Caution: This is a partial review based on a visit and check of two rooms. I have yet to stay at the hotel. Comments are based on initial perceptions only.

Summary: Nice Rooms and Friendly Service hampered by noisy and unpleasant location.
Positioning: This is a very new hotel so it is difficult to determine it's positioning.
The venue is situated in Phra Kanang which is a working class Thai neighborhood with little of interest to tourists. Nothing wrong with that, but it is the immediate surroundings that concern me. On the (sort of) plus side It is a 15 minute walk to the Phra Kanong BTS Sky train or a 12 minute walk in the other direction to the Om Nut BTS station. For reference, the Main interchange of Asoke is 5 stops away. The BTS stops running at midnight so if you are returning late night you will need to take a taxi back. For reference, a taxi back from the Asok area will set you back about 100 Baht although some drivers will try to scam you for more as they prefer to not go to the outlying areas where it may be harder to find another fare. The Om Nut area offers a lot of non tourist oriented shopping. A small mall sits a few blocks up from the hotel and includes "Big C" (which is a combination grocery/General Merchandise store), a food court, several fast food restaurants, and some telco shops. If more expansive shopping is required, walk 7 or 8 minute furthers to the other side of the Om Nut BTS and there is Tesco Lotus, which is the major shopping hub for this part of Bangkok. There is very little nightlife nearby, but there is a beer garden with live music, beverages and street food next to the Om Nut BTS. It is a very middle class "Thai" area and a good place if you want to immerse yourself in "real Bangkok" rather than the tourist areas. A possible downside is that English seems virtually non-existent, so you will need to practice your Thai if you wish to talk or in the case of ordering food, guess and point as menus in most places are in Thai script only. Now for the bad part. The Hotel sits next to a Canal that intersects Sukummvit Road. In fact the location serves as pick up point for local Thais who use small boat taxis to get to other areas. That is ok but my experience in most such areas is that they tend to be quite loaded with mosquitoes (to be fair I did not notice any during my afternoon visit to the hotel). The real problem is that very busy Sukummvit road must cross over this canal as must the BTS, so you have a jumble of a concrete overpass immediately in front of the hotel. Thus you literally have traffic at eye level in the front rooms of the hotel. Beneath the overpass is a small market (during the day time) and a rather large dirt parking lot full of pick up trucks and of course the canal and boat taxi pick up. There is a pedestrian footbridge across the canal. It is very gritty and dusty even by Sukummvit standards during the day and outright eerie at night. It has the feel of any area below a big highway overpass in your own country.
Room Quality 3.5/5:
Room quality is a mixed bag. I was very impressed with the rooms themselves. Clearly, thought had gone into design and ambiance. The beds appeared large and plush, the rooms were clean, bright and cheery, and each room had a large Samsung LCD. On the negative side the views out the window were very poor and the front facing room I saw did not seem very sound insulated from the cars whizzing by it's window. People might want to make sure they avoid these rooms.
Ambiance 2.5/5 for venue 3.5/5 for rooms:
The hotel tries but it is hard to overcome it's immediate surroundings. The rooms themselves (excluding those with traffic noise) felt very welcoming and comfortable but a bit "closed in" (you would not really want to look out the windows).
Facilities and Amenities 2.5/5:
I believer there was free wifi but no pool or fitness center. I did not query the TV programming selection.
Approach to Service 4/5:
It was a very short visit but both the receptionist and the lady who showed me the rooms were very welcoming and friendly.
Usability concerns details that may not matter to many people, particularly those that are only staying for a night or two. However, since design and usability are of interest to me, I like to include it anyway. Some hotels maximize space with very intelligent room design while others pay no attention to usability and guest convenience. In this case I cannot comment accurately having not stayed there yet.
Value for Money 2/5 at listed rates 3.5 at current discounted rates:
This is always subjective depending on what is important to most people. The listed room rates started at 2500 baht per night for the lower class rooms, which I no not think is a very good deal considering the location. At the time of my visit, the hotel was offering a 50% "launch" discount. If they can sustain this pricing, the hotel could provide a very good value for budget oriented travelers who can overlook the limitations of it's immediate surroundings.
