“Seascape Villas - great place for a family”

My family stayed in the Nautilus 1 - which was a fantastic beachfront villa with 3 bedrooms, 4 ba, full kitchen, dining room, living room and laundry room. Each bedroom has its own bathroom with open shower. Each of the lower level rooms has a private entrance, and the master suite upstairs has a balcony. The coolest feature is a 2 story jungle atrium with a palm tree! We had comfortable beds, free wi-fi and the air conditioning worked well.
The property includes bikes, kayaks and snorkel gear to use at no cost. A 15 minute paddle to a buoy in front of the property, and you're snorkeling for free! Great reef - saw coral canyons and lobster along with a few stingray and lots of fish. We loved the unique pool, and the quiet beach. There were plenty of restaurants within walking distance - so for my parents, and my husband and I, the location was perfect. If you want to be closer to lively bars and nightlife - this is not the ideal place.
Ambergris Caye – the ups and downs:
On the downside – it is a costly island. The property is 3 ½ miles from town, the easiest way to get there is by water taxi, which picks you up right at your dock. For our family of 5 to go to town was $50 roundtrip. By bicycle, riding along the beach, the ride is 45 minutes 1 way. There is a road in back of the property that is brutal with potholes. You could rent a golf cart - which were costly, but factor in that brutal road and I wouldn't recommend it. We took advantage of our kitchen, and cooked several dinners and breakfasts. However, the grocery prices were like shopping at a gas station. Heavy mark ups due to bringing supplies in from the mainland. The restaurants were expensive, though the food was great. Because of the barrier reef (no surf) – there is a lot of sea grass growing, so not great beaches for swimming. We used San Pedro water taxi to get from mainland Belize to Ambergris Caye - $15/pp; 1 hr 15 minute. My parents opted for the plane ride back – about $80/pp; 15 minute. (round trip airfare is about $135/ vs. roundtrip water taxi at $30.)
On the upside: We had great weather – even at night, never needed long sleeves! Enjoyed beautiful clear water, great diving, great snorkeling, and a very safe environment. All the locals we met were friendly and polite. All the food we had was fantastic. If you book a trip – the tour companies will pick you up right at your dock, and return you there at the end of the day. Very convenient! We did ziplining/cave tubing combo with Searious Adventures. Note: if your tour is on the mainland – prepare for 2 ½ hours of boating back and forth! Because of this, we only did one mainland tour. Loved our villa, it was perfect for our family. I would definitely stay at Seascape Villas again. The staff was helpful, knowledgeable and friendly.

Room Tip: Nautilus 1 is right on the beach!

We selected Seascape Villas primarily because each villa comes with a private outdoor hot tub. We were assured before our visit that the hot tub was functional. We use jacuzzis at every opportunity and they are scarce in Ambergris Caye so we were delighted to find this property. Seascape Villas has a two bedroom unit, Dragonfly, and the more expensive three bedroom unit, Nautilus. Dragonfly has excellent ocean views and Nautilus is absolute beachfront. Both units are incredibly modern, well-appointed, huge and luxurious. We stayed in Dragonfly for 10 days. Management and staff were friendly, helpful, attentive yet unobtrusive. Wifi was rapid and reliable. The myriad of kitchen appliances were modern and functional. Free kayaks were provided. We were the only people staying here so had the huge and beautiful pool and grounds to ourselves. We like privacy and this place delivers. There was only one disappointment and that was the hot tub. We have a hot tub at home so have a lot of experience operating them. This was a hot tub like no other. Some days it worked for only a few minutes then shut off. Some days it did not work at all. We informed management of this on our first day as well on at least two subsequent occasions. The response we received was that the hot tub had worked previously but a recent storm had damaged it. Apparently a replacement part was on order from a US-based supplier but it did not arrive during our 10 day stay. We did not ask for compensation for the dysfunctional hot tub nor was compensation offered. Were it not for this issue, we would have happily ranked this five out of five.
