“Bit out of the way but pleasant”

Tucked away down some quiet roads, felt safe enough though and there weren't many dogs. Location fine, recommend cafe 29 for cheap good breakfast, also. Also cafe thaan aoan did great food and the best chocolate banana smoothie! Rooms ok but they didn't always clean toilet room and never changed sheets in a full weeks stay. Breakfast good but pricey.

This hotel, tucked away on a quiet street, some distance from the attractions of the old city was perfect for us. Still within walking distance. The staff were friendly, knowledgeable of our tours and seemed to be able to sense and accommodate our every need. The facility was managed very well in that the establishment was up kept, clean, and secure. Rooms were modern and well equipped. The staff went out of their way to see that we were able to stay an extra day at another hotel, as we tried to stay longer here but did not secure enough days as the hotel was entirely booked. The price was great as was the homemade breakfast in the morning. If we return to this location we will definitely reserve a room.

Room Tip: We usually select rooms not near elevators, or facing the street. Second floor would be more privat...

Stayed here for a week and had a very enjoyable stay.

Staff are very friendly, the poolside are is nice and relaxing and there is a small pool as well to use .. although it was a bit on the cool side for us to try out :-)

Rooms are a decent size, and have AC included which is very handy .. it was baking hot when we were there. Also, we got fresh towels every day, I was highly impressed.

The location is good - very handy for the saturday market, and not too far to get to the main drag either - I liked the fact that it wasn't surrounded by loads of other guesthouses and foreigners ... you can sit in some of the places nearby that the locals go to.

We asked for a room on one of the upper floors after reading some of the comments on here .. and they obliged :-) If you're on the ground floor, it won't be terrible, but you will hear from those sitting around the pool area, especially at breakfast time. Our room was nice and quiet .. no noise at all from other rooms which I was surprised at!

Location is great, short walk from the markets. Air conditioned room, clean rooms, wi-fi, friendly staff. Small pool. Unique style building. Only complaint is a dog that wouldn't shut up the first night, but that's not the hotels fault. And at such low rate, I can deal with that.

The place is extremely clean and the decor is comforting- dark wooden furniture, concrete floors, stain glass windows and a large, comfy bed. The washroom and toilet are in the separate rooms (something that is hard to come by in Thailand) and they provide you with two large towels and a small hand towel. There is also a large TV and dvd player in the room and the front desk has a huge book of DVDs to borrow. The common area is peaceful and the people are friendly. Quiet part of town, short 10 minute walk to old city (seemed safe at night). Also, there is a shop across the street that rents bicycles for very cheap.

The only negative thing I have to say is that the doors to the rooms seem to slam quite easy, making for loud noise in the early morning and late at night.

Despite having received email confirmation via Booking.com and having contacted the hotel directly to confirm our reservation we were informed upon our arrival that the hotel had been overbooked and therefore couldn't accommodate us. In fairness the staff were very apologetic and had made alternative arrangements for us. However it was a disappointing start to our holiday.

Hotel is clean and relatively quiet. Has a little pool in the courtyard. Breakfast is included and is pretty good. In it's a great location just outside the old city (so it's an easy ten minute walk in, but is still quiet). Overall it's good value, but not spectacular.
