“A big let down”

We booked for 10 days & paid for this B&B in advance. This is a mistake we will never make again! The room we were given was just at the top of the stairs, it had no windows except one which looked out over the staircase, so no natural light at all. Also the room did not have a wardrobe or drawers of any sort. This is something we would have expected to have seeing that we were staying for 10 days. So we asked if we could change rooms for one that had windows. We were offered another room but told we could only stay in there for 1 night, as it was booked out after that, fair enough. This room was much nicer with natural light via french doors that opened out onto NOTHING except about 10 inches of floor boards that were extended out from the bedroom. No railings or anything, very dangerous indeed! So, first night over with, we had to go back to the windowless room again. The light from the staircase is right outside of the window looking over the stairs, this was on all night of course & there are only net curtains that don't block it out. The next morning we decided we wanted to move, so we set about finding an alternative, which isn't very hard in Chiang Mai.
When we told them we wanted to leave & we wanted our money back for the other 8 days, they said we could not have a refund because we had paid by bank transfer & it was not possible to get it back. It was only paid by bank transfer because they cant take card payment when it is booked via the internet! As far as we are concerned, this is a very poor excuse to keep our money & then let out the room again & getting it paid for twice! We never did get our money back.
Other points:(1) You can find many other places in Chiang Mai that cost less & include breakfast. (2) You have to pay for a very small cup of tea or coffee (3) There is no outside space apart from 2 benches on either side of the entrance, 1 of which had a nail sticking up & I ripped my jeans on it, the other had a motorbike permanently parked in front of it. (4) It is situated on a busy road. (5) You can hear what is going on in the next room due to the thin slatted wooden walls.
Sorry, but we did no enjoy our brief stay here & therefore would not recommend staying here.

Room Tip: ask for a room at the back away from the traffic noise

My boyfriend and I stayed here for only one night as it was booked out for the other nights, we would have stayed as long as we could. The atmosphere was fabulous and relaxed, the details around the building were perfect, we had amazing mint local made soap in the bathroom. The staff were amazing and friendly and helpful. We would most definetly stay here again. Perfect for a romantic day or two in a fabulous city

I stayed at Bussaba Bed and Breakfast for one month. The location and very clean, cozy and bright rooms were the deciding factor. It was a very pleasant stay and the true highlight of staying here is the wonderfully professional, sweet and accommodating Teera Rouangtip (TIP). She always will go out of her way to help you with anything you need. She was by far the highlight of my stay and overall I highly recommend a stay here.

Bussaba is wonderfully located near the Warrawat Market and is an easy walk to the old city.
It is in front of the fascinating and functioning Wat Kate Temple with its free Museum and active community. Bussaba is a restored and made comfortable guest house in the older part of eastern Chiang Mai across the river from the main city, but a very pleasant walk across the foot bridge to an always stimulating market with food hall and clothing stores on the upper floors. Bussaba is authentic and not just another of those boring plastic motel room places. Tip the receptionist is particularly helpful, respectful and obliging. Interesting people seem to find this guest house and you can have as much or as little to do with others as you desire. WiFi access is excellent. Each room has its own personality. Bussaba is great value for money, without being fussy or catering for tourists who wold like to go around the world in a bottle. You get to experience Chiang Mai as a working town as well as a place of great Lanna cultural interest. I have stayed there about two months in all and I would go back tomorrow.

We booked this B&B when we were in Chiangmai, walking the streets. At that time we were staying in another, also ok guesthouse, but we were looking for something special for the time we got back from a tour through the ruggid Maehongson province. We saw the beautiful front of the hotel, and stopped to ask about the room rate. A very kind lady offered to give us a tour of the hotel immediately. She was enthousiastic as can be, because the hotel opened just a week ago. Because everything looked great, we decided to book right away.

A week later, we stayed for one night. The reception was heart warming, and the room was just as we expected. Great! The only thing was, that the neigbour was doing some construction work. Even while we were not bothering at all, the manager came to our room and offered us an upgrade to an even better room. We took it and slept perfectly.

The rooms are extremely clean, new and cosy. Everything is well decorated and the shower is hot. The aircon works great and the breakfast was also good. The most important thing was that the staff was so friendly and hospitable. Furthermore, the location is very good. It is not close to the old quarter, but it is in an upcoming neighborhood with a lot of good restaurants, shops and a great night market with delicious food.

So, no comments at all. We sincerely recommend this boutique hotel to everyone.

My brother and I stayed at Bussaba for one week. It has been completely remodeled and was open a month ago by Tinna who is a young and dynamic ex-advertising manager from Bangkok.
The place is super cute, wood house, very nice little decor touches, super comfy bed and surely the cleanest place I've ever stayed in (+ tv + breakfast + free wifi!).
The staff is incredibly helpful and Tinna will go out of her way to recommend you things to do and places to go.
The location is also great and steps away from the warorot market and great restairant and live music bars for evenings (walking distance).
The value is very very good in terms of what you get for what you pay.
We will be back and you must try it!
