“Great location, but hardly a 4 star luxury hotel”

The location of this property is fantastic! Right in the heart of the Night Bazaar. Excellent restaurants are within a 2 minute walk of the property. The airport shuttle service was efficient, the driver was friendly and they offered complimentary bottled water in the van. The front desk staff were friendly, although they had two new trainees who weren't yet familiar with all of the hotels facilities. The room decor was extremely outdated. Stains on the carpet, an old looking bathroom with mildew stains in the shower and a bed that was hard as a rock. They didn't offer pillowtops or egg crates, but the housekeeping staff was more than helpful by adding 5 or 6 extra blankets to pad the bed a little. The complimentary buffet breakfast was fantastic. They offered some very tasty Thai dishes as well as some American favorites like pancakes, French toast and bacon and also had an omelette station and an assortment of bread and pastries. All in all, the location of the hotel and the tasty breakfast makes it worth it's money and we would probably stay here again, but don't go expecting luxury from this supposed 4 star hotel.

Hi there, this place was really nice.
Its location, well, all I can say is, you wont be dissapointed. The night bizaar is literally outside the building at night time. AWESOME.
It was clean, the staff were excellent, breakfast was great. No issues in this place and WILL be staying here again.
Mcdonalds was across the road, ATM's a plenty. tuk tuks and taxi's readily available.
If you want the name and number of a great guide for Chiang Mai then please ask I shall forward on their details to you.

A clean, comfortable hotel with excellent service and facilities that is very centrally located (right on the street that hosts the night bazaar). Noise is not a factor, though. Only a short walk to the Old City and the Wats, with plenty of cafes around if you don't want to use the hotel to eat in - including McDonalds and Starbucks, but we don't want to talk about that, do we?

We stayed at the Royal Princess from Feb. 19- Feb. 23 and were pleasantly surprised by our room and the spaciousness. Actually it was a suite, so if you book with them, ask for one. It is perfect if you are traveling with others. You can use one room to congregate in and the other bedroom can be closed off. There are two TV sets in the suit. I agree with othe other reviews--the bathroom could be expanded and there is no drawers to put things, so everything must be hung. No noise problems from our room on the 4th floor from the night bazaar, but I did hear one of my neighbors brushing their teeth from my bathroom one night! Air con. works great and hotel staff were friendly. Cafe for breakfast is expensive, but not much available around in the early morning, but Starbucks next door that doesn't open till later (maybe 7 a.m.?) Food and live music inside the square at the night bazaar makes the Royal Princess the most convenient hotel around and don't forget to get one of those 60 baht foot massages as you pass by after eating!! We had one every night.

This is one of the friendliest hotels I've ever stayed in. The staff are second to none and do everything to make your stay memorable.
One small point – as already mentioned it's in the middle of the night market and the area has undergone a bit of expansion since my last visit in 2004. There's currently a huge hotel being built practically next door (I think it's going to be a Mariott) and the workers start very early (around 7am!). We were on the 9th floor facing the building site and it was really loud. Ask for a room away from the noise if possible.

As all the other reviews have mentioned, the hotel is smack in the middle of the night market. During the day, the road appear 'normal' but by nightfall, the entire area is transformed into one big shopping area. So unless you really enjoy shopping every night, you may wish to consider a quieter area. The rooms were satisfactory though the toilets could do with upgrading. As we were there during the holiday period, the hotel was packed. So breakfasts were in crowded overflow rooms.

Great location, the night market is just right outside the hotel. Rooms were in good quality though bathroom was mediocre. Service was commendable. We had a problem with the bed and housekeeping came up straight away to fix it.
