Set amongst a vast garden of native fruit trees, lush greenery and an inviting pool lies Kabiki. The property represents excellent value for money. It's clean Japaneseque rooms come with wonderful smelling hand crafted soap and are situated in a nice, quiet area, in walking distance to key attractions. The breakfast was fantastic and the staff very helpful. The hotel also organises washing for a very reasonable price. A wonderful find!
Tip- go to Naturae restaurant for lunch and have the $10 special - fantastic organic food

We stayed for 10 days at the Kabiki, having stayed there last year as well. The garden is gorgeous and 20m pool and children's pool a great feature at the end of a hot day. The ground floor rooms are spacious, clean and tastefully decorated. The new upstairs rooms are also beautiful, but the appeal of this hotel is the garden. And each ground floor room has its own little garden sitting area. The bar fridge is useful too and they are very generous with providing plenty of bottled drinking water. The location is excellent - within walking distance to st240, the Palace and the riverside. There is a children's park only a block away which is great fun in the cool evening. The breakfasts are generous, large plates of fruit, eggs and bacon, lots of tea/coffee and fresh passionate fruit juice. I highly recommend this hotel.

The only downside, and perhaps only noticed as we were there for so long, was the attitude of the French management. Both of them were observed speaking harshly and publicly to Khmer staff - from all of whom we experienced nothing but great service. Particularly distasteful at our check out was the female manager interrupting me as I was thanking the Receptionist for his service to snap at him for not answering a ringing phone. A little less of the colonial, proprietorial attitude, please.

Room Tip: Ground floor rooms are special with their own garden sitting area.

Tucked away on a private road, has a very tranquil feel and is a nice location particularly if you have children as many of the rooms have an enclosed terrace.

Staff are friendly and pool is nice particularly on the hot afternoons. Location central to palace, silver pagoda (great children's play park nearby) and national museum.

Rooms fairly basic, considering price and the above, a good stay!

It was exquisite. It was the highlight of our trip in Cambodia. It is really an oasis in the middle of a busy city. Tastefully made within a tropical garden. Tasteful and functional rooms. Perfect staff, helpful, polite and efficient.Breakfast and food was delightful. Could not ask for more. We are still missing the place! It will make your trip if you choose The Kabiki.

Room Tip: We had a room on the second floor, it was perfect for us. The ground floor rooms seem to have little...

This hotel is really an oasis in the middle of the city, only a short walking distance or tuktuk ride away from the Royal Palace and the National Museum, almost neighboring the Botum Pagoda. Nevertheless, as other reviews already show, it is a quiet green spot in a hectic city. We stayed for 3 nights with our family (2 almost adult boys) in two separate rooms, spacy and clean, and we enjoyed both rich and tasty breakfast in the morning and the clean warm water in the swimming pool after long days' activities in the evening. The pool is open 24h per day. Most pleasant however was the good service. Many of the staff speak good English and they gave us a lot of valuable tips what to do and where to go - despite some of the sights in the city were closed due to the mourning services for the deceased king. They helped us with a day trip per taxi (fair fixed price) as well as quickly organizing a transfer through the city when a long distance bus company forgot to pick us up (we still reached the bus). Most remarkable: After I forgot a case with memory cards for my camera at departure, they cooperated with a minibus transport agency in Siem Reap which has regular vehicles running on the route, and within 10 hours I had my case back over a distance of several hundreds of kilometers. In every aspect a very recommendable hotel.

Room Tip: If you are a family with up to 2 children, you may be happy with room # 10 in the ground floor which...

This is a great hotel, one of the best I have stayed in. The staff are all friendly and helpful, the swimming pool is glorious, quite long, and surrounded by shady trees, which is ideal in such a hot climate. The rooms were really nice, and the hotel is in a great spot in Phnom Penh - the next door neighbour is the Prime Minister, Hun Sen! So it is in a good area and security is good.

The breakfasts (included in the roommate) was tasty and filling (the passionfruit juice a great way to start the day). From the hotel, it is a short walk to the Royal Palace, National Museum, you can even walk to the riverfront shopping area (or it is a short tuktuk ride).

And despite being in the heart of a bustling Asian city, I could not hear any traffic from my room and woke only to the sound of birds chirping in the trees. I can't recommend this hotel highly enough.
