This is a fairly new guesthouse inside the old city down a fairly quiet sideroad (it is actually right next door to Top North Guesthouse). Our room had air con and minibar, with matching furniture and clean shower - we were upgraded from fan room free of charge as it was very hot and they were quiet. Downstairs is a small cafe and bar area, but realistically there are so many places to eat and drink in Chiang Mai you shouldn't need to spend any time here. They also have a travel desk but weren't pushy. We did book a a trip and cookery class through them which were relaible - they were available marginally cheaper elsewhere as the competition for tourist baht is hot, but we were happy to pay a few baht extra for the convenience of pick up and ease of booking.
It is only 15 minutes walk from the night market and 5 minutes from the more popular bars and cafes.
Overall it is a nice, clean reliable guesthouse in a central area. There is a lot of competition for guesthouses in this area but I would recomend All in 1 for its friendly service and new, clean condition.
