Riad Kaiss is a gorgeous house, and if you get into their upstairs suite, then you have a massive room with a fantastic terrace extension. Also the pool on the roof is a huge bonus and was very welcome. However, their overall service is rather ordinary and their breakfasts are simply terrible, we often had to 'augment' what we had by going out to buy extra. The air conditioning was also pretty ordinary, but this is the case with most riads. Thier location is superb and very close to Djemma el Fna.

Riad Kaiss is a lovely house with a glorious garden and fine rooms. Too bad that the service is so inattentive.
We got a "special promotion price" of 125 Euro per night for the simplest category of rooms. Already at this level it's quite pricy. What we didn't know until paying the bill was that tax was not included in this price, and neither was breakfast. We paid a staggering 240 dirhams per day for breakfast, which even though served in such a lovely setting was not much to write home about. It wasn't much and it wasn't very good either. Not bad but not exceptional.
The first night we noticed that the bed had a strong smell of mould. The worst smell came from the blanket which we took off, but the bed itself also had the same odour. We said several times to the manager in the morning that we were unhappy with the smell but nothing happened - no change of linen, nothing else happened. At last, after lunch, the staff changed one piece of the bedding, but the rest (cushions etc) remained unchanged. Or perhaps all their bedding has the same stains in the same exact spot?
They also didn't change the towels in the bathroom (which were quite damp after our shower) until we repeatedly asked them to. And la piece de resistance: at breakfast we were given dirty tableware.
The Riad has brand new owners, the Sans Souci Collection. Sans Souci is French for "without care" and it seems that the staff at Riad Kaiss has taken this to heart - without care for the guests that is.

Many thanks for sharing your views on trip advisor. After taking over the management of Riad Kaiss we undertook an extensive refurbishment programme, working room by room, and then in the summer redoing the entire public spaces. Shortly after this review all mattresses had been replaced as had all bedlinens and towels.

We have continued to focus on training and service and take these comments to heart.

My husband and I planned a 15 days trip to Morocco. We found Riad Kaiss recommendation at the Morocco Chic travel guide. We called and booked the hotel on September 30th and sent credit card information to secure the reservation for October 15th to 17th, as requested. The reservation was confirmed by the staff of Riad Kaiss. On October 9th I sent and email to the hotel asking for driving directions to arrive at the Riad and received detailed information in response, so I was very relaxed about it. Nevertheless, when we arrived at the Riad there were some kind of akward situation, with the young lady that received us at the door coming and going inside the office and finally coming back with a flyer of the Riad Dar Les Cigones saying that we had been "gifted" with a upgrade tor that Riad. Next, we were practically expelled from Riad Kaiss and sent to Riad Dar Les Cigognes. Both Riads belong to the same group - Sans Souci Colleticion. It was really unplesant situation, since we had also checked Dar Les Cigognes while looking for a hotel in Marrakesh but we choose Riad Kaiss not the other one. No doubt it was last minute overbooking case and guess what ? No one of the Riad called or sent email in advance to explain the situation. In October 9th our reservation was confirmed and then 6 days later, no reservation at all !!!! This was really a great deception for us. And also no one explained why we had been moved to another Riad.
To be fair, the manager of both Riads apologyse to us for the misconfusion, but, in his own words: "When you buy a red shirt you want to get the red shirt and not a yellow one."

Many thanks for sharing your thoughts on Tripadvisor. Unfortunately, this booking was made before we became the management of Riad Kaiss, and was not passed on to us so when the guest turned up we were completely surprised. We offered them the only alternative we had, which was an upgrade at our other property, and were sorry that this isn't what they had wanted. We offered them a conciliatory bottle of wine and a complimentary hammam to take the edge out of their disappointment.
