We reserved three rooms at this hotel. Only one room (which was in a newer part of the hotel) was Okay. The other two rooms (which were in an older part of the hotel) were not worth the money being charged. The two rooms were not cleaned good. Our room did not look like it had been vacuumed and they didn’t vacuum it while we were there. We found a roach and two spiders in the room. Both refrigerators had broken shelves in them. Our refrigerator only worked some of the time. There were places in the room which smelt like pee. We had a towel which smelt like pee. The other room had to get a set on clean sheets because they had sheets which looked like they had pee stains on them. The floors were not cleaned good in the second room also. Room had hair on bathroom floor and seating area. To top all that off they allowed drinking in their parking lot in the back portion of the hotel. Both nights we were there people gathered in the parking lot to drink. This was not light drinking but people with bottles of JD and beer and needless to say all the trash was there in the morning. Thankfully our AC unit was so loud we could not hear very much from outside our room except for a few car alarms going off at 2 to 3 in the morning and a few loud people. That’s just the thing you want your children to see. Out of three rooms we did have one good room. I would guess the closer you get your room to the main part of the hotel the better (Broad St. Side of the hotel). The only other good thing it is close to UGA. I will never stay at this hotel again. Although we did have one good room I still would not recommend this hotel for what you pay not unless you’re a person who doesn’t mind a possible bad room/bad service.

Best location for visiting UGA. Rooms are small but nicely decorated. Our room had a queen bed, a comfortable desk and chair, a very small round table with two chairs, and an updated bathroom. Noise can be an issue. Check-in was slow, but check-out was even slower. Checking out at 7:20 on a Saturday morning should not take 20+ minutes. To be fair, I suppose I could have just dropped the keys on the desk and left -- but I needed a receipt for business purposes. Whatever happened to express check-out? I had no extra charges of any sort and the room charges remained on the same credit card that held my reservation. Reception employees don't appear to be on top of their game.

“Downtown HI a good choice in Athens”

Stayed here many times without complaint. Location can't be beat, straddling the bustling downtown and the the lovely North Campus of the university. Very important to me as I prefer not to rent a car. The location means you pay more than comparable hotels farther out, but you save overall since you don't have to rent a car. The Holiday Inn also operates a van shuttle, though they don't advertise it well. They can give you a ride at no cost (but don't be stingy - tip the driver). Just make sure to make reservations, as it can fill up. Friendly staff (mostly college students, but smart, competent ones), most of whom give good recommendations on places to go downtown.

This is actually two hotels in one, with one wing a motel, with cheaper rooms, and the other a more upscale tower. Stayed in both and think the motel is the best value.

(Note: I've never stayed here during a football or graduation weekend. As you would expect, all the hotels are packed, prices swell, and I'm sure service is not as good. If you are in town for a major event, check out what other posters say about staying on one of the busier weekends.)

“Good location, bad location”

Good points: conveniently located to UGA campus; within easy walking distance to restaurants (a few blocks); rooms were clean; in-room HSIA with CAT-5 Ethernet cable all ready to plug into your laptop; the hotel effectively communicated the current drought conditions and politely suggested ways to help them cut down on wasteful water usage during your stay

Not so good points: rooms were inconsistently appointed (ex: had adjoining room with a family member who had microwave, fridge, and digital thermostat for A/C and heating unit whereas I did not); heavy drapes do not close, they're for decoration only (sheer curtains are the only ones that cover the entire window, which lets in street light/parking lot light - very annoying when you'd like to retain heat in the room or just sleep); elevator made noise and you could hear it down the hallway whenever you turned off the air or the TV

Recommendation: ask for a room that does NOT look over the hotel parking lot nearest the corner of Broad/Lumpkin -- without the air or the TV on you can hear all the street traffic as well as have light streaming into your room, albeit moderately filtered by the sheer curtains

I was perhaps a bit generous with "above average" rating, but after my stay, I felt most of the other reviews of this hotel were undergenerous. Of course it was mid-winter, so the noise factor might have been skewed.
At the advertised $121, I think the hotel would be definitely overpriced, but I got an ~OK price on Priceline that was still far more than I wanted to spend. I have gotten much better deals at fantastic hotels in Toronto! I thought the negative reviews in general were rather unwarranted, as my room and lobby etc seemed very clean, and the staff was courteous and helpful.
Caveat: Perhaps a little too helpful. I was there for two nights with a new laptop, and while out during the day, I did not want housekeeping done, so that I could feel safer about leaving my laptop in the room. I called and requested that no housekeeping ("that's right, NONE needed"), and just to make sure, I left the "do not disturb" sign on the door. Yet when I returned many hours later, my place had been cleaned up, much to my dismay. It was rather startling.
No good way to airport if you don't have a car rented. The taxi service is notoriously bad (late or no-show) in town for the local airport, and the shuttle service to the Atlanta airport is ~$90 roundtrip.
