We had a pleasant stay at 3Sis. The room is clean and simple. The staff are friendly. The food is great. The location is not bad. The hotel offers what we need - simple, no frills, comfortable, clean, pleasant. Nothing to complain about! We will stay here again on our next visit to Chiang Mai.

We had a wonderful stay at the 3 Sis and would go back in a heart beat. The location of the hotel was perfect for us, with much sightseeing within walking distance. The room we had was simple, clean, comfortable and quite. The service was excellent with a very friendly helpful staff and the owner and her family were wonderful too. The reception area is an oasis and we enjoyed just hanging out there with my daughter becoming fast friends with the hotel's resident rabbit (who my daughter named "Bun-Bun"). The only downside is that the restaurant is facing the busy street, but this becomes a strong point for the Sunday street market. The food they prepared was excellent and I would have been happy eating their curry three meals a day. We had "in house" massages which were reasonably priced and very enjoyable (the three of us at the same time!). We really had a wonderful stay and can't thank the crew of 3 Sis enough! Until the next time....

Comfortable hotel with character in the heart of the city

I highly recommend staying at 3Sis if you are looking for a comfortable hotel that has some character in the heard of Chaing Mai. The rooms are well appointed, with modern bathrooms, a mini-fridge with a couple bottles of water, small flat screen TV and traditional Thai decor. The lobby of the hotel is open and airy, offering a relaxing place to come back to after exploring the city. 3Sis is a nice retreat at a good value from the hustle and bustle of Thailand's 2nd largest city that lays just beyond it's doors. The staff are very helpful and speak excellent English. The attached restaurant offers standard breakfast fare (included with room). Free internet in the lobby and free wi-fi throughout the building. Trust the other positive revues and stay here. I certainly would if I end up returning to Chaing Mai. Thanks for the hospitality, Pop! --Navin

My family & I stayed here recently over 5 nights. I chose 3 Sis based on the strengths of its reviews on Trip Advisor & its location, within the old city of Chiang Mai.
Perhaps my expectations were set too high by the reviews here. but I felt slightly disappointed after staying there. It is a great place to stay, and its pricing (B1300 per room night, high season; breakfast is included) is imho reasonable, and I can't really fault the hotel nor its staff who were really helpful from making enquiries via email before the trip, to helping us book taxis to the airport on the day of our departure.
Anyway, here's what you can expect if you stay here. Note that there are 2 establishments literally side by side; a boutique hotel & the B&B which is where we stayed.

Rooms are clean & spacious. There are anti-mosquito grilles in the windows (which can be opened, but there are no views to speak of). Toilets are equipped with WC & shower. Towels (rather threadbare) are provided. No AC outlet for electric shavers. No telephones in room. A TV with Thai channels, BBC, Sky News, Australian Network, German, French, Italian channels. Mini fridge with 2 bottles of mineral water free, topped up each day. Beds very comfy. No in room safe, but you can deposit your valuables with the front desk who will lock it away in the hotel safe for you.

There is a restaurant/cafe where breakfast is served from 0730 - 1000 every morning. You have a choice of 6 menus ranging from ham or sausage & eggs with toast, to cereals to pancakes to omelette with rice, Thai style. I don't think this menu changes. The cafe also serves lunch & dinner, but it's probably better to wander around; you'll be spoilt for choice.

Location wise, the B&B is in the heart of the old city, & right next to Wat Chedi Luang. Most of the attractions within the old city are within walking distance, including the Sunday night market which was literally on the hotel's doorstep! Despite its location, it's really quiet at night. Even the noise from the Sunday night market didn't travel to our rooms.

Staff speak reasonable English, are polite & helpful. Kudos to them, they really made the hotel seem warm & personable.

We were to be in Chiang Mai for Loy Trathong so we booked ahead for 3 nights by email on the basis of TripAdvisor reviews - They did not let us down - The location is in the SE corner of the old town - we arrived for the Sunday Night Market which takes up the whole corner of town - On arrival we were advised that our room was "a little bit upstairs" in fact 3 floors up - The room and bathroom was clean and comfortable - They issued us with ear plugs as apparently the night market ouside gets a little noisy - which it was, but did not worry us as we sat on the front veranderah of the restaurant and took it all in on beer and spring rolls - Hotel and Restaurant staff were very friendly - food was above average and good value - We would recommend this place on location, style, staff and value for money - on leaving I left my travel plan in the reception lounge but when I sent an email the day later they readily located it .
