“Lovely stay in Chiang Mai”

We stayed between 28 to 31 December. There were 3 of us in the room. The room was clean. Hot water did run out by the time the third person went to shower.

Mo and Sam are very helpful, helped with arranging transport for us for the day when visiting Doi Suthep, the Palace, Tiger sanctuary.

Breakfast was filling and good. It was great to come back and have cold coconuts mid afternoons. Location is good to visit the temples. It's a tuk tuk ride away to the night market.

I have very mixed feelings about this place. In terms of cleanliness the place was great. The staff was friendly. The rooms were comfortable. BUT it was SO loud! We had a room on the street side. There is some sort of a school RIGHT Across the street. There are always people there doing something! During the day you could hear kids and the teachers use microphones! The constant noise comes right up in to the room. At night there were some sort of sporting events and marching bands, and fans and this went on late! Like later than 11pm. Then all night you can hear motorbikes, tuk-tuks, people ... the place is located virtually on a corner and the other street is BUSY! The worst thing is there is NO WAY to seal off the balcony. They are basically open air shutters so there is no noise cancellation. Also, the rooms are very clean except for the shower area... very weak water pressure and NO hot water. The water got lukewarm but not hot. Other than that the place is fine, haha. The breakfast was nothing fancy but totally adequate. The noise was way too big of an issue for me. I would not stay here again.

We stayed 4 nights and really appreciated both the location and the helpfulness of the family that runs it. The guest house is within the old city walls, and walking distance to the Sunday Market and lots of good restaurants and shopping. The room was very nice - nothing luxurious, but clean and comfortable.The breakfast was typical SE Asian fare - eggs made to order, some toast, cereal and fruit. Espresso drinks could be purchased. We were there during the high season, and they seemed perpetually under-staffed in the kitchen, but served everything up with a smile. The hours of the cafe were a bit mysterious, but when I asked at the office for something, they were willing to accommodate. We highly recommend the Chiang Mai House.

I had a great stay at this guesthouse in Chiang Mai. The position is very good to visit the old city (and by the way it is just adiacent to one of the main temples) and also near to the bus stop for Doi Suthep temple. The breakfast included is pretty basic but ok. The staff is very helpful and can book any tour you could want to do in the area.

Booked a deluxe room for family of 4 (2 adults & 2 kids) with 1 extra bed from 21 to 24 Dec. Room was on 4th floor facing the entrance which is slightly noisy with the traffic and school. But room was very spacious with a balcony and nice painted walls. Basin was provided for washing clothes. Hair dryer can be borowed for use. A pity no safe to store your valuables and no lift. We had to climb the stairs with our luggage.

Location is very good as it is located in the old city and within walking distance to the 3 kings monument (turns into a night market on Sunday) and other temples. Has security at nite which we feel safe. Close to shops and eating Close to airport which takes about 15 to 20 mins and cost 120 baht.

The lady, Mo, is very friendly and helpful as she will tell us where to go and which are the tour packages worth going. We went to the elephant ride with bamboo raft ride and ox ride, visited orchid and butterflies farm. She also helped me to arrange for transport to another resort in Mae Rim for a reasonable price as well as call the resort to check on the transport. We really appreciate her help.

Breakfast is provided with 2 choices, American breakfast or muesli & yogurt. Fruits, delicious pineapple filling biscuits, hot drinks are available. Sufficient to fuel up your day.

Overall, our family is happy with our 3 nites stay and were sad to leave. Advanced booking is required as Sawasdee house is fully booked for the holiday as I overheard then turning down a few walk-in tourists. We would not hesitate to recommend this place to others if they want to stay in the old town close to the sights but not at the busy area and at a reasonable price.

I stayed for 8 days in December and I thought this was a great hotel and good value. Rooms are spacious, cement walled and functional. Large, comfortable bed and all is very clean. I loved that fact it was in the old city and right near Wat Chiang Man, which is the oldest wat in Chiang Mai. I had 2 different rooms (one on the 3rd floor facing back, one on 1st flor facing road) and both were quiet enough for me. It's also close enough to walk to all the interesting restaraunts and bars nearby. I also ate the breakfast a few times and it was quite good. All of the staff are very friendly and accomodating. I will definately stay here again on my next trip through Chiang Mai.

Arrived in a panic after leaving my iphone in the taxi from the Airport. Sam and Mo in the front office jumped into action. They reassured me, contacted the taxi company and helped me track it down. Sam even gave me a lift to the airport to pick up my phone, on his way home. Clearly this hotel values its guests and goes the extra mile. The rooms are big, clean and nicely decorated. Everything works. There is good security at night. I liked the neighborhood. Would come back.

Room Tip: Rooms facing the street a little noisy at times.
