we stayed here in october for 3 days,and you could not ask for a better service as the staff were always at hand but was also discrete about it too, the Riad is like an oasis of calm in the middle of sheer madness. once stepping through the door the riad is cool and clean. Breakfast is amazing, fresh juice and different every day. taxis are available close by, arrange a price before you get in. the beds are on the hard side but i find that better for me. the terrace is wonderful. we had an excursion arranged for us and we had a fantastic day well worth the 700 dirhams we paid. the riad is in walking distance to the souks and jemma el fna about 10-15 minutes which we navigated fairly easy. all in all stay here its great.

Room Tip: all rooms are lovely.

A friend of mine had stayed at Riad Dar Kaotar a couple of years ago - and what she said was still true: it's a great place to stay! The patio is beautiful, the crew very friendly, the room nice and clean. And our personal favorite: staying at the terrace to watch the sunset, the stars or the snowy mountains of the Atlas. I'd recommend this Riad to everyone looking for a surprising experience in marrakech!

Dar Kaotar is situated down a narrow side street just off one of the many small lanes that lead to the main square. It is close to a gate in outer wall from where taxis are readily available if you want to visit the new town, or the walk to the main square in the other direction takes about 20-25 minutes. It's not that far, but the narrowness of the road and the number of people, bicycles, mopeds, horse carts and the occasional car means that progress is slow. The assault on the senses can make it feel a bit of an experience, but that's why you came to Marrakech, right? We often didn't see other tourists until we got closer to the square. If you have a good map there is a quick route to the tanneries and part of the souks from the ryad.

When we arrived, the welcome was warm and the room was lovely. More quirky and individual than the homogenised rooms of a major hotel, but again that's why you would stay in a ryad. Communication with the staff was a little tricky but a combination of schoolboy/girl French, sign language/mime and the staff's similarly limited English did the job. The owners live there which again makes the experience feel more genuine.

The ryad was almost next to a mosque which has some fairly impressive loudspeakers ready to broadcast the five-times daily call to prayer. For this reason you are unlikely to need an alarm clock but the same is true of most of the buildings in the old town. Try to go up on the roof terrace for an extensive view and a haunting experience near dawn or dusk.

Dar Kaotar is not a Hilton or a Marriott, but as a place that will become a positive part of your Marrakech experience we can highly recommend it.

Excuse my english, I'm writing from France. We spent five marvellous days in this Ryiad. The place was excellent, the hostess are very handfull and we were recieved as well as possible. No stress, no loudness, people who are employed were very pleasant and the food was fabulous. Very easy to discover the town, near Bab Aylen door, you can cross the town without a car, nothing is very far... Michel and Irene give you many little things you have to know to enjoy rour stay in Marrakech. I will return in this town, sure in Ryiad dar Kaotar ! Isabelle and Didier

This riad is in a highly inconvenient location. It seems to be a residential area (there are no tourists around) nowhere near the square. Staff were unhelpful when we asked for directions to negotiate the maze of unnamed alleyways to go to the square and we found it nearly impossible to catch a taxi from the road adjoining the alleyways to the riad. Note that there is no infrastructure near the riad and if you have not ordered your evening meal by 10am that morning, you will not be able to get any food either at the riad or nearby.

Furthermore, be aware that the owners live at the riad. We were made to feel very uncomfortable and unwelcome when we entered the ‘common’ areas. The owners also scrutinised the way we maintained our room and we overheard the staff ridicule us.

To make matters even worse, we were offered one price by email and when we went to settle our account, we were advised that this price could no longer be accepted. The bonus ‘tour’ of the city with an official guide was also a complete sham.

Save yourself from the nightmare that this place is- don’t stay here!

We are surprised by these criticisms. On the spot our visitors say us to be satisfied for their stay.
The riad is located in the older place of the MARRAKECH MEDINA. It is very easy access less than 100 meters of the ramparts BAB AYLEN door. The riad is a Moroccan traditional guesthouse. It is not an international hotel or a restaurant open to everyone. There is in the place BAB AYLEN more of 25 riads and 5 in the same derb (street). There are all the services available: many small shops, food, pharmacy, doctor, dyeing, cybercafé, etc… The riad is at only 15 minutes on foot of the Jemaa el Fna square. It is at 5 minutes with small taxi of European city GUELIZ; an international traditional city with its modern stores, restaurants, coffees, nightclubs, hosts, souvenir shops, without the local seal expatriation and the true Moroccan life which offer the Marrakech Médina.
To help the visitors a detailed access plan was given to us .We give the necessary councils to direct Plans are placed at the free disposal in the riad and also in the bedroom. An access plan is also reproduced on our Website.
Concerning the small taxis, there aren’t, as in the European cities ,taxis stations . It is necessary to make sign to those which regularly spend all the day at the Bab Aylen door. We advised the visitors on this subject on the average prices and to ask the driver to put the meter.
For the breakfasts we were not very strict with the limits 10 a.m hour.
For the meals we don’t understand the criticism. The riad is not a traditional restaurant open to everyone. We serve the meals only on request by our hosts. And if we ask to order them before 10 a.m. the morning ,there is for buy and make the market with exclusively fresh products. We don’t serve frozen as in traditional restaurant. The customers took several meals in the riad .And we prepared for us special vegetarians menus on their request. And our cooker even give us some courses and kitchen receipts (preparation of Tagin, Mint tea).
The principle of the guesthouses is that the owners live in the house and divide it with their hosts. It isn’t an impersonal hotel where everyone is anonymous. And there are rules to respect in particular in the respect of the equipment of the common parts (use of the living room,TW,etc…).
On the price of the stay, it was explicitly indicated in our mails exchanges. As in all the hotels, pensions, guesthouses and lodging establishments in Marrakech a Tourist Promotion Tax (TPT) of 8 dirhams and a Visitor's tax (TS) of 15 dirhams are perceived by anybody lodged and by night in addition to the Price of the stay (Decree n° 2 06 571 of the 31/12/2006 and decree n°1 07.195 of the 30/11/2007) completely transferred to the Moroccan National office of Tourism (ONMT) and to the Marrakech city administration. We are obliged to take these taxes which are to be regulated on the spot with dirhams.
Finally concerning the city visit with a guide we can’t be responsible ,in no manner ,for the serious of the guide which accompanied the custolmers. We refuse the term of imposture. We had specified to the customers that they have to ask he guide only city history a visit of the monuments and not of the souks and shops.
Our mails exchanges specified all that very well. Any figure also in the informations memoranda put in the bedroom (Prices and taxes, payments, meal, councils, etc). And also on our Website.
We regret this criticism because we are very attached to the services which we offer to all the customers, with the personnel of the riad, for the success of the stays of our hosts..
