Its a very nice hotel, with comfortable beds, good shower, friendly staff and great food!
The only bad thing at the moment is that there is construction next door, with loos metal sheets that bangs in the nights and workers that starts at 8.

Room Tip: at the moment chose ground floor, less noisy

This hotel is a good tip for everybody who's travelling to Phnom Penh in Cambodia. The hotel is a bit apart, but you can arrive everything easy with a tuk tuk. my boyfriend and i walked all the ways to the royal palace for example. During our stay in the hotel there were some building works in our room just for one day. although we weren't at the hotel for the time the building works were realized we got a voucher for dinner in another hotel, which belongs to the 240 group. It was a real pleasure to see the other hotel and to eat there. we were sitting at the poolside, drinking some cocktails and had a beautiful dinner - all for free. But there is no Spa or Fitnesscenter in it. It is just a small hotel. Nevertheless we loved it. So enjoy your stay at the hotel!

We arrived at midnight and were pleased by the airport pickup and the ease of checking in. We got a room with a plunge pool, which also comes with an outdoor deck--a nice refresher in the midafternoon!

Our bed was comfortable, the AC noiseless, the shower endlessly hot, and the room impeccably clean. Perhaps we are just early risers, but we were never bothered by any construction or street noise. The free wifi was helpful when we had to look up a camera repair shop, and the decor was tasteful. The hotel is within walking distance of the Royal Palace and some nice places to eat, and central enough that tuk-tuk rides to other attractions were not outrageous. The hotel has a helpful list of "expected costs" for tuk-tuk and taxi services, which proved useful in bargaining fares.

We really loved the restaurant. The meal was basic, but much better than many of our "included" breakfasts we had while travelling SE Asia. The fruit smoothies were phenomenal.

Yes, it was pricier compared to some other options farther out or in sketchier areas, but you get your money's worth in terms of comforts, service, and location.

240 is okay value for money - you pay for the street and location, breakfast is basic and no frills. Staff were exceptionally helpful. Rooms are basic all with wifi, TV and safe. Mine had a balcony with a plunge pool.

We booked this hotel due to the high ratings on trip advisor, but were quite disappointed. We stayed in Vietnam and Cambodia for 5 weeks and this was one of the most expensive places we stayed at and was by far the least relaxing for a variety of reasons below:

(1) The plunge pools do not exist, regardless what they say on thier website and the rooms remain the same price. There are two rooms that used to have a pool, one has been converted into a flower bed, the other (where we stayed on the top floor) was full of old broken bits of wood! Not a pretty sight. When we were taken to our room on arrival they said there had been a leak and so they had to remove them but there was no mention of a reduction in price.

(2) The ongoing building work next door. THIS is what really ruined our stay. Right next door is a big building site. We were told they started at 8am. However the truth is they started drilling right next to our head at 6.30am. At some points i thought the room was going to collaspe the vibrations were so bad. It got to a point where i couldn't even have a conversation with my partner because it was so loud and we ended up wearing earplugs whilst we packed on the last day to avoid ear damage! We did ask the reception if there was anything they could do, but because it wasn't anything to do with them they had little they could say. This meant we had lots of early starts...very disappointing and lucky that we didn't need to stay in our room during the day! I appreciate its not the hotels problem, but unfortunately it did ruin our stay.

(3) The air con leaked all over the bed...thier solution was to move the bed!

(4) Whilst the breakfast is good, if you stay for anymore than a few nights prepared to eat the same thing for the duration of your stay!

(5) The mattress on our bed was quite uncomfortable and you could feel all the springs.

Good points..
(1) The hotel does have a nice feel to it, the rooms are big.

(2) Good location

(3) You can get pool passes for its other two hotels (which do have communal pools) where there isn't any noise!

Overall - I would stay somewhere else until the building work stops and be wary that the plunge pools do not exist despite what they may say....

Dear Guest,

I am very sorry you were disappointed with your stay at the 240. Only 2 of our rooms have plunge pools and the eight remaining do not. Therefor there are different categories and prices. I thought it was clear from our website and the room naming.

The neighbors conduct construction but we never know when they will be noisy. Sometimes there are no noise for a few days and sometimes it is bad indeed... Unpredicatble!

They should soon be finished. But in the mean time we offer the possibility to use the pool at the Pavilion and have free drinks there.

Architecture of this boutique hotel is fabulous - very neat restored building. Artwork adds a lot of character to this place.

Interiors of the room is great. Very clean & spacious. Location is central & convenient. Breakfast is slow & late.

Few pointers - the plunge pool does not exist as advertised. Due to maintenance reasons it has been converted into a planter box. Price of the room remains same though! Carefully review what the price includes & excludes if you are travelling as family with kids - i had few surprises.

ALERT - Previous night i had booked a taxi at the reception for an airport drop off. Next morning i had an anxious wait & it turned out that the receptionist had forgotten to inform the taxi company...what a rude shock! Luckily they called him again & a taxi was scrambled & the driver weaved fast through the traffic & we made it for the flight....phew!

Room Tip: Be careful about taxi booking...especially if it is to/from airport!

Dear Guest, I am very sorry, our receptionist forgot to book your taxi. I think it is the first time something like this happens in the last 4 years the hotel has been running.... As for the plunge pool, only two rooms have a plunge pool, and those are sold as such and are a bit more expensive. Cheers, Alexis

Last minute change of plan brought us back to Phnom Penh for our final night in Cambodia. Lucky to get the last room here, beautifully furnished with a small terrace and a welcoming bowl of fruit. Staff extremely helpful, sorted out transfer to sister hotel with pool and showers so we could await out late flight the following day. Knocked off $5 due to building work causing noise during the day - but all 3 hotels we stayed in in Phnom Penh had building work next door ! Nice breakfast included at adjoining cafe. Excellent situation in middle of shops and restaurants of St 240.
