We stayed here for a weekend early Aug 2012. Fabulous location on a charming street just a couple of blocks from all of the hubbub Aspen has to offer. And, the Aspen Music Festival is not that much of a walk. Although the breakfast was very good, I wouldn't consider it to be the best I've ever had from a top-end B&B. Beautiful and intimate patio bar with quite a collection of interesting guests (human and canine!). Staff were friendly and helpful, especially Russell. Our room (#3) was comfortable and spotlessly clean, although quite dark--it definitely needed another bright lamp or two. I would have loved to have had a room with a patio for those times when I didn't want to join the party at the patio bar. The noise from traffic and passersby lasted long into the night, but closed windows and a window-unit AC helped somewhat. All in all, a very good value for Aspen and I would definitely stay here again (and I'm real picky about hotel rooms!).
