The location of this hotel is good.
The rooms where very disappointing. Very dark with a view of a wall right in front of your window so you have to keep your curtains drawn all the time. The hotel is run down and needs some repairs. The first room we had had wet carpet, as if someone spilled a whole bucket of water. After some reluctance we where moved to a dry room. As most beds in Thailand these where very hard as well. Breakfast is nice in a garden setting and the pool offers a peaceful area in the middle of the city.
All in all, we would not stay there again and look for better accomodations.

“Peace and quiet in the city”

I stayed at this property in Chiang Mai for 4 nights, and it was overall a very nice place to stay. I did extensive research, and was able to find a good rate with breakfast included through a 3rd party website -- about $20/nt less than comparable properties and the price through their own website. If you do go this route, make sure that you bring detailed documentation, as the third party tried to get extra money out of us when we arrived. Had I not brought all of the email confirmations, I would not have been able to dispute the bill.

The property itself is nicely situated, a little off of the main roads in a residential area. However, it is only a few blocks walk over to the main thoroughfares and the old city gate. Once inside the property, it feels like an upscale resort, with lovely gardens and a beautiful pool. The hotel is U-shaped, with the pool and gardens in a central courtyard and the rooms on the ground floor walking out into it. The breakfast in the morning is good (better on the weekends when there are more guests) but the night menu is average and expensive. Better to try one of the local Thai restaurants in walking distance.

The room size is average for Thailand, and is fairly well appointed. The beds were not comfortable, but that is to be expected for Asia. However, everything was clean and maintained.

The best part of staying here is a small massage school, called Lanna Thai, across the street from the main entrance to the hotel. They were open until approx. 3:00 or 4:00 every afternoon, and we received wonderful massages every afternoon for only a few baht. These were the best massages we received anywhere in Thailand, and the cheapest as well. I would highly recommend this if you are staying in the area!

Three of us went to Chiang Mai for the first time and stayed for 3 nights. The hotel was great! We had two huge rooms that were the cheap ones, basic but very comfortable. The pool was excellent. Very sunny with big comfy lounge chairs. There were plenty and almost noone around.
Breakfast was good and we also ate there for lunch and it was also very good, but dinner was always best at the night market. The night market is a short walk (8-10 mins) or cheap tuk-tuk ride. The best thing about the hotel was that it was excellent value for $$$ and you could walk everywhere...night market, starbucks, old city. Staff were very friendly but we made our own arrangements for tours with local guides that were both friendly, cheaper than the hotel and they took us everywhere.

I'd read good reviews of this place and decided to book it for our 3 night stay in Chang Mai. All I can say is that it was very very average. The room we had on the 1st floor was fine although quite dark with not much of a view. The breakfast was terrible - we tried it once and preferred to go outside the hotel and get some of the great food that's available! The staff seemed pleasant and let us check our email for free a couple of times when they should have charged us. I'm not sure I'd go back here to be honest as I'm sure there are better quality places available for the price.


I recommend hiring a driver for the day which we arranged in a travel agent in one of the nearby streets. We explained what we would like to see and they arranged for us to be taken to all the places we wanted to go, and whilst more expensive than some of the trips available, we were able to spend the day at our own pace which was great.

This hotel on first arrival looks lovely - a nice escape from the high rises. We booked on the internet and were looking forward to a bit of luxury after work every day. When we first arrived we wer given a room at the far end of the first floor. It was well below the quality you would expect for the prices they are charging. We had mouldy shower and curtain, damp bed, only one light that worked properly and a fridge that made noise to rival a jet engine. After one night my partner complained that this was not what we had seen on the internet. One reception girl refused to come up to see why we were unhappy and the other said it was what we had booked. Later we spoke to the manager who told us that yes that room hasn't been rennovated yet, and moved us to a much better room. The point is that they were trying to fob us off initially. Later we saw another couple being shown in there - fortunately for me i have a partner who is not afraid to complain!!
Also every time we went to breakfast there was none left. we went earlier each day and then eventually gave up - there is the best pad thai for B20 across the road.
