Don't be put off when you arrive in a scruffy street and get taken down a side alleyway. Once you get beyond the large wooden door you find a beautiful courtyard and a warm welcome. We stayed in room 6 on the ground floor and it was just perfect. Only slight problem was the fact that door of the room didn't shut properly and also you can hear everyone walking around and speaking outside but my tip would be take your ipod and use the docking station to block out the noise.

We arrived late but were picked up from the airport and then had mint tea upstairs on the roof terrace. We also had booked a meal for our first night which was the best meal we had in Marrakech - it was fab!

The staff found nothing too much trouble and brought us wine upstairs when we requested. The breakfast was excellent and plentiful.

All in all for a first time in the City you can't go wrong booking this Riad. My other tips would be to take the open top bus tour as you see the New City as well as the old.

Amazing, totally out of the comfort zone. Oh! Riad Tizwa is superb!

Just back from a fantastic visit to the Riad Tizwa in Marrakech. The riad is located just on the edge of the Medina within 10-15 minutes walk to the souks and the main square.

The riad is superbly laid out in a traditional way, and each room is different in its style and décor. The roof terrace is a lovely area, especially when the sun shines and is great for having the superb breakfast provided.

However, what really makes the Tizwa stand out from the crowd is the staff. They are all very caring and attentive to all your needs. In addition the riad is clean and tidy and very homely.

I for one will be making a return visit soon.

Romantic Haven - Busy City

Appreciated being able to book airport transfer, wouldn't have been able to find the Riad if we'd been left to ourselves., worth the piece of mind! (even if it was slightly more than local taxis)

On arrival at the Riad the staff were so welcoming and even though our room wasn't ready (we arrived before midday) we sat on the roof terrace and were served mint tea,

Our room was beautiful and opened onto the roof terrace where each morning we had breakfast (the info in the room states breakfast where and when you want it! so no pressure!) Unfortunately it was cold in the evenings and quite cold in the room, so in winter it might be a better idea to book rooms lower down in the house.

Marrakech is busy busy buzzing city with lots going on but we decided that we would have one evening eating at the Riad. The meal was very tasty and certainly comparable with meals we had eaten in restaurants around the city centre of similar value.

Whilst Marrakech is obviously an up and coming "cosmopilitan" city break venue it is apparent that a certain amount of schoolboy french (at least!) is useful to get by as English is often not spoken fluently by traders/public!!

Tranquil Haven - Went to both Riads, also in Fes Owners the same

When you read this just remember we went to the other Riad owned in Fes and gave it a 5 and this one a 4 can not but not compare just a tad. Must admit we preferred FES (the place) in terms of the lack of tourism etc....Marrakesh was great though, both locations very different from each other. We stayed at both Tizwa's and I will copy this to the other one. BOTH TIZWA'S ARE LOVELY REALLY REALLY LOVELY.

The stay in FES was made for us for the following reasons;

The Owner Richard was there at the time that we stayed. The homely, everyone chatting environment. Creation of a homely culture. FAB
The attention from the staff
Particularly the way that Karima talked to us, about the place, culture etc... and the arrangements that she did for us. She is a lovely girl.

Regarding Marrakesh, and please do not see this as a critisism of the house etc... as it was lovely and we had a fab time

Mohammed was as helpful as he could be, but limited in English so it was a bit difficult. as he seems to be managing the day to day etc. No manager visable.
Did not see the Manager until night 4 when we waited for her downstairs and she gave the bill to Mohammed to give to us. Incidentally, do not know her name even. Very very different to FES in terms of approach.
Obviously, if we had not been to FES and had the FES experience, we may not have made these observations ? The Riad is lovely, the roof terrace fab, the room lovely. Just lacked the personal touches that FES had. I think with the number of rooms, it IS possible for the Manager to be there when you arrive, around in the morning and around 5 ish evening, and when you leave ? Unfortuately she did not seem to take any interest. However, we had a wonderful time and the Riad in Marrakesh is gorgeous, the terrace and the rooms wonderful, breakfast good and filling and fresh. I would not hesitate to recommend either Tizwa's in a way I wish we had not been to both as I have had to make a comparison. Marrakesh in isolation would have scored very highly.

Great place & service but beware of being ripped off for airport transfer

A prettily decked out riad. Our plan was to go to Essaouira upon arrival at Marrakech and then stay in Tizwa, Marrakech afterwards. As we had heard rumours of needing to buy bus tickets several days in advance, Tizwa's service was great in that the owners helped to buy our bus tickets after we had transferred the deposit + extra for the bus tickets and then drove us from the airport to the bus station. The staff were great during our stay and the breakfast was lovely. The disappointment was when we came to settle the remainder of the bill and found that we were being overcharged ~3 times more than the normal cost of a taxi, ie 150 dirrhams each way vs within Marrakech taxi's around 30-40 dirrhams; going to the airport, it shouldn't be more than 50-65 dirrhams at the most. May be it was my fault for not asking, but this is not stated anywhere on their website either. My advice for future visitors is to take one from the airport, ask taxi to drop you off at Dar el Bacha where someone from Tizwa can meet you there (hard to find yourself as no sign on street even though it's 1-2 mins away) and book your own for your return to the airport, especially if it's really early or late in the day. On a minor note, although our room was cleaned daily, the bins weren't emptied. Finally, if you're staying in room 5 on the ground floor, beware of the low entrance to the shower/hamman/sink in order to avoid painful bumps to head!
