are no big and trendy shopping malls nearby but I am able to get the basic necessities from nearby supermarkets, have reasonably priced meals a few streets away. The wet market opposite the hotel is very interesting too. I bought some dried seafood like sea cucumbers. Safe for those traveling solo.

Room Tip: I am not sure about the single occupancy rooms but my twin sharing room is rather 'spacious'...

I've just stayed in this hotel for 4 days - chosen by my travel agent. We were lucky enough to be on the top floor - 21st, so this was quiet and reasonably far from the noise in the street. The room was nice, but the bathroom/toilet was so small. The elevator was bigger than the bathroom. The staff were very polite, helpful and accommodating. Nothing was a problem for them. The Concierge was very knowledgeable and put forward some excellent suggestions. The lady (Christine F) at the tour desk was also very lovely and helpful. Such excellent customer service. The lady who does the massage - I can highly recommend her as she's very good.

However, as a tourist to Hong Kong - you would want to be in a hotel where you actually get picked up by tour buses. While taxis are easy to get - this hotel is not on the "pick up" points of some tour buses. The Kowloon Hotel is a more popular pick-up point. To get to Disneyland for instance, our tour sheet said we would be picked up from our hotel. But when I received my final instructions, we were told that we had to be at the Kowloon Hotel by 8:00 a.m. We also had to find our back to the hotel when we expected to be dropped off. This was quite annoying as taking taxis everywhere can add up to quite a bit.

The view across from the hotel is also an eyesore. No fancy trees or greenery here. Just shop after shop of car-related establishments. Car parts shops, car repairs, etc.

The guests (mostly from Mainland China) will also keep you awake as they don't seem to understand the concept of maintaining silence to allow the other guests some peace. I had to tell off twice some children who were screaming and ranting at 10:30 in the evening down the corridor. The parents were not there - just these kids running up and down.

If I ever go back to Hong Kong - I won't stay in this hotel again. If it was for business, then maybe yes - but only if I couldn't book elsewhere. But if it was for another holiday - I think I would rather stay somewhere else.

Room Tip: Try and get a room on the 21st floor. The best rooms are there.

I stayed here for a month for a business trip, and will request to never stay at this hotel again if I'm in Hong Kong. Unruly Mainland Chinese guests, especially those with young children, were beyond despicable. I woke up several times to the sound of running children in the hallway banging on the walls with umbrellas, ringing guests' doorbells, and all while yelling at the top of their lungs. Their parents simply laughed. Unbelievable.

I've noticed a tension between local Hong Kong residents and Mainland Chinese visitors, and at least based on my experience, Hong Kong residents are completely justified in their repulsion and detest of these visitors. At the end of the day, it is simply the lack of common decency, manners, and consideration for those around you that separates the two groups.

Avoid this hotel until they've implemented some policy or gained some control over unruly, rude guests or risk sleepless nights and constant frustration.

Hotel is in the market area , good options to eat nearby .. rooms are small but well maintained . Easily accessible by bus. Breakfast buffet is very good and staff is also nice , overall a good experience.

Clean and nice hotel.
Easy shuttle bus to everywhere in hong kong. But fat from metro station.
Over all hotel is good.. typicaly hotel in hong kong.. small size even bath room really minimalize
But also recomended for stay because clean.. helpfull staff..
