Stayed here for a total of 11 days, split up. Five days, then I left to do Northern circuit, then one day, then Southern circuit, and finally five days before departure.
Throughout, the service in English was quite good, and the owner very accommodating. After a chat with him, I was able to store my extra luggage free of charge during my trips outside Addis. In addition, we were able to book the 5th floor restaurant for an evening event at a very reasonable price, and on short notice.
The fellow at the front desk and in the 5th floor restaurant were especially welcoming and helpful.
The rooms are quite large and have all the comforts you would expect.There is a small sitting area provided, a desk and mirror, mini-fridge stocked with reasonably priced drinks, and large double-door closet. Beds are clean and comfortable, with white linens. Most importantly, the rooms in general are CLEAN and well-maintained. This is often an issue at Ethiopian hotels as they age.
The washrooms are also clean, and reasonably sized. The shower is a fully glassed-in enclosure, with a handy installed caddy to keep your shampoos and soaps off the floor. There's also tons of storage in open shelves under the sink.
TV with limited channels (but I'm able to watch BBC news and all the 2012 Olympics without issue). Also, there is free WiFi on each floor, with good signal. It has been consistently functional with only one or two hiccups. Slow but reasonable speed for Addis.
Fantastic view from rooms, and especially from the 5th floor restaurant. Breakfast is served here every morning, included with the room. Lovely setting for the meal, plus there's a TV to catch up on news. Reasonable selection, although sometimes there are issues with the speed at which food is replenished. However if you ask the friendly waiter, he will assist you right away, with a smile. Note that there is no lunch or dinner service, or cafe service, although you could arrange something in advance if you wished.
Area is near the airport, and near embassies. Also near tons of small restaurants, grocery store, bank, other shops. Safe and quiet. Easy walking distance to amenities and main road into city (Bole road) but bring shoes you don't mind getting dirty as the sidewalk is essentially rocks and mud. Or you can take a taxi - - there are always a few waiting just before you hit the main road (negotiate price first!).
All in all, this hotel is very very good value for the price, especially in comparison to other hotels in Addis Ababa. The two things that we found most variable in Ethiopia are well-taken care of here: cleanliness and service. Would absolutely recommend and will stay here again if I'm in Addis.
