We stayed here for 4 nights in October 2012 with friends and had an absolutely wonderful time. I had read all the reviews and knew what to expect when we arrived, but my husband and our two friends all looked dubious when we were lead down a small alley to the Riad. However, as soon as we walked through the doors any doubts soon disappeared. It is beautiful, very calm and tranquil. The decor is very tasteful and you can see that a lot of time and thought has been put into it. Our room was really nice and the bathroom was beautiful. Joudia and the rest of the staff were extremely helpful and nothing was too much trouble. We were asked what time we wanted breakfast and it was all freshly prepared - very tasty it was too. We had a meal there one evening (which you have to order the day before) and it was a wonderful experience - we were the only ones eating there that evening and the table was laid in the middle of the courtyard with rose petals scattered on the table cloth. It was like having your own private restaurant - what a fabulous experience.
Unfortunately, one day my husband was feeling unwell and so we stayed at the riad for the whole day (our friends went on a pre-arranged excursion). Joudia and her team couldn't have been more helpful - continuously asking how he was and if he wanted anything to eat/drink.

I would say that the only down-side is that you have to negotiate the narrow streets teeming with scooters to get to the main square, but it is only a 15 minute walk, and that is part of staying in Marrakesh. If you don't want to experience Moroccan life, then stay in an impersonal 5 star hotel, but I would recommend a stay at the Riad Faiza anytime.

Room Tip: First floor rooms seemed to be quieter than ground floor.

Excellent price/quality ratio. It is located 10/15 minutes away from the main square, away from the confusion. So, when you are tired of the chaos it is like returning home. It is very cozy and quiet. The staff is very friendly. I must point out Imad's importance. All the time I needed something, he was there to help me out, he always ready to help me in any situation, with any kind of problem or doubt.
It was an excelente choice....

Il y a un excellent rapport prix/ qualité. Il est situe 10/15 minutes de place principale, alors loin de la confusion. Quand on a assez de la confusion c'est comme retourner chez nous. C'est trés confortable et tranquile. Tout le personel est trés sympa. Je veux souligner l'importance de Imad. Il était toujours prêt a m'aider quando j'avais besoin, toujours prêt avec la solution pour sort des doutes sort des problemes......
Enfim, a été un excellent choix.

Excelente relação preço/qualidade. A 10/15 minutos da praça principal, portanto da confusão. E quando nos fartamos da confusão é como se num instantinho chegássemos a casa. Muito acolhedor e tranquilo.
O pessoal é muito simpático.
Foi uma excelente escolha.

Stayed here for 4 nights late Nov' early Dec' second time in Marrakech and this Riad failed to impress in comparison to my first stay in a different Riad.
Was Welcomed with mint tea and pasteries which were nice, had a quick tour of the riad first impressions were good.
Had to ask how to get to square, what the arrangements with Riad were concerning breakfast. Seemed like I had troubled the staff by asking general questions.
3 nights of our stay we had several powercuts in the evening - this is to be expected after an afternoon of rain but not explanation was given and they seemed not to care about guests had to ask for a candle for our room.
Bed was very uncomfortable sunk in the middle, room was surfaces wiped but when you looked closer was filthy, the rug had a damp dirty smell.
Went down to breakfast one morning to find riad was flooded by the rain and outside our room was soaked! They put a roof on after the rain had stopped.
Staff all day and night on their phones to friends, playing music and watching tv felt unable to ask for anything or welcome in the Riad.
Only plus - terrace was pleasant in the sun and breakfast was nice.
Save your money you can find a much nicer Riad, better food, comfortable stay and friendly staff elsewhere in Marrakech.

You mean have welcomed on your arrival, you have accompanied by Joudia, our housekeeper, and have had a good feeling.
You mean then, asked the staff for various questions, and you have the sense of disturbing them.
Our staff is qualified in hospitality and has significant experience in Riad, in any case, they are bothered by your requests and are fully available and to listen to the customers. Joudia confirmed us have exchanged several times with you, at your request for information to go to the Djeema el fna square, it also gave you a plan to help guide you and an umbrella because it enjoyed during your stay. (loan plans and umbrellas that we put at the disposal of our customers for their convenience).
Power cuts, in effect, Marrakech has experienced large storms, which caused power cuts in the district, our team was unfortunately not able give you more explanation of this problem independent of our will. Staff confirmed us these failures, and stated the very brief duration (-15 mn) and especially that you did not request same not candles. You may have read in our information leaflet, that we cannot be held responsible for these unwanted annoyances.
Regarding the maintenance and the rooms, the team puts the utmost care in preparing your room and is at disposal for any request. Once again, no request was made, the mattresses have only 1 year and a half, the size of the rooms is specified on the reservation site and is the average of all riads with their traditional architecture (close ~ 2 m) and when it comes to carpets, we have not in the Riad.
"The flood", a Riad is a traditional Moroccan composed of a courtyard open, it is therefore common that a storm wet soil, our team has quickly responded by putting in place of winter tarpaulin to cover the patio and avoid the inconvenience further. (We put a tarp for the comfort of the guests to avoid temperature variations and bad weather, approximately December to end of February).
The attitude of the staff, we give them our confidence and know their qualities. They are popular all the customers for their empathy, their discretion and professionalism.
Regarding your comment on the kitchen, you qualify Breakfast "very well" but that customers "can find better food elsewhere". We can provide you to reply since you have taken no meal in the Riad, as the specified invoice.
In General, we understand your dissatisfaction when appropriate. We satisfy all our customers, even if it is difficult to satisfy everyone. A dissatisfied customer is expressed in general on a single site, the day of your departure, you have expressed your satisfaction to joudia when your stay. This is the second notice that you leave in a month on 2 different sites. We have difficulty understanding the purpose of your approach.
We remain very attentive to our customers, most comments on issuing constructive criticism, questioning and the improvement of our quality of service.
We therefore regret that you have not enjoyed your stay, and also regret the lack of communication during your stay, which would allow to better meet your expectations.

A la lecture de vos critiques, nous ne comprenons pas un certain nombre de points abordés.
Vous signifiez avoir été bien accueillis lors de votre arrivée, vous avez été accompagné par Joudia, notre gouvernante, et avez eu une bonne impression.
Vous signifiez ensuite, avoir sollicité le personnel pour des questions diverses, et vous avez eu le sentiment de les déranger.
Notre personnel est qualifié en hôtellerie et jouit d'une expérience significative en Riad, en aucun cas, ils ne sont dérangés par vos demandes et sont entièrement disponibles et à l'écoute des clients. Joudia a pu nous confirmer avoir échangé à plusieurs reprises avec vous, lors de votre demande de renseignements pour vous rendre sur la place Djeema el fna, elle vous a d'ailleurs remis un plan pour vous aider à vous orienter et un parapluie car il a beaucoup plu durant votre séjour. ( prêt de plans et parapluies que nous mettons à la disposition de nos clients pour leur confort).
Concernant les coupures d'électricité, en effet, Marrakech a connu de gros orages, qui ont entraîné des coupures d'électricité dans le quartier, notre équipe n'a malheureusement pas pu vous offrir davantage d'explications quant à ce problème indépendant de notre volonté. Le personnel nous a confirmé les dites pannes, et nous ont précisé la durée très brève (- de 15 mn) et surtout que vous n'avez rien demandé même pas de bougies. Vous avez pu lire dans notre brochure d'information, que nous ne pouvons être tenus responsables de ces désagréments intempestifs.
Concernant l'entretien et les chambres, l'équipe met le plus grand soin à préparer votre chambre et est à disposition pour toute demande. Une nouvelle fois, aucune demande n' a été formulée, les matelas ont à peine 1 an et demi, la taille des chambres est précisée sur le site de réservation et correspond à la moyenne de tous les riads et de leur architecture traditionnelle ( étroite ~ 2 m ) et pour ce qui est des moquettes, nous n'en avons pas dans le Riad.
Concernant "l'inondation", un Riad est une maison traditionnelle marocaine composée d'une cour intérieure ouverte, il est donc courant qu'un orage mouille le sol, notre équipe a rapidement réagi en mettant en place la bâche d'hiver pour couvrir le patio et éviter la poursuite du désagrément. (Nous mettons une bâche pour le confort des clients pour éviter les écarts de températures et le mauvais temps, d'environ décembre à fin février).
Concernant l'attitude du personnel, nous leur accordons toute notre confiance et connaissons leurs qualités. Ils sont appréciés de l'ensemble des clients pour leur empathie, leur discrétion et leur professionnalisme.
Concernant votre commentaire sur la cuisine, vous qualifiez les petits déjeuners de "très bien" mais que les clients "peuvent trouver une cuisine meilleure ailleurs". Nous ne pouvons vous apporter de réponse puisque vous n'avez pris aucun repas au Riad, comme le précisé votre facture.
De maniere générale, Nous pouvons comprendre votre insatisfaction quand cela se justifie. Nous veillons à satisfaire tous nos clients, même si il est difficile de satisfaire tout le monde. Un client mécontent s'exprime en général sur un seul site, le jour de votre départ, vous avez exprimé votre satisfaction à Joudia quand à votre séjour. Or c'est le deuxième avis que vous laissez en un mois sur 2 sites différents. Nous avons du mal à comprendre l'objectif de votre démarche.
Nous restons bien sur très attentifs aux commentaires de nos clients, la plupart émettant des critiques constructives, permettant ainsi la remise en question et l'amélioration de notre qualité de service.
Nous regrettons donc que vous n'ayez pas apprécié votre séjour, et regrettons aussi l'absence de communication durant votre séjour, qui aurait permis de mieux répondre à vos attentes.

We stayed in three Riads on our recent trip to Morocco and this was the best. While a bit more expensive than the others, it was well worth the extra cash. Being a 10 minute walk from the main square it was nice and quiet at night which was hard to find in Morocco. Staff were friendly, breakfast was generous and very nice. Slept very well here. Good showers though there is a curtain between the en-suite and the bedroom. The rooms had heat pumps which was useful given that it was winter. Don't expect luxury like in a European 4 or 5 star hotel but as Morocco goes this is right up there.

How lucky we were to find this tresure among numerous riads in the medina.We felt at home from the moment we entered and met Joudia . Nice clean rooms with aircondition andshower with plenty of warm water. Morning coffee on the terrasse before we were served a delicious breakfast with fruitsalad, bread , jam, honey, yogurt and fresh orange juice.5-10minuteswalk to the souk. In the evening we were met by the always smiling Imad. The riad arranged with transport to/ from the airport, which we highly recommend - if you are not familiar with the Medina.It is absolutely worth it . By taxi your chancesof ending up in the middle of nowhere are likely.Million thanks to Joudia and Imad for making our stay memorable and I do not think you will forget us either....Love from 6 greatful ladies.

We stayed in this Riad for 1 week. It was amazing! The staff is really nice and helpful. The rooms are clean and comfy. There is a nice roof top where we could get a tan and chill out. The breakfast is very good and tasty. Special thanx to Mariam, Judia and Youss who are truly devoted nice and helpful! They made our stay in Marrakech unforgettable!
