Room was clean, furnishings old, TV worked sometimes, water not hot but fixed after referral. Food in the restaurant (Thai & non-Thai) inedible, coffee undrinkable. No tea/coffee making facility in room. Too far from shops/ markets etc.
Will not be visiting this establishment again.

I think your experience will vary a lot if you choose the boutique wing (where we stayed) or in the main hotel, where most rooms are. The boutique wing has very beautiful rooms which are extraordinarily big and nicely furnished. I loved it (we've been travelling for 2 months now and this is one of the two most beautiful rooms we've stayed in).
However we changed hotel after four nights for these two reasons: there were no English TV channels (if you want to keep up with what's happening in the world - quite difficult) and the room had a door to the neighbouring room - which was closed - ...but we heard all the discussions going on there (unluckily the couple apparently had marriage problems and their kids were screaming a lot...) So not much sleep these 4 nights. Maybe they have rooms without doors to the neighbouring rooms.

We booked a Boutique superior room at Baht 1,500 per night. The room is spacious and has clean, beautiful wooden floor. The room offers bedside lamps which are excellent for reading. The bathroom comes with a bath tub and a shower room and hair dryer. Water pressure is not that great but we managed. The room also has a comfy daybed next to a window, overlooking a pool in the court yard. They also provide a plate of fruit and two bottles of water.

Excellent location. It's just a few minutes walk to Wat Chediluang, one of the most beautiful temples in Chiang Mai. It's also very close to Saturday and Sunday Walking Street. I highly recommend guests who would like to go on a Sunday Walking Street to stay in this hotel.

Breakfast is a bit on a downside and is of poor quality. Coffee... don't bother.

We will defnitely return to this hotel.
