We stayed 4 nights at the Diep Anh Guesthouse this week. It was perfect and much better than expected for the price. We paid $24 per night for a double room. The room was spacious as well as the bathroom and very clean. There is air con, TV and free WIFI. Our room, in the main guest house building - room 401, was on the 4th floor, which is not a big deal as they carry your luggage up and we had a bit of a view on the district 1 roofs. It was very quiet, except one night when guests probably arrive late and one morning when there was noise, but otherwise, very quiet. The first night, we were in the family sister's building as our room was not available (people sick and had to extend their stay), which is 10m away so fine but our the bathroom in our room (402) really smelt bad.
The hosts are great, very willing to help and give advice for anything: guided tours, where to buy a SIM card, which taxi company to take etc. You can trust them.
They give free coffee and sell bottled water for the cheapest price we've found in town.
The location is very convenient: close from the historical sights and buildings, within a walking distance from district 3 and in the middle of the busy district 1. Cheap noddle breakfasts in the street. N.B.: be really carefull in the streets with your bags/wallets, a girl got a bag taken away by two guys on a scooter in district 1 late one night.
We highly recommend the Diep Anh Guest House and would stay there again if we were to go to HCMC again.

I turned up incredibly early, tired and worn out after a sleeper bus, but once the guesthouse was open they welcomed me in. They were very helpful and sorry that my room wouldn't be ready until 11am, which was earlier than I'd expected! They pointed out where I could go until the room was ready, and when I did get into the room it was clean, light, quiet and spacious. We were on the top floor so it was a bit of a climb, but the peacefulness and light, airy room made me feel like the city was a millino miles away. The bathroom was clean and the bed comfy - my two main focuses! I went to collect my boyfriend from the airport and the owners helped me get a cheap motorbike taxi and gave me advice on my return journey, and we also booked a Chu Chi Tunnels trip with them, which was excellent and good price wise (I did some reasearch around the area). They were overall very friendly and helpful to my boyfriend and I, and I would highly recommend staying there.

We stayed at the Diep Anh guesthouse for one night at the beginning of our trip to Vietnam and another night at the end of our stay, although we didn't book in advance so we had to stay at the owner's other hotel which is about 3 or 4 doors down. Both rooms were immaculate, everything you could hope for. Clean showers/room, hot water, sufficiently comfy mattresses, modern air con units and free wifi. The owner is super helpful and obviously understand the importance of reputation and word of mouth. He will go out of his way to make your stay enjoyable, ordering cabs and agreeing fixed rates etc so you don't get ripped off. Couldn't recommend enough.

We unfortunately turned up at Diep Anh at 6.30am after a hideous sleeper train journey. The guesthouse opened at about 7am, and we met the very sweet family who run it. We were tired and grumpy, but they charmed us - despite our room not being ready until 1pm... They were hugely apologetic, and when we finally got in the room it was clean and comfortable. There was an issue with the AC but it was quickly resolved, definitely service with a smile.
Our room was up seven flights of stairs, but every time we heaved ourselves downstairs a member of the family would greet us cheerily, and make us forget the leg pain!
The room had one comfy double bed, fridge and TV. The bathroom had a bath tub (!), and brand new toilet. They have 'solar hot water', which apparently just trabslates as no hot water. Still HCMC is hot that cold showers aren't too much of a hardship. Wi-fi was patchy, but workable. Water sold by the guesthouse was cheaper than nearby shops - rare! Breakfast was not provided.
Diep Anh provides tours, which seemed reasonable, but we didn't go on one and they were in no way pushy about it. They sat us down and explained the City map to us and were alwys handy with recommendations for places to eat - from street stalls to restaurants.
And as we left for the airport, we were grabbed and taken to the main road, and a taxi flagged down for us - fab service.
We paid $24 a night for four nights.

Absolutely helpful and friendly owners! Ewen though we arrived late at night, our welcome was hearty, owners were willing to help in all kinds of matter, and they really made us feel like home.Tasteful, bright, up-to-date room, very clean and crisp too. The location was great. Stayed here for three nights. It was pleasure to stay at Diep Anh.

Stayed here for two nights. We arrived late at night, but we were welcomed very friendly by the staff. Rooms are simple and have AC. If you book a tour, they arrange it through delta adventures. Watch out: nearby in a connecting alley, there is a guesthouse/hotel with the same name.

The guesthouse is located in the backpacker area and a short walk from the market. Best of all are the other locals who live in the alley and you can join them for noodle soup breakfast or a coffee! Only negative is if you are mobility impaired you may find the stairs hard work (it has 7 floors, each with 2 large rooms).

The couple who run this guesthouse are lovely and I would definitely stay here again.
