“Good Location”

An ok option if you require a family room. I've used it for this option as a 1-2 stop over for +5 years. As stated wi-fi is excellent. The rooms are very tired & have not had a make over in many a year . There are numerous newish guest houses available in this price range in the immediate vicinity & it does not represent value for money. Quiet location & a good bakery downstairs . Menu
is of good quality ingredients albeit small portions & expensive by Thai standards.

This place is very cosy and the rooms are great. At least the room I had. I got upgraded from standard to a suite double room, due to my booking had gotten lost. The location is quite good and just a few minutes walk to places like Mike Shopping Mall or Central Festival. Located on Soi Buakao where there is a 7/11 and Subway. Wifi connection was awesome with good speed. Too bad that the connection did die for the whole place for 3 days. Reasons unknown. Sleep quality is very good and there was no noise from the outside at all. And I really liked that the bed was behind the glass doors and the mattress directly on the floor. There were not so many things to complain about, just small things, like a tiny TV.. and the water heater knob was broken, so you couldnt change the temperature.

Downstairs they have a bakery where you can eat freshly baked bread in the mornings, and they have stonebaked pizzas as well. Every wednesday they have a pizza buffé where you can eat as much as you want. This place I will definitely stay at again when I come back to Pattaya.

located just across Soi Bua Kao from Soi Diana Rinya House is centrally located to Pattaya's Soi Bua Kao/LK Metro nightlife and a short walk to Pattaya Sai Song/Pattaya 2nd Road, many good restaurants and bars, and also shopping and malls. the beach Road is another 5 minutes from there if you cut through the Mike Department Store from the back entrance. all of central Pattaya is within a 10 to 15 minute walk of Rinya House ... i chose to stay at Rinya Court for 2 reasons: the bed mattress, although "seasoned" was good, and the Loaf Bakery downstairs that is run by the hotel is excellent and a great place to have coffee and breakfast (the bread basket assortment that comes with the breakfast is one of the best i have seen anywhere). the menu is small but varied and has some good items that you will find to be perfectly prepared, fresh, tasty and reasonably priced. i actually found the hotel after stopping in at the Loaf Bakery for lunch. the baked goods i tried were all primo and the sandwich i had was also great, so i figured i would check on the rooms. there were none available that night but a few days latter there were so i made a booking. the place i was in at the time had a very bad mattress and i needed to change my hotel. at my request the manger took me up to the vacant rooms before i booked so that i could test the bed and choose a room. this is fairly common practice all over Thailand and i recommend if you are on the ground already to always ask to see the room ... although the Loaf Bakery is brand new it appears to me that the rooms at Rinya (same owner) are not. but i think they are clean, fairly well maintained to be in good shape, and spacious. i stayed on the third floor in a standard room. there are other room types and the suite room looked great during my inspection a few days before check-in. in this particular room there is absolutely no noise from the street. as is the case in many Thai guesthouse style hotels there is a hot water heater in the shower, and mine worked fine. the air con which is also "seasoned" could have been a bit more powerful/cooler but when i turned on the ceiling fan that did help. as i need to have a good solid WiFi connection for my work this is very important for me and Rinya House has a good system as well as a good selection of international TV channels. ... the only point for me regarding the room that could have been improved would have been a larger area for me to work., but considering that this is a tourist class place i understand that this is not a priority. although the balcony does not have a view it is a good place to put your wet towels and bathing suit when returning from the beach or hanging up a bit of hand laundry. all the staff were great and cheerful with the exception of one waitress, but the others made up for that. the front of the house staff have very good English skills so when booking a room or ordering food that is one problem you should not have.

Room Tip: not all room rates include breakfast so check on that if its a concern of yours.

At the first sight the place seems near perfect - at the back of a good-looking bakery, with big beds & aircon. The second sight is much worse - doubtful in terms of cleanliness, a bit smelly & very loud (both ensuite aircon & noises from outside of the room). I guess it is all because of the location of the room so avoid the ground floor at all costs & check if your room is really clean when you arrive. On the plus side - very good wifi.

Room Tip: Do not stay on the ground floor

Hi I stayed here with a couple of friends earlier in the year and again its great value for money. The price has risen slightly but now includes breakfast in the EXCELLENT Coffee shop/Bakery there.
I would recommend checking their daily food and drink offers even if not staying there and the breakfasts are really superb.
I will return next month to stay again and unreservedly recommend this Hotel and friendly staff

The hotel is on Soi Buakhao near Oasis Agogo. It takes maybe 10 minutes to go to second road so the hotel is central. The rooms are simple but clean. In my room i didn't hear the music from the road but it can be different in different rooms. I stayed for 5 days and I will maybe come back again.

+ Good free breakfast
+ Very good free wifi

Room Tip: In some rooms you can hear the music from the street so ask for a quiet room.

Lovely little Hotel: Friendly, cheap and clean. My only gripe is that the air con needed servicing I think, it took about 2 hours to cool the room when I was there. Even with a fan it was uncomfortable.
The Loaf Bakerey and restaurant downstairs was a joy....Excellent quality food, real Tea and fantastic coffee.The breakfasts were excellent and certainly worth the few more Baht that some other places charge for fairly poor AMB. The scrambled eggs Mmmmhh.

Room Tip: The ones on the front are a bit noisy, but so is the rest of Pattaya
