The rooms were nice, small restaurant but my overall experience was ok.
Best thing about the hotel is its location on olaya street, it is 5 minutes away from the kingdom center and al-faisaliya tower. Staff are very friendly and can speak in English.
It is good value for money as other hotels in the vicinity are extremely expensive - about 5 times the price of Tulip Inn. This hotels is the best bet for travellers who have urgent travel requirements and are on a budget. At 400 SAR per night with breakfast, it was well worth the money spent.

Average hotel with good rates, but windows are not seald enough to block traffic noise.
Rooms need better carpets and Washrooms too. There was no hot water even in the morning time.
Best thing was the location of hotel (idealy located on Olaya Road) and Internet rates, which is probably the best in Riyadh, i.e. SR 50/ day and discount for longer stays.

you feel that everyone is watching(and they are watching!) you,but not for safety reasons.unsafe for a female traveler.incredibly poor hygiene.not soundproof windows and doors.dark..avoid it.

I don't wish to complain nor write a harsh review unless absolutely necessary but I do feel my recent 5 night stay at the Olaya House, Riyadh was a real disappointment. When travelling away on business you tend to hope that, after a long hard day, you can come back to your hotel and unwind...in a degree of comfort and quiet. Alas I didn't book this hotel but had someone, apparently someone who dislikes me intensely, sort out the arrangements. Never again!

The hotel itself is a bit shoddy on the outside and this is repeated inside...the decor reminiscent of something out of a 70s US cop show; complete with wilting flower arrangements, miserable looking business people (by the end I knew why they looked that way) and wall paintings reminiscent of thickly evil toxic waste. My room, on the 2nd floor, was reasonably sized, contained dark and occasionally broken furniture, 2 beds with linen of dubious lineage and absolutely no decor whatever - just lots of yellow walls and mottled stained brown carpet. The bathroom was cheaply tiled and had clearly been the subject of much repair...apparently by someone with pretensions to using lots of oil on canvas.

Attempting to obtain hot water proved problematic as it transpired the 'Hot' was 'Cold' and vice-versa. However, taking a shower behind age-old curtains promptly flooded the bathroom as the bath leaked. The TV was old and grainy but mercifully offered up the BBC World station so that I could at least listen to the same old news repeated every 5 minutes in an English accent instead of having to sit through the infernal graphics and looping of CNN!

Other pleasures during the week were the constant hammering and drilling in a next door room as it, presumably, underwent renovation. Strange that this always began on my return from work at around 7/8pm...the hotel clearly couldn't consider doing this while I was actually away during the whole day! Also could always hear the person in the room above relieving themselves via the air-conditioning unit. Occasionally this meant turning the volume up on the TV...but the drilling helped drown out the unpleasantness (perhaps THAT'S why they did it)! I did complain on a few occasions about the drilling but no apology was forthcoming...only an agreement to desist: until the next night.

Air-conditioning was very noisy and had to be turned off to try and sleep. Minibar was never refreshed.

Tried the 'gym' out one night but it was INCREDIBLY small, containing just about enough room to swing a dumb-bell and run on one of the 3 treadmills. Staff were helpful here but I did feel I was imposing on their television viewing of 'Desperate Housewives'.

My wife tried to phone me at the hotel one night yet the staff denied all knowledge of me - and were singularly unhelpful. Not bad for a guest staying with you for 5 nights!!?

Some positives...

W-Fi provided...but is insecured and expensive at 50 SR/night. Room was cleaned every day...but they were clearly fighting a losing battle.

...but not enough to encourage me back. EVER. In my view...avoid. It's not even that cheap! A rather sad, lonely and uninspiring place to stay for ANY length of time.

Rooms are just lousy and heavy smell in the rooms from carpet. I just wished i never booked here. Breakfast be prepared for a lebenease restaurant. No body understand english except one asian bellboy. Learn arabic to stay here!!

It's hard to write an objective review when feeling this dejected about a hotel.

The Tulip Inn in Olaya doesn't fair well in my books... the rooms are in poor condition - in my room anything from running a tap to flushing the toilet caused an unbearable stench to fill the room, perhaps problem with the sewerage lines?

The door locks were disabled, and the door chain removed - making privacy feel more like a special indulgence than a basic right.

The TV reception is grainy and the channels are unimpressive, the mini-bar stocked with very cheap sugar-water-wanna-be-fruit-juice imitations.

The bed and linen are uninviting, and at dawn will regurgitate you feeling lice-ridden and dirty.

The reception staff are aloof and seem schizophrenic in how they stop, half-way through tending to you, and instead do something unrelated... it took them 13 minutes, from request, to make a call to arrange a hotel taxi for me even when I’d conveyed a sense of urgency, and they approach handling a guest check-out with the puzzled slowness with which a geriatric would diffuse an atom bomb.

If you read my other reviews, you’ll see that I generally praise hotels for their efforts. After much contemplation, I’m hard pressed to find anything to compliment the Olaya Inn on.
