When you walk into your room and can see a seal sleeping across the road, you know you're in the right place. Clean, comfortable and had all of the necessities including a good little kitchen. Fantastic sea view. A little out from the town, will need to drive. All in all it was a great place.

Perhaps unfair to base a view on one night stay, and I see hat other reviewers are generally more impressed, but this hotel didn't really grab us and we are not sure why.
It's well located at the edge of town, has a lovely view across the bay and is five minutes walk from the best restaurant we found in NZ - The Green Dolphin.
Maybe it was the overzealous application of cost control - no tissues in the unit, really miserly free WiFi allowance, or maybe the fact that according to my wife the rooms were very "male orientated" - wooden walls and no pictures. While we were perfectly comfortable we'd probably look for an alternative next time.

Arrived in Kaikoura towards the end of our month's stay in New Zealand and were so glad we had booked a room at the Panorama Motel. Overlooking the sea, this wooden, chalet-like room with glass doors to small patio with table and chairs was most relaxing. The bathroom and kitchen area were both small, as was the room but the position and the friendliness and helpfulness of the staff more than made up for that. The motel is away from the noise and bustle of the town, located within walking distance of shops in one direction and the seal colony and headland walk in the other. Great restaurants, especially the Green Dolphin, within easy distance of the hotel and only a short drive to the airfield where we took a flight to go whale watching. If I'm ever lucky enough to return to New Zealand I shall make sure I have a few days here.

Stay on 24 Feb 2013 night. Room was clean, comfortable, though toilet was a bit small, but it is OK. Has all the basic facilities and fantastic seaview. Real good value. Checking in and out was fast and accurate.

Comfortable and well equipped motel with stunning views across the bay.spacious room and bathroom and sofa facing the sea, will certainly return. Just out of centre of town about 15 minute pleasant walk along the beach

We had an upstairs room and the views were great ... unfortunately, the bed-settee was not very comfortable for sitting, so that detracted somewhat.

The unit itself was fine but the subdivisions created a small toilet, a small wash/shower room, a kitchen area, a reasonable sized bedroom and a small lounge area. The shower was very small with a curtain closure ... the shower head was set quite low at about 5 feet which, with the small cubicle, made it difficult for a person over 6 feet to wash above mid-chest height.

The furnishings were fairly comprehensive but were in need of a good refresh. Apart from this the unit was very clean and well-maintained. We found the bed too soft for us, but that would be a personal preference and would suit some.

We found the unit quite echoey and could hear a lot of noise from the people below us. Also the building itself seemed to make some expansion/contraction noises ... it seems to be of solid pine timber construction.

The wifi is not free but the owners do provide a $2 NZD voucher for initial email ... 100mb of data is $10 if you need to do a lot ... I also found that the wifi link kept dropping out. The TV channels are very limited.

We've stayed here several times before and were looking forward to a weekend away. You can't beat this first class location - with a view from every room right up the coast. Lying in bed at night you can hear the waves coming in on the beach.

My husband and I had an upstairs room this time (pleased about that because on a previous visit we were downstairs and woken up by people walking around above us). This time we had people below us - including one person with a VERY LOUD VOICE. This group of tourists got up very early on the Saturday morning - first sounds were of them doing their dishes - even before it got light. They had a leisurely start to the day, so we were kept awake for a further hour or two by one person's very loud and persistent voice. Sunday morning the group was up early again, conversing loudly, slamming doors and then finally loading up their van and heading off. I'm back home for some decent sleep tonight :-(

I really think their are some noise insulation issues with these Lockwood style units.

Having said that... I will probably be back. An absolutely unbeatable location.

The units are well appointed and equipped. Well priced too.
