Stayed here for four nights in December. On the plus side, this small hotel has a welcome foyer with comfortable chairs, free and fast wifi, and a decent breakfast in a nice restaurant. Our room, on the top floor, had hardwood floors, comfortable twin beds, and an effective air conditioner. Plenty of hot water was available, which is not often the case in Thai bathrooms that are equipped with weak little electric water heaters and even the showers in some nicer hotels. Service was fine, though we hardly asked for more than being checked in and being served breakfast. The hotel charged the full room charge for the booked room when we checked in. The biggest negative was the noise. 3 Sis is located on a busy street, so you do hear the colorful parade of vehicles going by despite having the sliding glass doors closed. A school is located across from a vacant lot next to the hotel, and the students create a racket sometimes. And the hotel is expanding, so there was plenty of construction-related noise. None of this concerned my travel partner, so whether you mind will depend on your disposition. Also, the TV is rather small. Unfortunately, our A/C room was not equipped with screens, and mosquitoes infiltrated when we kept the windows open, though this was only a problem in the evening. Paid the price listed on their website, THB 1,890/night.

Room Tip: Get a room in the "lodge", which is located further from the street.

I stayed at the 3 Sis Vacation Lodge last week and was very pleased with the room, location and service. It's located in the heart of Old Town and right in front of the Sunday walking street market. And it's a short walk to anywhere in Old Town. Rooms were spotless, free wi-fi, free computer to use in lobby and staff was very friendly & helpful. I would highly recommend this spot for anyone - singles, couples or families.

Pros - Great great location! Extremely friendly staff...they will help you with ANYTHING with your best interest in mind! Fantastic price! We stayed here during the peak time of the Loi Krathong festival (WOULD HIGHLY RECOMMEND GOING DURING THIS TIME!!!!), and the busy week did not fluster or hinder the hotels staff's ability to offer top top service. Breakfast is made to order (only a couple of options), and very good.
The hotel even gave us complimentary lanterns during the festival!!! They also brought us to the fields and taught us how to set the lanterns free! LOVE THEM

Cons - the only cons are that the rooms are a little dated (hey its a B&B and you can't beat the price, customer service, or friendliness!!), and the walls are a little thin. We requested a room change so that we could be next to our friends. They warned us that the room next to our friends had construction going on next door - we took the room...so we were warned (twice). No pool.

Across the street from Wat Luang former home of the Emerald Buddha. Beautiful lobby with a waterfall pond, teak floors and upstairs railings. Terrific value, nice internet PCs.

We recently stayed at 3 Sis for 3 nights and loved it! The staff were very helpful and friendly. The lobby area and restaurant are very nicely decorated and inviting. The rooms were comfortable, relaxing, and stylish. The free breakfast was very tasty and the coffee was excellent! The location of the hotel was great, and overall, we were very glad we picked 3 Sis for our stay in Chiang Mai!

I first stayed here a couple of years ago so I was surprised they still remembered me when I booked a room last week for 5 days...we arrived early morning and were received with a warm greeting and got in our room before noon..the hotel is so comfortable we spent 2 days in a row without going out except for dinner..the staff, and especially the owners, have always been accommodating which is what made me choose to stay here again. I don't think it's necessary to describe what everyone has already said about the rooms and property in general. We enjoyed it as much as the first time and will definitely make this place our "home" whenever we're in CM. Thanks for a great stay 3 Sis!
