I stopped going to bed and breakfasts when I started to value my privacy and some modern amenities more than "charm". Well, at the Carriage House on Capitol Hill you get both! Once you are in your room, it is entirely private and the baths are nicely updated for lodging with this sense of history and yes, "charm". This is not one of those stuffy b & b's that will remind you of some dainty granny's spindly antiques. Instead it is done in a hip/bold/smart way that still honors the cosmopolitan history of this part of the world. There is a friendly dog and a lovely cat, and something interesting to see at every turn. If the owners are away at work you are likely to have some independence (I like that) or else meet one of the interesting-and-lovely people that help run the house (I like them, too). I prefer getting my own light breakfast in the morning and not feeling like I have to appear at a sit-down event with strangers, so the DIY breakfast is right up my alley. But, there is a friendly atmosphere and if you want conversation you will find it. It feels as if you live in this hip and imaginative house on Capitol Hill. Hooray.

We spent 2 days in DC and struggled to find cheap accommodation near the centre of town. We were pleasantly surprised to find a room so close to Capitol Hill and so affordable as well. Not only that, the place was beautifully decorated by the owner; each room had its own individual charm. The beds are very comfortable as well. The location is perfect and felt very safe. This has to be the best place we stayed during our 2 week holiday to the East Coast, and was one of the least expensive as well!

My wife and I stay at a lot of B& Bs and we thought this place was great. Nicely appointed, great staff, owners are very accommodating. We showed up way early and they let us drop our stuff so we could go siteseeing beforre checkin. Within walking distance of the Capital area, and there's a bikeshare kiosk nearby, as well as a Metro stop. Spent the afternoons reading on the balcony after walking around all day. Room was comfortable, place is beautiful. We like the make-your-own breakfast, it works out perfect for us. We're already planning to go back next year, if not sooner!

Room Tip: Ask for the rooms with the balcony out back overlooking the garden.

Were told someone would be at the house between 2 and 4 but we tried calling from 1:30 to 3:00 and got voice message. Finally at 3 someone showed up.

Nice room, old pillows. Very modest breakfast. Good location. Able park right in front of the place.

We thoroughly enjoyed our stay at the Carriage House. The room was a good size with a modern bathroom and it had a large balcony accessible from the room. The property was playfully decorated with collections of objets d'art from around the world. Breakfast was self-serve in the large sunny kitchen with a good selection of cereals, yogourt, fruit and basic pastries. And, yes, there is a dog and a cat there to greet you. This is not a B & B where you hang out chatting with the hosts. They were there to meet us and show us our room and they got us a parking pass so that we could park on the street. After that, we were on our own, which was fine for us. We had a very comfortable sleep and the neighbourhood is great -- easy walking to the museums and Eastern Market. There is a highway and a railway close to the house, but once we were in our room, we barely heard either. This would definitely stay on our list for future visits.

We booked a reservation through BreadandBreakfastdc.com. and received confirmation. We indicated arrival time between 3:00 pm and 5:00 pm. We called around 3:00 and got voice mail. We went to the house and it was locked up tight -- no one there. Called the number again several times and went to voice mail. We went by the house again around 5:00 pm. It was locked up tight. We received no response from our telephone messages. We had to make alternative arrangements. BedandBreakfast.com has committed to a full refund.
Not an acceptable way to run a B& B. My advice is confirm early and often.

The Coach House apartment is run by a generous and hospitable couple. It is in a GREAT neighborhood within walking distance of wonderful restaurants and the museums on the Mall. Great area for biking as well. The apartment is cozy, quiet, clean, comfortable--you'll really
feel at home. I couldn't imagine staying anywhere else!
