Clean, comfortable, functional, spacious, affordable, decent location. Really, that's all you need from a hotel and Baan K does provide all of those things. I booked us a studio room, but they upgraded us to a one bedroom when we arrived, and the one bedroom is a spacious apartment with small kitchen and all. It would be a smart choice for anyone who needed to stay in Bangkok for an extended period of time.
The breakfast is nothing to write home about, but typical for a continental breakfast: toast, fruit, coffee, juices, a couple hot options (but not made to order).
The location is convenient (there is a 7/11 nearby) with a couple disclaimers: It's about a 10 minute walk from the nearest subway (I think it was called the skytrain or mtr there), which is fine, but it's also amazingly hot and humid there, so that convenient 10 minutes sometimes felt a lot longer. The main problem we had with the location was that taxi drivers didn't seem to know where it was or simply didn't want to take us there. We tried everything: showing the business card with the address on it, showing a map, using our phone gps, naming nearby landmarks. Nothing worked. One driver took us to the Banyan Tree, which thankfully was not that far away. Luckily, we figured out the subway system fairly quickly and were able to rely mostly on that.
Why I didn't give this more than 3 stars: Typically I like to book boutique hotels over larger chain hotels. I usually find the service more personal, but for some weird reason, Bangkok felt somewhat hard to navigate for me, and it was the one time I felt like a chain hotel would have made Bangkok easier. The front desk people at Baan K were friendly enough, but they didn't always have answers for us when we asked questions about how to get places. This hotel doesn't have many amenities - the gym and laundry are nice, but there's no pool (which we learned would have been nice in steamy Bangkok) and no room service. Also, there is no one at the front desk after 10 PM. Not a huge deal and they give you a key card to get in, but I didn't realize that was the case when I booked it.
We were comfortable here and the price is great for the the size/cleanliness of the rooms, but it is missing some pieces for the tourist that I think larger hotels can provide. I recommend this hotel for those who are either already familiar with Bangkok, those who need to stay for more than a few days, or people who like to figure out a new city on their own without much assistance (usually I put myself in this category, but like I said, for some reason Bangkok overwhelmed me more than usual).

Baan K is a mid-size hotel and located in the center of Bangkok’s business and shopping district. The building is not on the main road but only a few hundred meters in the sub-street. We do understand that we are not a big brand hotel and taxi drivers may not know us, but with the address card and map – most taxi drivers will definitely know how to get there. Once you arrived Baan K, you will realize how convenient the location is and it is also one of our selling points. For the pool, as you may already know when you made a reservation that Baan K Residence has no pool facility. We understand the heat issue in Bangkok and we try our best to offer you the free transport (upon availability) to our sister hotel which located 15 minutes drive from Baan K, where you can use outdoor pool and sauna facility for free of charge.
